A nice, private and quiet apt. to recharge from your daily activities while you visit our great City by the Bay! It a clean and relaxing place; not a party apt.

It is one block away from the 31 & 38 buses, stores, banks, cafes and walking to the Golden Gate Bridge and Golden Gate Park.

The Anza Studio (400 sf or 36 sq. meters.)(Studio, 1 private bath)(sleeps up to 1-2 people MAX.) is located near the Geary Blvd. / 20th Avenue corridor, in the central Richmond District of northwestern San Francisco.

The bus stop is one city block from the apt.; the MUNI's 31 and 38 bus lines to the Union Square and Downtown shopping centers and other central areas of San Francisco (15-20 minutes by public buses). It is a 10-15 minute walk to the Presidio National Park, Baker Beach, Golden Gate Bridge, Fort Point, Golden Gate Park, the deYoung Museum, New Chinatown, and Legion of Honor Museum and Lincoln Golf Course; 10-15 minutes by car / taxi to the Castro / SOMA area, ATT Baseball Park, Fisherman's Wharf, Pier 39, Chinatown, MOMA / Moscone Center, Ocean Beach and beyond ...

It is 1-3 city blocks, with a 94 walk score, to 20 local ethnic food restaurants, cafes, banks, post office, grocery stores, and has free, untimed street parking. Additional metered parking in the lot next to Wells Fargo Bank / Starbucks on Geary and 19th Ave. (2 blocks away).

Parking: free, untimed parking on the surrounding streets (see posted signs for street cleaning hours); first come, first served.

The large studio has its own private entrance, on the ground floor, with less than five (5) steps., a view of the garden, with a queen bed and a love seat sofa bed. It has a wet bar with a refrigerator, hotplate, toaster oven, microwave, and coffee maker for light meals. A private bathroom off the entry foyer. It is very quiet and private. All linens and towels are provided; not daily maid service. There is a coin operated washer and dryer in the building.

It has wifi and a TV with basic channels; no cable channels.

Prices are subject to change unless confirmed in writing.

Minimum of thirty (30) nights, plus a cleaning fee of up to 10% or $50. minimum per stay and 50% of rent due when reservations are made and balance of rent due 30 days before arrival at the guest unit, via checks or money order. Credit card payments via paypal (+3.5% processing fee)

Cancellation Policy: 30 days' advance written notice; No refunds on any cancellation within 30 days of arrival date. No refund for shortened stays, early departures, or last minute cancellations.

    The studio is large and comfortable but is missing proper internet connectivity. If you need to connect for work or school it’s not going to work for you But if that’s not an issue, then the place is great. Location is perfect. The place is large and lit. Many more dishes than most. Close to transit. I didn’t have a car but parking is not easy in the area

    Joe is a great guy. The apartment is in the same building where he lives. It's safe and quiet, with access to the yard where I grilled. One block from Geary Blvd. with shopping and the 38 bus line to Land's End (the ocean beach) or downtown. 3 blocks to GG Park. I recommend staying at Joe's.

    Good studio in a great neighborhood. Had internet connection issue in the first few days. It was off and on. Joe was quick to respond and tried his best to solve the issue. He called the internet provider and had a technician came over. After that the internet worked perfectly. The unit equipped with big fridge, toaster, toaster oven, microwave, vacuum, and cooking and eating utensils. It has laundry in the building. The kitchen has no exhaust fan, but you can still cook light meals. I cooked salmon and beef when i was there, so opened the window and door to let the smoke out. The heater worked really well. Overall, I like the unit.

    To Joe and potential renters, I am hoping to provide an honest review because comfort is very important to me. I realize that everyone has a different idea of what is comfortable for them. I also hope Joe reads this and decides to invest in some of the amenities. Although I originally rented the studio, I was assigned/offered the one-bedroom at no extra cost. This worked out as it is on the top floor and has a kitchen. So, this review is for the one-bedroom. The entry/hallway is functional. The carpet is old and dirty (or at least very stained) throughout the entry, stairway, and landings. This common space is refreshed (i.e., sprayed with various scented products) regularly. The apartment itself is well lit—lots of windows and clean. It is a decent place to stay. However, here is a summary of the amenities. For potential renters, you’ll have to decide if you can live with this. • The kitchen is large. The stove is great and the refrigerator is full sized. The kitchen tools are sparse. Don’t expect anything like a bottle opener, can opener, baking pans, or serving spoons. • The sofa beds in the living room (one queen, one full) are heavily sprayed with Febreze. There is an underlying smell that explains the use of the noxious spray, however you end up with layers of stink. I was not able to use this furniture. • The bed is functional but not very comfortable. The sheets are so old that one ripped when I washed them. The extra sheets in the closet consisted of two fitted sheets (no flats). The pillows also were sprayed with scent so I had to wash those before using them. • The bathroom is roomy, clean, and has a bathtub. The water faucet is difficult to control—you can choose a very hot shower or a tepid one. The towels are worn out and quite rough. The hair dryer was missing. Joe did provide one quickly, however it only blows cold air. If you are used to roughing it, this will seem like a great place. If you are used to comforts or are sensitive to smells, this is probably not the place for you.

    Joe was a great host. He upgraded my room to a larger one for no extra cost and was more than reasonable when I needed to shorten my stay a little. He was also extremely friendly and even offered to let me tag along for his dinner plans when I mentioned I was a bit homesick (I appreciated the sentiment even though I didn’t end up going). He was also very quick to respond with issues — I blew a fuse in the kitchen at 11pm and he came over within 10 minutes to show me how to fix it. The only thing to consider is that the place is fairly quiet so don’t expect to have tons of loud guests. Would definitely return again in the future!

    We had a great stay at Joe’s place— he made checking in easy and convenient, even though we were getting in late, and he even saved a street parking spot for us— in SF, that’s huge! The apartment is simple, but comfortable, has everything you could need, and is a rare find if you want to be near GG Park. I would definitely stay here again.

    This studio in San Francisco was conveniently located but we were expecting a little more. Upon entering the building, it had a nice entry way, but then we walked down a few steps through what appeared to be a walk way to a basement, even though this unit is on the ground floor. The unit itself was okay, but could use much better towels (they were very thin!) and an up-dated comforter as well as carpets. Although the owner was easy to deal with, we would definitely recommend some up-dates in the unit, as well as clearing out some of the shelves as you walk in.
