The wifi is very slow, odor of humidity persistant, no indications for tv. Important noise in the ceiling of the main room at nights, a real rat race!

Amazing property, felt new, spacious and clean. In a great neighborhood with easy access to Vaparetto or walk to San Marco. Host is great and responsive as well.

We had a wonderful stay at Luciano's home. It is very clean and better than the photos. Luciano has been extremely helpful. I really enjoyed the neighborhood. It is super quiet and residential, and very close walking distance to the market and many shops and restaurants. I like that it is away from the crowds of the main Center. I am a mature woman who stayed here with a friend and we felt very safe here. You can walk to the main center within 25 to 30 minutes and Venice is amazing to walk around no matter where you are. We captured so many beautiful photos of the exquisite architecture. It's a very peaceful home. The beds are comfortable. The kitchen is well equipped. I highly recommend.

Great location with some lovely restaurants within a 5 minute walk. Luciano and Loriana were very welcoming and the boat trip from the Vaporetto stop to the house was an unexpected treat.

Spacious ground level apartment in a very charming part of Venice. It was quiet and peaceful and a good amount of space for our family of four.Host was punctual for check in and had good advice on restaurants in the area

Great neighborhood in Venice.

Location was very good and host was kind and helpful. He even came to the vaporetto stop to pick us up. The beds - especially the queen bed - were in bad shape and needed replacement. Bring able to sleep is an important factor for most, I would guess. The place had some charm and was well-stocked, but there were some strange smells in the bathroom. Perhaps this is just a Venice thing as plumbing must be challenging. In the end, the only reason we wouldn't stay again was the beds.

If you want a more quiet stay this is a great location. Luciano was a great host- met us at the water bus stop and showed us the place personally and gave a few great tips/recommendations. It was comfortable and had everything we needed however had a strong musty odor that other guests have mentioned. We weren’t there during the day much at all, so we didn’t have the opportunity to try and air it out.

We had an amazing time in this quiet Venetian neighborhood. Luciano was so kind and the apartment had everything we needed. The area felt very safe for our family and there was great food nearby. We recommend this place to anyone with kids or if you want to be in a quiet area of the city where you can feel the spirit of local Venice alive (and escape all the crowds!).

What a great little place in a beautiful quite neighborhood of Venice. Just steps away from restaurants and bars and shops. Close to the water taxis and heart of Venice. If you want a quite gem in Venice book this spot.

Luciano and Lucy's ground level flat was an excellent home base in a quiet residential area close to a park, a water bus stop, and some excellent restaurants. There was plenty of space for our family of 4 and we enjoyed the cosy feel. There was a stale odor that aired out after leaving the windows open for a day - possibly because we visited in the off.season and had been the first guests.in a while.

We enjoyed our stay in Venice being close to the town centre in a calm residential neighbourhood. The house has all necessary for the stay and is clean and very well organized. The showers are great, the bedding is clean and the mattrasses are perfect.

The place was very nice. The 2 bedrooms and the 2 bathrooms make the apartment very comfortable. The place was as expected for the price and the owner was very helpful. We stayed for 6 nights but we didn't get the free boatride as was promised online by the landlord, which was quite disappointing.

This place was beautiful on the inside and was far enough away from the popular parts of Venice to be quiet, but close enough to walk to the popular sites. It was perfect for our family of 4.

We started our 2-week trip around Italy at Luciano’s place and it remains our favourite experience. In addition to plenty of space for two adults and two teens, and a well-stocked kitchen and bathrooms, the location provided a unique local experience in a neighborhood away from the crowds. Luciano provided excellent directions, met us at the ferry, walked us to the apartment and provided local restaurant recommendations. Highly recommend!

Luciano’s property was perfect for our quick visit to Venice. Great location! Easy walk to all the local attractions and restaurants. Plenty of space for 5 adults. Clean and comfortable with many amenities.

The owner, Luciano, was very kind. We were in constant communication with him prior to our checkin. He even greeted us at the boat stop and helped us to check in. We were slightly underwhelmed by the property. It was clean, and basic, yet it smelled damp, even bed sheets felt rather damp to touch. The hand towels and bath towels were rather strange material that lacked the softness that we are used to to. The neighborhood is rather quiet and away from tourists.
