Vacation rental company DEAR TULUM is presenting a new, intimate and
secure gated community of just 30 units, located in Aldea Zama, where nature and luxury blend effortlessly. The architecture combines the beautiful, lush, jungle surroundings with modern, sustainable design. The community area includes swimming pool, lounge area, hammocks, palapa bar + bathroom, and mediation area. Nestled in nature,yet just a short bike or drive to town and the beach.Exclusive Beach Club Access for our guests.

This ground-level 3bd/3br apartment is fully equipped for a stylish Caribbean getaway. Private pool and garden to soak in the tropical warmth and sunshine. No detail was spared when it comes to comfort and design. Marble floors, Chukum wall finishes, and modern furnishings highlighted with some of Tulum’s signature bohemian touches. The open concept living and dining area create the perfect space for lounging and dining with friends and family while enjoying the garden and pool views through the floor to ceiling windows. The kitchen is fully equipped with stainless steel appliances and modern finishes. The unit boasts 3 large bedrooms each with spacious en suite bathroom, equipped with rain showers + adjustable shower heads. The entire space was designed with comfort, relaxation and practicality in mind.

We offer self check-in, so you can arrive at what time you want and you don´t depend on our flexibility (for check in before 4 pm, please contact me). We will be available on the phone and we will be more than happy to help you with anything you need. We can also meet you in person if you´d like to.

Aldea Zama is Tulum’s first planned community, with first rate infrastructure, shopping fine dining and so much more. Tucked in between the town and the beach, you are a short distance from the action, or have all your creature comforts right in Aldea Zama and never have to leave.

Aldea Zama is located in between the two main parts of Tulum: 1. the beach
road leading to both Tulum National Park (public beaches) and the hotel zone and 2. the town or ‘el pueblo,’ as the locals fondly refer to it. To move comfortably between all zones, we highly recommend having a bicycle, motor bike/scooter, or a car.

EXCLUSIVE BEACH ACCESS for our guests:
It`s necessary to make a reservation through us at least 1 day before (date, hour, number of people) and up to 15 minutes` lateness will be tolerated.

MAXANAB (Adult only beach club):
•⁠ ⁠Free access, 600 pesos/person minimum consumption required for the first 4 people, for any extra person (5th or more) there is a minimum consumption of 1000 pesos/person
•⁠⁠ Free parking, beach towels provided

DOS CEIBAS (Family beach club):
* Free access, no minimum consumption required
* Free parking with photo of your ticket from restaurant in beach club
* Beach towel for an additional charge

Please note that the minimum consumption from December to February may change.
IN-HOUSE RULES


Please, it`s very important that you comply with the following house guidelines for living in harmony with other guests/owners.


* It`s not allowed to have parties inside/outside the condo.
* It`s not allowed to make any noise before 9 am or after 9 pm.
* If you have visitors, you must give us prior notice in order to give them access at the main entrance.
* If we have any report of breach of in-house rules from the security guards, a $250 USD fee will be charged for each call they make.

Other important rules:


* Treat our property as if it were your own
* Please do not throw toilet paper or trash in toilet. There is waste basket next to the toilet for the purpose of depositing used paper.
drainage system here doesn´t handle paper and it clogs.
* Do not drink tap water, it`s not drinkable in this area of Mexico.
* Do not smoke inside.
* Use the A/C only when you are at home, they are powerful enough to cool the condo very quickly; make sure to turn them off before you leave
* Make sure to turn off the light before you leave
* Make sure that you lock all the doors and windows locked before you leave
* It is NOT allowed to hang clothes/towels on the exterior rails of the house/windows, A fee of $300 USD will be charged in case of breach.
* Pool hours: 9:00 a.m. - 09:00 p.m.
* It is strictly forbidden to use glasses, bottles and glass containers around or in the pool.
* It is forbidden to eat, use alcoholic beverages and smoke in common areas as well as the pool.
* A fee of $100 USD will be charged for any lost or replacement key. Please take good care of them.
* It´s strictly prohibited to use glasses, bottles and glass containers around or in the pool.
* It`s prohibited to eat or use alcoholic beverages within the pool.
* Kindly note that some suntan lotions and MAKEUP are very intense, please make sure you wash it off to avoid damage towels and linens. If you notice any spots on them wash it off right away. Any damage items should be replace. Thank you for being careful with that.
* Cleaning service during your stay has an extra charge of 30 usd per cleaning and we kindly ask you to let us know at least 2 days before.
