Cancellation policy
- We offer free cancellation or a 100% refund of the amount payable if you cancel 30 days before the check-in date. If canceling, we will charge a processing fee (to cover credit card processing and administrative fees).

Reminders:

* The primary renter is required to sign the Renter`s Agreement before checking in. This document comprehensively outlines the rules, policies, and terms governing your stay with us. By signing, you acknowledge and commit to adhering to these regulations throughout your tenure at our property.

* Reservations made by local residents require additional review and approval before confirmation.
Additional Rules:

1. If any issues arise during your stay, it’s essential to communicate with us promptly. Good communication between the guest and host is critical to ensuring a smooth and successful stay. You should respond to us (the hosts) within 24 hours when we reach out to resolve an issue. In certain situations, we may need to send our case manager to review the situation in person to fully address any concerns.

Maintenance aside from emergencies will only be able to be tended to during business hours, 8am-5pm.

2. It is a `must` to read the entire listing description and the house rules of our property. If, in this case, you DO NOT read over our listing description or house rules and are not comfortable with something that is clearly stated, we will uphold our cancellation policies.

3. For hot tub:

- The hot tub is regularly maintained after every guest`s check-out. However, if you leave it partially filled with dirt and trash scattered around, a fee of $350 will be imposed to cover the cost of draining and refilling the hot tub, as charged by the hot tub company.

- For the safety and maintenance of the hot tub, please ensure it is re-locked after each use. Failure to do so will result in a $100 fine.

- Children are under constant supervision and are never left alone. Diving, jumping, or frequently entering and exiting the tub should be avoided. Any damages will be incurred by the guest.

4. No unregistered guests/visitors unless preapproved

5. Quiet Hours: 10:00 PM – 8:00 AM
To respect our neighbors, outdoor amplified audio (including TVs and speakers), as well as loud gatherings, are not permitted during quiet hours. Please move any conversations or entertainment indoors after that time.

6. No parties or events unless previously organized in writing with the host. If there’s evidence of a party or event, there’ll be an additional charge of $200.

7. For noise complaints:
7.1 If we receive any noise complaints from neighbors, a security guard will be called out to the property at a cost of $85 to guests for the first call-out.
7.2. If security is called a second time during your stay, you will be charged a $250 fee and be removed from the premises with no refund of your stay.

8. No smoking anywhere in this house. If we find evidence of smoking anywhere in the house, you will be charged $300 for extra cleaning.

9. Follow state laws when using a fire pit. Please make sure not to leave fires unattended.

10. The Host is not responsible for items left behind. A $65 fee applies for return shipping and staff handling. Items not claimed within 14 days will be discarded.

Follow all check-out procedures:
1. Take out all trash

2. Wash dishes/start dishwasher

Note:
* A $200 extra cleaning fee may be charged if the home is left unreasonably dirty and requires more work than usual to clean (for example, mud on the couches or pet hair on furniture/beds ). All damages will also be charged to the guest.

* Check-out time is scheduled for 10:00 am on the day of departure unless previously agreed upon with the host. If the guest is more than 90 minutes late checking out, the guest will be charged $200.

* Any costs incurred by the host as a result of a late check-out will be passed on to you.

* The Host is not responsible for items left behind. A $65 fee applies for return shipping and staff handling. Items not claimed within 14 days will be discarded.

* Please note that reservations made by local residents are subject to an additional review and approval process before final confirmation. We appreciate your understanding and cooperation.

    Property is as advertised and was perfect for our weekend party of three adults. Hot tub is great and sits in a lovely backyard. Very clean, functional house in a great location. Would definitely book again if ever back in the area.

    This home was the perfect fit for me and my sisters as we traveled from Michigan to SD to say good bye to our brother who was in Hospice. While the hospital visits were taxing we were blessed to go to this oasis to recoup for the next day. I would return and highly recommend it to anyone looking for a lovely/peaceful home in Rapid City.

    Nice location on the south side of Rapid! Very quiet, very nice open kitchen, with most everything anyone would need for making meals. Everything was as listed on the property. Kids enjoyed the hot tub as well as adults. Dairy Queen is very close if anyone is wanting a tasty treat with-in walking distance. Easy access to all the Black Hills have to offer within a half hour or less of Keystone and attractions along Hwy 16.

    Would have liked a few more cooking utensils and baking pans. A crockpit would have been nice. Otherwise it was great.
