This spacious apartment features: Living & Kitchen: Open-plan living area with stylish decor, comfortable 3-seater sofa, flat-screen TV, and fully equipped kitchen with stove, oven, and refrigerator—perfect for preparing home-cooked meals. Dining table seats 4.

Bedrooms: Two bright and airy double bedrooms, each tastefully decorated with comfortable double beds and amplestorage for your belongings.

Guests will have access to the entire home! There are only stairs for access to the flat which is located on the 3rd floor.

We are GuestReady, a property manager, and we want to ensure your stay will be as smooth and comfortable as possible. We are available 24/7 should you need any assistance during your stay. Kindly note that this is a personal home so please take good care of it as if it was your own.

Tollcross is the vibrant heart of Edinburgh, where Sean Connery worked as a milkman before becoming 007. Lothian Road—just outside your door—is lined with trendy bars, restaurants, and independent cafes catering to every taste. The stunning Meadows, Edinburgh's largest manicured park, is a mere 2-minute walk away, offering peaceful green space ideal for morning runs or afternoon strolls.

Adventure seekers will appreciate the nearby Union Canal (10-minute walk), featuring a completely flat cycling route all the way to Glasgow.

The apartment sits to the south side of the city centre, with everything within easy walking distance.

Lothian Road is also one of the main bus routes in and out of the city and there are buses throughout the day every 3-4 minutes.

There are also numerous car rental stores nearby, perfect for longer day trips.

The access is up 3 flights of stairs

Please note we do charge a £30 late check in fee between 10PM and 12AM and £50 between 12AM and 7AM. If you require additional cleans/ linens during your stay for a fee, please contact us.

Also note that we charge £50 for each set of lost keys (security keys may cost more). For security purposes, there may be an additional cost to replace the locks. So, please keep your keys safe :)

There is a zero-tolerance policy for smoking in the property. If our team discovers any evidence that this rule has been breached (e.g., smoke smell, ashes, butts, etc.) we fully reserve the right to charge a £300 smoking fee, at minimum.Please also note we do not allow parties, large gatherings, loud noises, or outside guests. Should we receive sufficient evidence of such activity we reserve the right to cancel your stay (without refund) and may involve a security team to evict you. Any associated cost will be charged to you via your security deposit. Local authorities may also be present (if required).

    Flat itself is great, As everyone has said, not suitable for those who cannot climb 3 lots of stairs (top floor flat) and lots of building work seems to be going on (we were a weekend stay so not effected). That said, just a few things kept it off 5* for us. First the good things, really clean and comfortable, great heating and plenty of hot water for my son and I. Ideal location for us (10 minute walk to the University and 15 minute to the castle. Elements that would have made it better, the radio doesn’t work and the TV needs a 5 minute warm up before the picture stops flickering. That and the fact that the boiler clock ticks loudly (annoying when you cannot but hear it at night) means we give it 4*.

    we loved the apartment and everything about it. Good location, lovely and cosy apartment , spacious and has everything you need. comfy beds, comfy sofa, would definitely return and stay here.

    First off this apartment was as described and is really nicely furnished, loads of space and very warm with easy to control heating. It has a large open plan kitchen and living space and large bedrooms. There is regeneration going on around but the noise intrusion is minimal and being on the 3rd floor helps further. It is fully equipped and although their are loads of dishwasher tablets in the property we couldn't locate a dishwasher, maybe the tablets are for some cleaning hack! In 10 mins you can walk to Grass market although with two children this took us 15 mins but on largely very quiet and safe streets. Yes, it is on the third floor but the stairs are easy enough unless you are elderly or otherwise unable but this point is clear on the description. What I would say is the entrance to the block and stairwell is quite forbidding (think Trainspotting) and with some cleaning, paint and indoor plants could be made more much welcoming. It does shave off some of the feel good ambience of the really nice apartment. The area is fab, no shortage of shops, bars and food, everything you need and a huge park area at the end of the street. It is listed as a no smoking apartment but being non smokers we could immediately smell odour of tobacco and it appears some residents might be leaning out of the window to smoke as a cigarette butt was present in the window inner frame when opened. This odour did reduce our enjoyment of what would otherwise be a 5 star review.

    Easy access to Edinburgh Castle, cafes and restaurants, with Co-Op supermarket 50m away. Well fitted out and decorated with n Very high ceilings. 3rd floor without a lift is testing.

    Overall i enjoyed my stay in this cute property as the flat looked exactly like the photos. Very well equipped and extremely clean. My only complaints were regarding the dishwasher and the wifi- the dishwasher was out of order when i arrived and throughout my entire stay and the wifi was also not working. I received no reply when i emailed about the internet not being functional and received no reply- i was also self isolating for two weeks and therefore had no other option to spend more money on additional phone data. I also did not receive move in instructions until a few hours prior to my arrival only after i had contacted the agency. Overall the flat was lovely, clean, and a perfect spot to self isolate and my only issues lie with the management's communication- not with the actual property.
