Oceanfront Penthouse, As Close As You Can Stay To Ocean, Stunning Views, A/C!

This place is magical. Every day we saw new sea life from the balcony - manta rays, sea turtle, tons of Yellow Tang, Triggerfish, Needlefish, Moorish Idols, Pufferfish, and more. The location is fantastic, close to downtown Kona and multiple markets within walking distance or a short drive. The condo itself is fantastic. Beds and furniture was all comfortable, which is always one of my biggest worries. All the amenities you need are there and in great condition. Communication was great and expectations were clear. We can’t wait to visit again!

This condo was amazing. It’s so close to the water that you can see colorful fish swimming in the ocean below. We enjoyed watching the many surfers right outside our balcony everyday. Accommodations were great. Beds were comfy, showers great, and it was nice to have beach chairs, boogie boards, beach towels and coolers available to use. When shopping, you have to bring your own bags and there were plenty available to use in the condo. We have nothing but positive things to say about this place!

Absolutely perfect! Beautiful place. We really enjoyed our stay. Great location and had everything we needed. Loved being able to watch the surfers and the fish from the very comfortable sofas or the balcony. Pool and hot tub were great as well. Would highly recommend!

Check in was easy with clear instructions. Location of property was incredible - as close to the shoreline as you can get. Would definitely stay here again on next trip to Big Island.

We absolutely enjoyed our stay. We took in the whole island, and the location was perfect. It was very relaxing sotting on the couch or lanai watching the surfers after being out all day. We didn’t use any cookware, so I can’t speak to that, but the cups, plates and silverware were all plentiful which we appreciated. We would 100% stay here again.

Absolutely wonderful! We had everything we needed, and enjoyed watching the surfers from the Lanai with our coffee in the morning. There were also some days where the water was so clear we could use our binoculars to see fish.Highly recommended!

The views are all they’re made out to be and more! Spacious, comfy, smartly equipped and so convenient. We loved the lanai, the thoughtful room partition, and the kitchen with spices and seasonings on hand (as well as coffee—bless you for that). We walked to nearby beaches, food trucks, and markets. Downtown Kailua Kona was a short drive away. Location was wonderful!PRO TIP: Don’t use Google Maps. We learned the hard way that it is not the most trustworthy map service for locating the property, as well as other attractions on Kona side. Lesson learned!Will most certainly have to book this gem again!

Beautiful ocean views with surfers and fish right out front! The pool & hot tub were great and so clean. The grounds and condo were immaculate. Close to Kona with lots of great restaurants and shopping. Location is perfect for any activities you want to do. We will be back!

Really good location to restaurants, shops & markets. We luv’d being so close to the water. Grills were nice also. The unit itself was real nice. Kitchen was nicely appointed. We had some internet/TV issues. The owners were on top of everything and very pleasant during this issue. We’d stay again.

Everything about this condo is lovely. Super well-provisioned, literally over the ocean. Fabulous views. Outside balcony is limited in size but met our needs, we spent hours on those high chairs watching the surfers, the whales, the sunsets. Owner provided lovely binoculars for use too. The roar of the ocean at night is loud at first, then you get used to it. Inside furniture was comfy, beds were excellent. We only used a/c one afternoon upon arrival, their split units are modern and effective, the rest of the time we were fine opening front screen door and back windows and sliders for comfortable days and sleeping. Our guest in the rear bedroom did use her a/c at night as she chose to close her window to reduce road noise but that was a personal choice. My boyfriend swam every morning in the pool and we noticed many guests enjoyed sunsets from there too. Building is quiet in a good way. We would rent here again in a heartbeat. We had one question and the owner was immediately responsive and helpful. Would give more stars if we could. Thanks again!!

The property location and comfort was top notch!The owners were most accommodating and answered quickly! I loved watching the surfers from the Comfort of the living room! Kitchen was most convenient and beds were comfortable! So close to the water and not a high rise!

Beautiful condo. Secure building. Amazing views. Close to restaurants, beaches, shopping. Couldn't have had a better place to stay in Kailua Kona. Will definitely be back!

This condo is exactly as described. Fabulous views. Large and comfortable 2 bedrooms. Very functional kitchen with everything you’d need for cooking and laundry/cleaning. And everything imaginable provided for beach. Building even when filled is quiet inside the unit. It’s also a quite good location with Kailua town about 2 miles in one direction and the local state park and other beaches nearby in the other direction. Kim promptly responds to any questions. All around, an excellent property choice.

We absolutely loved this condo! The spectacular views did not disappoint! The unit had everything we needed for an amazing stay in Kailua-Kona. Coolers, beach chairs, beach towels, and so many other items made our stay great. Beds were very comfortable. The pool is right on the ocean and offered a calm and relaxing atmosphere. Unit was clean, and in a great location. We will definitely be looking forward to a future stay!

Super clean unit with amazing views! Everything works like it should . Quite complex, very peaceful. They have beach equipment that is actually in good shape.(chairs umbrella ,boggie boards. Location couldn’t be better. You can walk to something’s. Everything else is a short drive. Ps- the beds were actually comfortable. My wife got mad at me because I always wanted to take an afternoon nap after the beach. Spend the money! It’s worth it!

We thoroughly enjoyed our stay at this condo. The highlight, of course, were the ocean views, the fantastic sunsets, and the surfers riding the waves.The condo was spacious, the beds and furniture were comfortable, and the bathrooms/showers were well appointed. the kitchen had everything we needed and we appreciated the spices, tea, coffee, and other kitchen necessities that were needed.The condo even provided beach chairs, snorkeling gear, and boogie boards.Decorating tip: when it's time to paint, choose an off white rather than the sand brown to give the room a brighter feel. Also, I'd choose couches with a brighter tropical look rather than the cord brown.Bottom line: I felt I received value for my money and I believe the owners understood the adage Be Your Guest.

We have stayed at the Banyans (in another unit) multiple times - we love the area so much! For our anniversary we upgraded to Kims' unit on the 4th floor, we will never go back to any other unit! Lovely and peaceful from the colors used to decorate, furniture that is in great shape, great linens and a very well equipped kitchen. We were so happy to have appliances that were maintained & kept up! The view the view the view!! Since forever, my favorite memory of the Islands is becoming peaceful when I recall a beautiful blue Hawaiian waves curling over with the fish floating in the wave as it curls over. The very first moment I walked onto Kim's lanai - there they were - floating effortlessly in the curls below! The big bonus? Looking down was like looking into an aquarium! I could see the yellow tang, the rainbow fish, the angel fish, the black ones (don't know the name) that have the blue ring around their tails.....it was just beautiful. When our guests arrived a few days later - they were STUNNED at the beauty off the lanai and we spent hours watching boats, surfers and waves & sunsets while we told stories and laughed and ate our meals. We were able to see the volcano erupting, go on a trip all the way North, over to Hilo, South Beach, black sand beach, hiked into Mahai'ula beach....lovely!! The final morning I got in for my final snorkel in Kahalu Beach and as I floated out - a monk seal and I surprised each other! A perfect visit! Mahlo!

This place was amazing. The best view of the ocean from the lani. The condo was perfect. It was complete with extras like beach towels, chairs and umbrellas. The two bedroom was the right size for our family. The kitchen was supplied with everything we needed. The owners thought of the little things that made the stay perfect. We already looked Into booking for next year at spring break but it was already booked:(. We will be back.

Banyon Tree 402 is one of, if not THE best place we've stayed, certainly on the big Island, if not ALL Hawaii. The condo is personal and private. All the little things you wonder about ARE there and to be enjoyed! Bring your ahhhhhhh, and enjoy the fabulous views, great location!

Absolutely quiet and serene except for the noise you want to hear - the sound of surf.

This was our third time at this unit and it’s always beautiful and the view is awesome! From the surfers to the whales and the giant waves we had on our last day, it can’t be beat!

The accommodations were clean and well supplied. Fitted sheets would make the bed more comfortable. Views were fantastic.

A truly lovely condo. The attention to detail is unbelievable. And then there’s the view. We’ve stayed at a lot of condos up and down Ali'i Drive. This one is at the top of my list. Loved watching the surfers in the morning and the sunsets at night. Very comfortable and appreciate the easy communication. Location is also perfect. Already looking forward to my next stay!.

Great accomodations, clean, comfortable. Outstanding water front views. Directly in front is a favorate surfing spot, so fun to sit on balcony and watch the surfing. Very responsive host.

Reality met pictures. When chatting on phone with son, asked if we were on a cruise, due to closeness of water. Quiet location, not really close to any shopping or restaurants, but walking distance to several beaches. Would stay here again.
