Before you leave please make sure the dishes are either clean or being cleaned (in the dishwasher).
Please remove the sheets from the beds that you used before leaving & start them in the washing machine. Please try to keep up with washing the beach & bath towels so that we are able to accommodate the guests checking in after you leave.
We require you to take out your garbage upon checking-out. The dumpster and recycle station is at the far, back end of Amelia Landings.

It will be spotless, the beds comfortable, the linens luxurious, numerous DVDs & books, fast, free & secure internet along with tons more. This condo is OWNER-MANAGED AND MAINTAINED. You will not hassle with a third-party rental management company; we are owners who care for our guests and the property. We live right here on the island and will personally make sure everything is ready for your arrival. If there is anything amiss we will take care of it quickly. There will be enough dishwasher and laundry soap, paper towels, toilet paper, basic kitchen supplies, and coffee & tea to get you started for your 1st day or 2. Before strolling to the beach you can load up the beach dolly with towels, umbrella, chairs, cooler and picnic supplies. It would be a bit much to list everything so please ask if you have any questions.

The rich history and natural beauty of Amelia Island begs of you to indulge in the creation of memories that will last a lifetime. This is why we manifested this get-away. The miles of pristine beaches, spectacular parks, clear, calm Atlantic waters and quaint charm has lured generations of travelers to Amelia Island. Our family is no exception.

Amelia Landings is a short 7-minute stroll down a private path (owned & maintained by the City of Fernandina Beach) to 1st Ave and a public access to the wonderful sandy island beaches. Although we set the villa up as a retreat for our family and friends to escape to, many families with youngsters, groups of golfers and friends getting away for a long weekend have found it to be perfect as well.

Our villa is a bit over 800 square feet with an open floor plan connecting the kitchen, dining and living areas. (Check out the floor plan in the pictures.) It is on the second floor of a three-story (approx 18 stairs) building closest to the pool, tennis courts and picnic/grill area. Unfortunately, there is not an elevator in the building, (it is NOT handicapped accessible). Amelia Landings is a pet-free community so no pets are allowed on the property. premises. We have a strict No Smoking policy (severe allergies…). There is ample parking.

We replaced even the stuff you don't see like the HVAC system and hot water heater. You won’t run out of hot water, be hot in the summer or cold in the winter. As for the stuff you do see only the drywall, molding and doors were not replaced. Yup, that means soft floating wood floors, ample area rugs, tiled master bath and walk-in shower with bench seat, the vanities, toilets & fixtures, the lighting throughout with ceiling fans in the living room, bedrooms and screened in balcony. The kitchen has spectacular all solid wood shaker style cabinets and all new high-end appliances even a super quiet Bosch stainless steel dishwasher. The kitchen is fully stocked including everything you would expect like a coffee maker (with coffee and filters), blender, basic cooking spices & supplies.

There are Blu-ray disc players (living room & master bedroom). The high-speed internet is upgraded to provide Xfinity performance class connectivity both wired and via secure wireless. We have a great collection of books, DVD’s, and CD's. The full digital cable package includes the sports and entertainment package along with every channel except the premium ones like HBO, Cinemax, Stars...

Amelia Island is consistently rated in the top 10 island vacation destinations and was the US Travelers Choice 2013 Winner (#9), “Amelia Island loves a (family-friendly) party! The small Sea Island is particularly well known for two annual festivals: the Amelia Island Concours d’Elegance and the Isle of Eight Flags Shrimp Festival. But there’s plenty to do year-round. Hit the beach for some water sports, explore the island on horseback, take in a show at a community theater or just wander around the charming historic district. The Amelia Island Museum of History offers educational walking tours, including a spooky Ghost Tour that will give you delicious chills.” The Family Vacation Critic (#8), “Nestled off the coast of northeastern Florida, just over the border from Georgia, [Amelia Island] is the last of the southern barrier islands that are made up of pristine, dune-filled beaches. Four major state parks and a national park are within reach of this quiet, preserved stretch of land where hiking, biking, horseback riding and camping helps your family escape our technology-filled world. There's history here, as well, with Fort Clinch reminding of Florida's place in the Civil and Spanish-American Wars. Moss-draped, centuries-old oaks pave the way into Fernandina Beach, a historic town filled with boutiques and homes. Amelia Island has a mild climate throughout most of the year, growing hot and humid in the summer months, which makes ideal weather for canoeing, kayaking, and sailing.”

The condo was very clean and well kept. The owners communicated with me right away and offered to provide any assistance or information I wanted. It was very close to the pool and the ocean and there are lots of cute shops and nice restaurants nearby.

This was our second visit to this Amelia Landings unit, and we only wish we could come back next year. The unit is just as described. The screened in balcony (many balconies here are not screened) is a wonderful place for reading, especially in inclement weather, or a glass of wine before dinner. It is just around the corner from the pool, and only a 5 or 10 minute walk to the beach. The kitchen is reasonably well equipped, and we enjoyed re-heating the great foods we purchased at the weekly farmers' market in Fernandina Beach. This is just what we needed for a break from late winter in New England.

Also in perfect proximity to everything. Walking distance to beach, short drive to historic district. Perfect little hideaway spot for a relaxing vacation. I would give 10 stars if I could!

We had a wonderful stay at Gretchen's condo. She provides everything you could need, including all kinds of kitchen essentials, and beach provisions., It is positioned wonderfully for seeing all that Fernandina Beach has to offer and the condo itself is in great shape. We hope to be able to come again.

This unit is in a great location near the beach and other spots of interest. It was very clean and well equipped with all of the comforts of home. Owner was in contact and concerned with our needs. I would highly recommend while staying in Fernandina Beach!

My husband, adult son and I stayed in this unit for six nights in mid-December. It was very comfortable, had everything we needed and more. There is everything you need for a trip to the beach; beach towels, pool noodles, beach chairs, pool floats. You don't need to bring any of that with you. The screened back porch is lovely for eating outside, with a table and chairs, and we put the leaf into the dining room table which makes room for six (or a 1500 piece jigsaw puzzle). The kitchen is updated and outfitted nicely. We did several loads of laundry in the surprisingly large washing machine (stacked with a dryer on top). The master bedroom bed is very comfy (on the soft side). The guest bedroom bed is harder but still comfortable. The two bathrooms offer the choice of a roomy stall shower (master) of a tub shower with removable shower wand (for washing little ones, guest room). The desk in the living room is great for setting up a laptop, and there are lots of brochures for places to eat and things to do on display. There are tons of books (my husband said he'd read most of them, so, right up our alley) and movies, games and puzzles (see dining room table comment). The condo was spotless when we arrived and there were lots of towels, hangers and blankets. Gretchen was available and responsive to anything we needed. I'd definitely come back. In fact, I stayed an extra day!

This is the second time we stayed at this Condo. It's very convenient to the beach. Some of the furniture was updated since the last time we stayed. The screened porch had new furniture and is really nice. I did not recommend any activities but the owners have a nice collection of brochures and leaflets with restaurants or activities on the island or close to the island

If your goal is to get a little more space for your money in a location that is near the beach but not on it then you will enjoy this location. We started each day with coffee on the large screened in porch that was shaded all day and very comfortable. Many Condo's have a minimal porch area but the screened in porch area at this unit is huge and because it is shaded by large tree's it adds a very enjoyable space to the unit. The walk to the beach was as advertised, very easy down a private path through the woods. Scott provides beach chairs, umbrella's, Augers to seat the umbrella and several floats and beach toys, and a cart for taking them all to the beach. We utilized the bikes that Scott offers a couple of times although it was a little hot this week for long bike excursions. Also squeezed in one game of tennis using the racquets provides which were quite sufficient for our amateur skills. The Wifi and TV service was quite good and the unit has a large library of books available for your reading enjoyment. The kitchen is well equipped to cook if you choose, although we only cooked breakfast a couple of days during our visit. We found that Scott was very quick to respond to our communications and the unit was as advertised. If we return to the Amelia area we would certainly rent this unit again.
