    The house facilities were a little old, but the location is great and the terrace is great. It was a wonderful stay.

    Beautiful roof deck and lovely neighbors. Easy to get from the airport. A bit of a learning curve with the key-- it took 20+ minutes to get in the first few days. The shower is a bathtub with an attached nozzle you hold. Good washing machine and dishwasher. We paid much more than other properties because we needed wifi. First the host denied the wifi modem was missing, so we spent hours trying to find it. When I asked if someone could come help us locate it, she said no and that we should go down to the street to find wifi. The next day she relayed her family member took it, and we should purchase one, (I tried, the stores were sold out). After two days she provided one that didn’t work. She insisted it did and became hostile when we asked for a solution, accusing us of causing her electricity to turn off while we were sleeping (so I guess be aware that the electricity may go out). On the evening of day 6 (of 8), she sent someone over who confirmed the modem was broken and replaced it. We requested compensation for the lack of wifi for over 75% of the stay, since we had to spend much of our time outside of the apartment to access wifi, and also because we spent *so many hours* searching for a modem that didn’t exist, walking across Venice to purchase her a modem, trying to get a broken modem to work with the only guidance of “just turn it on”, and attempting to convince the host we weren’t lying. She denied our request. All told, an exhausting week, but a pretty roof.

    The apartment is in a great location just off Fondamente Nuove at Ospedale, close to S.Giovanni e Paolo, and so not far from Rialto and/or San Marco, or indeed eastern Castello. There’s a supermarket nearby and a few local places to eat. Upstairs, it IS a bit of a climb, the apartment is a good space with a fantastic large terrace

    This apartment is centrally located, quiet, clean and well furnished and, most importantly, it is only six-minute walk to the nearest ferry stop so getting there from the airport is relatively simple.

    Don't let the musty and drab building entrance and the 57 stairs (yes, I counted them) to the flat put you off. Your climb pays off in many BIG ways when you enter this large, clean and very functional 2 bedroom apartment. While the decor is pretty outdated and the second bedroom is small and dark (and probably best suited for kids), the master bedroom is huge, bright and has the largest and most comfortable king-sized bed I've ever seen anywhere in Europe. But it is the unbelievable and enormous terrace that made our stay so special. Thanks to the perfect weather we had for our entire week, we never sat in the living room once because the terrace was our at-home haven. morning, noon and night.. The great light, fresh air and rooftop views were added to by the beautiful flowering plants that line the terrace and attracted butterflies and hummingbirds. Truly a wonderful and quiet home to return to after each day of exploring this extraordinary city. Highly recommended.

    Top floor, with the most fabulous large sunny private (ie all to yourself) outdoor terrace, which is a rare commodity in Venice. We stayed for ten days so needed to relax outdoors somewhere. If you stay for only 2 or 3 days, you might be out site seeing all day, so that might not be a requirement for you. The apartment is in a nice quiet location, ie away from the bustle when you need to be able to sleep, but still a great location. Its light and spacious with high ceilings, art work, and lots of books. It felt like a home rather than a stark soulless holiday apartment We prefer this, but if you’re looking for a swish place this isn’t it. There’s a large comfy double bed in the bigger room, and two singles in the small room, which is quite small, but the beds are comfy and it served us well. Very well equipped kitchen/dining/living area if you want to cook for yourselves. Wouldn’t recommend if you have problems climbing stairs, there’s no lift, and we all had a good workout every time we climbed the stairs! Not sure how the internet worked, ie there’s a small box which I think you’d have to buy a sim for which we didn’t use. If you need internet I’d check with the owner what you have to do, and how well it works. It’s in a great location, ie 10 mins walk at the most from Ospendale boat stop on the North side of Venice. (Check the Alilaguna and Vaporetto boat stop map online before you go to see location of the stops around Venice) You can get the Alilaguna airport boat directly to the Ospendale (hospital) stop. It takes about 40 mins, runs every 30 mins, and then walk the ten mins to the apartment. The Ospendale boat stop also serves the Vaporetto boats, which are like a regular bus service that go all round Venice, and out to the islands eg Lido, Mirano and Burano. The apartment is on the right side of Venice Island to easily get out to the other Islands. It’s about a 15-20 min easy walk to San Marco Square through interesting lane ways and over bridges that cross the canals. There’s a bakery directly opposite, and the supermarket is right near the Ospendale boat stop ie a 5-10 min walk away which was super handy. The owner, Francesca, was friendly, helpful and efficient, and gave us some tips on Eg restaurants. She arranged for her housekeeper (who was also lovely) to meet us at the apartment when we arrived even though it was late. Overall we loved this place and would go back for sure!

    We have a family of 4 and loved our stay in this apartment. It offers the perfect combination: it is only a 10 minute walk from all the great attractions of Venice, but is quiet at night with just enough neighborhood restaurants so that we could eat on our street if we wished. We were very happy with the outstanding bakery and the outstanding pastry shop / cafe a few steps away. All the amenities were in perfect condition, with washing machine, dish washer, stove, etc. We were happy to have the terrace, although we hardly used it since we were out walking and boating around Venezia and the other islands. Thanks for a wonderful week in your beautiful city.

    Francesca's flat was wonderful and we enjoyed our stay! She was a helpful host and the property had everything we needed. We especially enjoyed the terrace and the location is great; not too close to the big crowds but only a short walk to whatever we wanted to see and close to a vaporetto stop. We did experience some issues with the wifi, but Francesca was responsive when we notified her of the problem. We would defiantly recommend this property to anyone heading to Venice!

    We loved the terrace and ate there everyday! The rooms were comfortable and the master bedroom was spacious. We liked the airiness of the high ceilings and big windows to let fresh air in when it was nice out. Very comfortable space for a family of four. We also enjoyed the herbs from the garden. Master bed was very comfortable. WiFi was spotty but most places are. Shower is old European telephone hose in tub but sufficient.There is a convenient super market near by and a nice bakery across the street.
