-This rental is located in a residential neighborhood. Loud parties and disruptive behavior are not tolerated. This neighborhood is monitored by a 24/7 call service.
- Quiet hours are 9 pm - 8 am.
- Two (4) cars maximum allowed. Renters are required to properly display a host-provided parking permit on the driver’s side dashboard of their vehicle. Failure to display the parking permit may result in a citation and fine of $500 to the owner of the vehicle. >-Fireworks, wood fire pits, and charcoal BBQs are strictly prohibited.
- During inclement winter weather either 4WD and snow tires, or 2WD and chains are required to access this Unit. All guests must move all vehicles within 24 hours of a snowstorm.
- We do not allow pets, but HOA rules require all dogs must be on a leash at all times and owners must pick up feces immediately and dispose of them in an appropriate trash container or dumpster.
*Min age to rent any property is 25. If you, the credit card holder- person signing the contract- and person responsible for the reservation, rents this house and are not 25, we will cancel the booking and you will not get a refund, no exceptions, you MUST be 25 or older.
*Per county rules: Weddings are NOT allowed of any kind or size, on the property or at the house. You will be shut down immediately and will lose the security deposit and will be subject to more fines.
*You are only allowed 6 people at any time at the house. This includes any dinners or gatherings you may have.
*Please help us to keep our home a vacation rental. NOISE ORDINANCE 9pm to 8am DAILY and is very strict in this neighborhood.
* Fireworks, wood fire pits, and charcoal BBQ's are illegal in the Lake Tahoe Basin.
**Parking: 4 cars allowed at house at any time. There is no street parking per county and fire safety rules. Pursuant to DCC 20.622.040 (D) (6) Failure to park in the designated parking spaces and/or display the parking permit may result in a citation and fine of $500 to the responsible party or person of the vehicle. You must display the parking pass in both vehicles during your stay. They are in the rental house.
*Please be prepared for winter driving conditions as we are above 7k feet in elevation, and we do get snow.


This 3 bedroom, 2 bath townhome is the perfect place for you to spend your next vacation. It is conveniently located in the Tahoe Summit Village, three minutes down the street from world-class skiing at Heavenly’s Boulder Lodge. It is also a short drive away from Stateline shopping and nightlife.

This home is comprised of three levels. The first floor at street level is a two-car, private garage. You enter the home on the second level, where you will find the secluded master bedroom, bedroom 1. This huge master bedroom with full bath boasts a king bed, an electric fireplace, as well as a private balcony.

The third floor is a spacious, vaulted ceiling living area including the perfectly-sized kitchen, dining area, and living room. Here, you can enjoy the gas fireplace and big screen tv with sound bar. Perfect for a cozy evening together, or a basecamp for planning the day’s adventures. On this floor you will also find bedroom 2 with a queen bed and bedroom 3 with a queen bed. This floor has a full bathroom.

    Very nice property with a convenient location close to Stateline, casinos, and lake activities. The condo was clean and well appointed. There is no AC, as described. Keep in. ind, it's a 2-story, so if you're there in the late afternoon, it can get warm. But there are fans, so it isn't too bad. Check-in was simple, but there was no garage access as indicated in the description. Property management was contacted and we were told a person would come the following day to fix the door. We tried using it again the next afternoon but it wouldn't work. I sent a follow up email but didn't hear back. It would probably help the place look nicer if the screen door was completely rescreened rather that the patches of screens we saw. Also the front door lock has some sketchy looking black tape on it. Simple fixes like that would make the place seem more updated. There was plenty of room for the 3 of us, and the unit can probably accommodate 6 people without a problem. We were out and about most days, with evenings inside at home. Overall it was a very enjoyable place to stay with convenient access to many of Tahoe's wonderful outdoor adventures.

    Overall, everything about the cabin was fine. However, the extra bedding was not clean, there was no ice or ice trays in the freezer. And the description of where to drop off our trash was incorrect (named the wrong street) so we had the find a friendly neighbor to help us.

    Rating Details: The property manager was very helpful. The vacation rental was very clean. I was more than happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: Well appointed accommodations. Couldn't definitely use new frying pans. There are about 9 in the house and all of them are warped or have the coating scratched off. Makes it hard to cook an egg or pancake. The rest of the house was nice.

    Great location, minutes from downtown. House was extremely clean, spacious and very peaceful, located in the woods. Host was very responsive, would definitely recommend this place. Only feedback would be to have better instructions for the trash as it was very confusing to find it

    The location to Heavenly Ski Resort was awesome. Property itself for the price left some things to be desired. While it was very clean, cozy, and plenty of room for three adults, there were some things missing. The upstairs fireplace didn't work, there were no batteries in the TV remote, the downstairs sliding door did not lock, and there was no laundry detergent even though they advertised the washer and dryer. It would have also been nice to have a couple items on hand (soap, olive oil, etc) that we had to buy ourselves. Overall, a 7/10.

    The overall experience is okay the location is 15 minutes driving to the California lodge in heavenly! But there are couple places needs to improve: 1)lack of shampoo 2)cookwares need to replaced as all nonstick pans are scratched and cannot be used. 3) WiFi is not stable and slow, might need to reboot the router. I might not come back to stay!

    Upon arrival, we had issues locating/trying to open garage. Once the key was located, it was inoperable & had no batteries. It was a couple hours before we gained access; trying to unlock garage using pin pad & finding the opener-to locating batteries. Shower curtains were dirty, had brown rust or mold all over. Cabinets need cleaning. There were pots/pans on the counter tops (one pot which had some brown dirt or rust all in it)We all, including our 2 small infants, have bug bites from our arms to legs. I’m not sure if it’s the beds, or some other place in the home but I’ve never experienced this at a rental. It was also advertised as having a grill in photos & listing; when I contacted the property manager I was told there is no grill. This was extremely unfortunate as we prepared to cook food & already bought, on the grill we thought was there. This response was also not received until 16 hours later. When we first booked the home, there were photos of a hot tub, when we arrived, it was only accessible for the other side of the rental unit. The home wasn’t red, which caused a little confusion trying to locate it; I think upgrades may have been made to the outside. Unitcould use a deep cleaning, especially since they charge over $200 for cleaning & renters have to fully clean the home, put linens in rooms, and throw all garbage. We also can’t wear shoes inside, carpets were dirty & our feet were brown from walking around house. We appreciate allowing us to use this property.

    During summer stay, house is in a pretty good location. Easy access to anything Nevada side of South lake. In winter, I'm sure the location is even better. But it's right by a very busy road. The busy road is more of a problem in summer because you'll want to open doors and windows with how hot it gets. Various things were not that clean. Bugs in cupboards, crumbs and food bits on the carpet, dirty shower curtains. Also appeared to be pet hair in the living room. Some broken things: laundry room doorknob & one of the garage doors. The listing is mostly accurate except for out of date pictures and not mentioning it's one unit of a duplex. So the grill it mentions in the listing didn't exist in our unit (saw it on porch of other unit). — note, the bathrooms had almost no shower supplies, so plan on bringing your own. The trash bin location that is mentioned in the house is *not* accurate, leading us to walk around the block with trash bags. Neighbors at least redirected us to the correct location (on a different street than was told to us). However, communication with property manager was quick and easy for a couple things that came up (fireplace issues, asking about garage door opener).

    Booked this for a long weekend trip to Tahoe for our family. It was a nice condo with the basics. It was relaxing to be outside of town a bit to enjoy the quiet. There are two flights of narrow steep stairs to get to the main floor (3rd level) which were difficult to maneuver while carrying an infant carseat. Overall a nice rental though!

    It had all we needed. It was kept clean and nice. 3 bedrooms, each with a queen or king bed. 1 bathroom upstairs, with two bedrooms, the kitchen and the living room. There was a main bedroom with its own bathroom on the lower level. I guess the only thing I didn’t expect was the number of stairs to climb to the front door and then to the upper floor where everything is. That creates a nice view off the deck, but a lot of stairs. Overall a pretty nice place to stay close to trails and the little market.
