▶ Winter Reservations (Elevation 4,300')
Snow and icy conditions may occur during your stay. We recommend 4WD/AWD, and snow tires. Our long driveway is plowed, but can still be icy—please use caution. Since snowfall is typical in this area during the winter months, we do not offer refunds for weather-related issues or flight cancellations. We highly recommend purchasing travel insurance to protect your trip.

▶ Safety
Supervise children and pets at all times. This is a very large property. There is a creek on the property without a fence or barrier. We also have a large bird bath and water tank for wildlife without fence or barrier.

▶ Wildlife & Insects (Rural Area)
This is a rural, mountain area and a native habitat for many animals and insects. These include deer, quail, wild turkeys, coyotes, bobcats, mice, snakes, spiders, wasps, flies, ants, bats, etc. Do not approach wildlife - even deer. Be mindful of your surroundings and do not allow pets off leash outside at any time (especially at night). Always supervise children on the property. Use caution when driving to/from the house at night in order to avoid the numerous deer in the area. We conduct regular pest control and inspections, but can't guarantee you won't see the occasional insect inside. We try to keep them out, but they're persistent buggers :-). We're located in a dry, high desert environment and dust is a part of that. We are meticulous about our cleaning, but can't guarantee you won't see some dust inside; especially in summer.

▶ Cell Phone Coverage & Internet
We have good cell phone coverage and WiFi speed.

▶ No Hunting/Fishing of any kind on the property

▶ Security Cameras & Recording Devices
For guest security, we have two, outward-facing, exterior security cameras that actively record audio and video when motion is detected. They overlook the front door, and the parking area in front of the garage. Cameras must remain unobstructed and not tampered with or disconnected.

▶ Property Exterior Maintenance
This is a large property with mature trees. We must perform brush clearing and other exterior maintenance periodically. We try to minimize this when guests are present. We will notify you if this will need to occur while you are staying with us.

▶ Additional Guest Fees
Additional guest fees may apply (per guest/per night), depending on the number of guests you indicate on your trip request.

▶ Summer/Holidays Peak Season Cancellation Policy: Non-refundable due to high demand and bookings far in advance. Very difficult to rebook cancelled dates for large groups. We realize unexpected situations arise, and we are happy to offer a full or partial refund (minus) fees if we are able to rebook the dates you reserved.

Overall the cabin was an excellent place to stay. The kitchen is well stocked, the rooms are spacious and comfortable, and the house is very clean and well kept. The waffle bar was a popular feature with my friends!I will note that while the listing at time of this review does say it is pet friendly, there was a sign on the steps saying dogs are not allowed upstairs. This is a problem if your dog typically sleeps in the same room as you. If you want to have your dog sleep in the same room as you, you'll have to sleep on a sofa bed. To me, the place isn't really pet friendly if the guest's dog isn't at least allowed in the bedrooms.Additionally, what isn't noted, is there were signs saying an upcharge for use of the propane grill

A very beautiful and cozy stay near Mammoth lake. The house is big enough to host a large group. The place is exactly as described and flush with amenities. We couldn't enjoy the house as much as we were roaming around Mammoth and Crater lake. It is a very quite and rustic neighborhood. The kitchen utilities and the toy room could use some more cleaning.

A beautiful property, lots of room and the property manager was extremely hospitable! We were there for a wedding, when discovering there wasn’t an iron at the property, they sent out one and a steamer immediately! We were able to grill for numerous members of the wedding party and enjoyed the outdoor space. The kids toys came in handy to entertain the flower girl while preparing the meal. Great overall experience. If we are ever in the area again and need a place to stay, we will do our best to stay here!!

Great and quiet place to be. The bugs were a nuisance, but being that close to lake it makes total sense. Property hosts were great to work with. We had a blast.

The property was remote and beautiful. It was nice to get away into nature and enjoy the scenery and wildlife. There were deer we saw daily all around the property, and I captured some great pics and videos. We had we had only 8 staying overnight at the property. There was room for everyone to spread out and have their own space and privacy at night and during our personal time. It was spacious inside and out for our family to have an outdoor wedding for my daughter and her fiancé. It was a small gathering with only 15 people including photographer. We were extra careful to limit our impact on the venue because it is so pristine and natural. The ceremony was at 4pm, and the front yard was nicely shaded and cooler with trees and foliage for that time of day. We experienced extremes of temperatures we didn’t expect or pack for, so plan accordingly. There were also last minute issues with the heat and air, but the host bent over backwards to help make us as comfortable as possible with extra heaters and fans. There is internet available to stream tv and movies during downtime, but it’s not a fast connection, so there is some latency and buffering. Be prepared and patient. All in all, I highly recommend this location due to the beauty, spaciousness, and pet-friendly accommodations.

The house was clean and spacious with plenty of beds for our family gathering. It was also well stocked for preparing meals. However, the 60+ acres described in the listing are pretty inaccessible as they’re on a steep hillside. There were also wasps in several bedrooms (we counted at least 6) and quite a few flies for January. When I mentioned this concern, I was told they don’t like to use pesticides, which is fine unless you have family members who are allergic as we do. The owner is very responsive, but we were expected to contact her anytime we wanted the temperature adjusted as the thermostat was locked. Some of the rooms are a good deal cooler than the rest of the house so we used one of the space heaters we found in a closet which tripped a breaker. Her son came out first thing in the morning as the panel was not accessible to us, but she seemed upset we had used the heater. If you need a large home with lots of sleeping options, this is a pretty good choice, just realize the owner is very particular with binders full of rules and frequent monitoring of cameras.
