1. Golden rule: Treat our property how you’d like yours to be treated, and treat your neighbors how you’d like to be treated.
- Our floors and carpets are super clean. PLEASE REMOVE YOUR SHOES.
- Please be mindful when eating in the living room or bedroom. Clean up any spills and don’t leave food or dirty dishes out for long periods, to help keep our property pest free.
- Quiet Hours are from 10pm – 8am.

2. You must be 25 years or older to book the apartment. As a part of this booking we are required to get the photo ID of each guest in this building. Children are welcome! Children must always be under the supervision of an adult (18+).

3. NO SMOKING OR VAPING anywhere in the apartment or on complex property. NO ILLEGAL SUBSTANCES OR ACTIVITY on the premises. There is a minimum fine of $500 per occurrence.

4. NO PETS, unless explicitly agreed upon. Minimum $200 fine.

5. Please follow our Check-In time of 4pm and Check-Out time of 10am. Guests that do not check-out on time may be charged $50 in hourly increments, at the discretion of Grand Road.
- You can apply for early check-in or late check-out; if granted, the fee is $30 dollars.

6. Damage / Loss: If you damage or lose anything, please let us know so we can repair or replace it.
- LOST KEY FOB is $150.
- LOST PARKING PASS IS $35.
- If we need to replace linens or towels due to damage, there is a minimum fee of $30.
- Damage due to bodily waste has a $100 minimum additional cleaning charge.

7. GUESTS - You are welcome to entertain up to 2 guests per apartment unless otherwise agreed. Upon request, you must supply a government ID of your guest(s) for complex security.
-- If you want to invite a larger group of guests, contact Grand Road about renting a common area for entertainment and hosting a larger group. We’d love to help.
-All overnight guests must be included in the booking. If you have an additional overnight guest, please contact us or make an alteration request and we’ll be happy to include them for the platform prices.
-All guests that are not part of the reservation must leave the premises before midnight (12 am). Overnight guests not included in the booking are subject to additional nightly fees of $100 per guest.


8. NO PARTIES. Quiet hours begin at 10 pm. Any noise violation or disturbance involving your guest(s) will result in a fine of $500.
-If you have an unapproved party (community rules or noise violation with more than 2 guests), there is a minimum fine of $1000. You also agree to pay any additional fines associated with the party, that may be levied on Grand Road by the apartment management and/or other authorities. Grand Road pursues criminal and civil action as appropriate for egregious violations.

9. Resident amenities such as the pool, gym, conference & common areas, etc., may be unavailable due to maintenance, repair, or other reasons at the sole discretion of apartment management. All guests acknowledge that Grand Road does not control the availability of the complex’s amenities and guests are not entitled to refunds or discounts based on availability of amenities.

10. Grand Road or the apartment management may enter the property in cases where it is urgently necessary to maintain/repair the property, address a safety issue, or comply with local, state, or federal law. Otherwise, Grand Road and apartment maintenance will seek & receive permission from the guest before entering.

11. DO NOT CONTACT THE APARTMENT COMPLEX MANAGEMENT FOR ANY REASON, they will only work with us.

    The room was fine. The kitchen was short on items, dishwashing soap, dish rags, and microwave bowls. I felt like the host was all about making me feel like I shouldn’t have asked and read the instruction in the email instead. When I asked a question about anything, I was told to read the email, then answered my question. I had an assigned parking space. The nights we arrived I forgot to take the parking space hanger back down to the car and was given a parking ticket for not having the space hanger in my car. I took several pictures of the hanger, in the space inside my car and sent in the dispute didn’t hear a word back from them until 3 or 4 days before it was due. The amount had been decreased but not forgiven. This is just pure greed. It was obvious this was my assigned parking spot.I couldn’t find live local tv channels for news etc.The instructions to get in and leaving was way too complicated., load the car, move the car go back upstairs and leave the key fobs then back to my car. I will not be back to this property.

    Excellent property and better than expected. Amenities were exceptional. Communication with management company excellent. Only recommendation would be addition of two chairs on deck. With two bedrooms assume four guests. We will definitely stay here again! Thank you!

    Overall a nice place in a good location. Only thing that was a problem was the amount of street noise in the bedroom. We had drunks yelling until 3:00 am below our window Friday and Saturday nights. Also a lot of loud cars and motorcycles until the wee hours of the morning. Not much the owners can do about that, but if you are looking for a quiet nights sleep, you might want to stay at a different place.Also kind of weird that we had to submit copies of everyone's ID's prior to check in. Have rented a lot of VRBO's and houses, have not had to do that before. Stayed in another Grand Road property and had to do the same thing, so must just be their policy to get ID's.

    Great place but apparently there is a family of elephants upstairs which made it impossible to relax or even think until late at night. Also the noise from the street is VERY loud.Also the street noise is

    Lovely apartment, well stocked, easy access, nice view from main bedroom. Brand new building and it felt like we were the first guests--everything was new and clean. Communication was excellent. Only complaint I have is with the very strict cancellation policy. Double check the dates for canceling. We really needed to cancel, but would have gotten nothing back, so we shortened our visit and went anyway. Paid for days we didn't use. Probably standard VRBO policy, but I was caught off guard. Otherwise, it's one of the nicest VRBO's we've ever stayed in.

    Property is spacious and clean!! The beds are so comfortable and the view with the windows is gorgeous! The living room kitchen gives you tons of space and is great for even 4 adults! We will definitely be back!
