This is a family owned boutique property for the past 24 years. We have a lot of repeat customers and large families that visit each year from NY, NJ, CT and MA primarily. We host family reunions and schedule two weddings per year.
We are on the Hudson River where it merges with Lake Sacandaga. The name of this bay is known as Tiosaronda Bay which means the merging of two waters as named by the Iroquois Indians. Our Chief Tiosaronda can be found carved into a big pine tree overlooking the property and protecting the children.
If you have pets, you are welcome to bring them. Just let us know as we have a $30 per night charge per animal.
Fishing is popular in the mouth bass, such a great eating fish is so pure here in our waters with no pollution coming into the water rivulets.
This property was owned 70 years ago by the Catholic Church and this building was used as the Church. When it was renovated by me I discovered the mahogany beams in the rafters and saved a few for historical purposes.
We are located half way between Lake George and Saratoga. Lake George has a lot of amusements, boat rides, wax museums, memento shops and many hotels and motels. The Lake is beautiful, clean and know as the Queen of the American Lakes. You will love to discover her beauty.
And 15 minutes south of us is Saratoga Springs famous for having the first horse race track in the country. Racing season is five weeks long and begins at the end of July. The fine dining and shops along broadway will treat you to a nice evening on the town.
So, we would love to have you visit us. We will host your stay, help you find the kinds of fun you want and steer you in the right direction. Welcome!

Definitively a go!
This property was perfect for my husband and I, my 2 dogs, and my niece snd her boyfriend. Staff was friendly and attentive.
Had a great time. There’s lots to do even on days when the weather isn’t so great. The kids enjoyed playing basketball and walking around the grounds. It was a chilly weekend when we were there. Our basset hound enjoyed sitting outside on our beach house spot by the fire pit. A/C and the heat worked well when needed. Beds were comfortable. My 12 year old loved the loft area. Can’t wait to go back when the weather is better and do more of the activities they offer there.
Would like to rent again directly from elms.
We stayed at the Beach House and it was very nice. AC was on when we walked in and all we had to do was unpack and go start vacation. The kayaks were great and the pontoon rental was a fantastic afternoon for all. Highly recommend this location.
On the plus side, our unit had excellent mattresses. I also think it's a good place for people with young children. There is a nice playground and outdoor ping pong and the swimming area seems designed for kids. It also has outdoor seating for each of the units, which is very nice. However, I traveled with my adult sons. We had a difficult time staying online. We found the swimming area to be less than desirable. I was particularly aggravated that we were charged a cleaning fee and the unit we got was not very clean. (The linens and towels were fine. But there were crumbs on the kitchen table and the floors were dirty). By the time we paid all the fees associated with a VRBO rental, we were paying a lot of money for our unit. To that end, I was expecting more quality and I am disappointed with what we received.
The location of the property was great. Except for that the cottages were terrible. Just one really shabby bathroom. The stairs going to upstairs was so risky. One of our kids fell down. It's very steep and narrow. Extremely small size. Don't believe the pictures. They are very deceptive. Towels were super dirty, kitchen extremely small. Overall, I will not recommend anyone this place. It will be a very bad experience.
We had a great time. Sunset on the water with a campfire burning. Mountains in the background. Nothing better. Locals all have loud trucks but not much you can do about that. The place was great.
Although the accommodations were quite rustic, the grounds and scenery were beautiful. On the Hudson River (not Lake Luzerne), kayaking everyday was perfect with the mountains as the back drop. We enjoyed our own BBQ and pit fire in the evenings. The staff was wonderful as well.
Nice place,would definitely stay again..
