Comfortable, quiet, and surrounded by greenery.

Enter our home and you'll be greeted by sunlight filling up the living and dining area. Here you can relax, or enjoy your meals after a long day out and about in the city.

The kitchen, on your left, is fully equipped with essential cookware and cutleries you’ll need to cook a delicious homecooked meal such as an induction cooker, an oven, and a coffee machine.

There are 3 bedrooms. The Master Bedroom features a large comfortable queen-sized bed, while the other 2 bedrooms have doubles beds. Every bed is fitted with complimentary hotel-quality linens to ensure your comfort.

The bathroom is equipped with all the amenities you’ll need to freshen up including a shower, a toilet, and a sink. Fresh towels and free toiletries will also be supplied for your convenience.

Your health is our priority. Our home follows an enhanced cleaning protocol, with a professional cleaning and strategic disinfection.

Located just outside the city centre, it's peaceful and green and has wonderful pubs, restaurants, cocktail bars, bakeries and cinemas nearby. The meadows on your doorstep is a large green space a popular park where people lounge on the lawn have a small bbq, run walk or simply relax. There's something for everyone with the biggest play area in the city, large grassed areas, tennis courts, children’s park, cafe and toilets.

Princes Street, located approximately 15/20 mins away it is one of the major thoroughfares in central Edinburgh and the main shopping street in the capital.

Waverley and Haymarket Train Stations are a 15 minute walk from the flat
The Local bus stop is across the road giving you access to the city centre with various tram, bus or rail connections
All historical attraction are within easy walking distance
Edinburgh airport offers a tram service taking into the city centre
City centre cycle bike hire available outside flat. Edinburgh Cycle Hire is a complement to other forms of transportation around the city. Fast, fun and environmentally friendly - hourly, daily and annual hire available

This is a self-check-in property and you will be requested to verify your identity before being able to check into the flat. You can check-in any time of the day as long as you respect our standard check-in time (15:00 on the day). If you require additional cleans/ linens during your stay for a fee, please contact us.

Also, note that we charge £50 for each set of lost keys (security keys may cost more). For security purposes, there may be an additional cost to replace the locks. So, please keep your keys safe :)

    Poorly maintained, grimey, stained linen and towels, windows that dont close, mould in bathroom, disgusting dirty rusty bathroom cabinet, kitchen door that couldnt open from the hallway. Generally shabby.

    The flat was in a wonderful location right across the street from the Meadows and within walking distance (30min or less) of the major attractions we wished to see in Old Town. The flat was basically clean and well cared for though a deep cleaning might be helpful. Heat worked well and there was lots of hot water. It is up a flight of stairs so may not work well for those with restricted mobility. Overall, a great choice for our holiday in Edinburgh.

    The communication from the owner was less than stellar. We were without heat for 3 days but there was no urgency from the seller. Beds were uncomfortable and floors were very unlevel. Location was great!

    If you like a frat house ambiance complete with limited heat and no hot water, then this is your place. The VRBO pictures are misleading and the stairway up to the flat is straight put of a horror movie. Sadly the 1 redeeming factor is the property team's attempts to unsuccessfully solve the no hot water issue. We always try to leave a space as clean or cleaner than when we arrived but in this case it was impossible.

    Pros first - this property is in a beautiful location just a short walk away from Old Town and the Royal Mile. The Meadows is a lovely park area busy with students, families, cyclists and runners and the area is quite safe at night and during the day. It was an actual pleasure to start and end our days here. The bedrooms are large and there are two full, recently renovated bathrooms and the kitchen is well equipped. Cons - the bedding was fine but the pillows were so poor we actually went to a Tesco Superstore and bought our own to use. And the property clearly hadn’t even been vacuumed prior to our arrival. I messaged the property manager to let them know and ask if it could be remedied. We exchanged some emails, they asked me to send photos, which I did, but nothing ever came of it which was somewhat frustrating. and the unit as a whole could use a deep clean - things like baseboards and whatnot needed a vacuum and a wipe down. On the whole, we didn’t spend much time in the apartment and had beautiful weather so it didn’t matter as much as it could have.
