This 2nd floor unit of duplex is approx 180ft walk to beach on quiet lane & has OFF-ST. PARKING spot. Weekly SAT - SAT rentals. GREAT FOR SMALL FAMILIES! Renovated in 2019 w/new kitchen, big living room, 3 cozy bedrooms w/ full beds & small bathroom w/shower (no tub), 4 beach tags, linens INCLUDED. Quick walk to boardwalk & restaurants. FREE DISNEY+, washer/dryer, FAST WIFI, smartTV, bikes, w/d & ductless AC. No pet property. *Min. rental age is 25. *Separate LEASE, IDs &DEPOSIT required.

Our place is a 50 SECOND WALK to the sand & boardwalk. We`ve done a FULL renovation to the studs on this 1934 cute duplex, with each unit now approx. 1,000 sq. ft. of living space & with heavy insulation between both units for noise reduction and increased privacy. Each unit has its own private entrance. This second floor unit has a roomy, private, front facing deck where you can relax with coffee or a blended drink & catch the ocean breeze. We provide ALL the linens, towels and kitchen utensils, so all you need is your family and bathing suits. This upper unit is light and bright, with a roomy general living area to spend time in and watch TV. The sleeper sofa and couch allow for more guests to sleep in this area. The place features three small, cozy bedrooms each with a full bed, dresser and luggage rack for your things. The beautiful, brand-new kitchen is ready for you to cook your heart out and features a cute table with seating for 4 surrounded by huge windows. New bathroom features narrow shower stall, sink, toilet and IN-unit laundry machines. ***New ductless AC/heat wall unit in main living area and in all bedrooms)**** & 200 MBPS WiFi add to the comfort and convenience. The duplex features an off-street parking space for each unit or you can travel by train to the station just a mile away!

* Guest may need to complete a separate short-term lease in addition to any platform booking.

*All guests will need to disclose names and addresses to host, which will be submitted to town prior to their stay as required by local ordinance.

* Property manager may access outside shared spaces during your stay to water bushes, pick up stray garbage in parking lot, update propane tanks or for pest control.

BOOK THE ENTIRE DUPLEX: If you have a large group, then we suggest that you contact us about booking both units of the duplex, as it offers togetherness BUT privacy as you retreat to your own floor at the end of the day!

*NO PARTIES OR NOISE: This is a quiet, private lane that features year-round residents. If you are looking for a property to host large, noisy parties then please look elsewhere to book. Unit has a decibel monitoring system.

••We clean our home with hospital grade cleaners and finish by electro-static spraying the high touch surfaces and interior areas with EPA approved Vital Oxide, which kills a variety of germs including MRSA, H1N1, & SARS-COV strains.

Guests can also use the duplex`s shared spaces such as the outdoor beach shower, BBQ grill and front corner paved patio area with picnic table. There is additional free, public street parking available along the main street in front of the duplex.

You have the entire 2ND FLOOR UNIT (Unit #2) to yourself. Check-in and out is through smart locks. Check out is 11am SHARP to accommodate the next guests arriving, please. I communicate quickly with guests via text. My local property manager is available to resolve any immediate concerns or issues with the physical unit if needed.

We spent our childhood summers in this area that has something for everyone, and it is especially accommodating for families. It features short walks to local restaurants, ice cream shops, Jenkinson`s Boardwalk with amusements and games, an aquarium, sport fishing, whale watching tours, and summer / holiday fireworks shows. (Summer: Fireworks on Thursday nights & movies offered on the beach Friday nights). Bike rentals available in town!

Your unit rental comes with the use of our 4 beach passes, beach chairs, beach towels and a big-wheeled beach wagon for ocean fun!

Most things are within an easy walk. We have beach bikes on property for your use, on a first come first serve basis, but bike rentals are also available in town. Bus routes and NJ Transit trains run daily from the town to both NJ and NYC areas. See our digital guestbook for more info on local places!

(Hospitals and airlines are using the same technique on their equipment and cabins.) We are one of the very few seasonal rentals in the area that employ this technique.
> POTENTIAL FOR NOISE: House is a duplex, close to the beach and hub of town and bars. There will be some tourist noise from the street and average living noise from the other unit.
> TERMINATION OF RESERVATION: If you are disruptive to the guests in the other unit, disruptive to the neighbors or the police are called to address your behavior, if you exceed occupancy, your reservation will be terminated, WITHOUT REFUND, and you will be removed from the unit immediately.
> NOISE LEVEL MONITORING: Noise level/decibel monitoring device is present in the unit. It doesn’t record speech or sound but will monitor if the decibels of sound increase past noise ordinance levels.
> EXTERNAL SECURITY CAMERAS: External cameras (audio/video, 24/7, motion triggered) on property cover only driveway, side street, alley with AC equipment & bikes for security / anti-theft purposes (motion triggered). Porches, decks, doorways, picnic area and front sidewalk are NOT INCLUDED in surveillance to protect guest privacy.
> STAIRS: There are 2 steps at the front/back porches to access the 1st floor. The 2nd floor unit has 2 porch steps and a steep staircase to access that unit.
> DEPOSIT: If you damage the home, you may be charged $500 or more for repairs. This includes, but is not limited to; cigarette smoke remediation, damage from unauthorized pets, BBQ cleaning charges, and missing items. See chart provided.

NO RESIDENCY: Your reservation for this short-term rental does not establish residency, regardless of the length of your stay. You are considered a guest until the end of your reservation; at which time you will turn over possession of the property. The New Jersey Anti-Eviction Act does not apply to this rental.

REPORT YOUR CONCERNS: If you have any concerns with your unit upon check-in, you should let us know ASAP via the cell number provided. We reserve the ‘right to enter’ the unit to correct or repair any highlighted issues after you call us. Unreported concerns or concerns that were corrected in a timely manner will not be considered for partial or full refund after your stay is completed.


RENTAL REQUIREMENTS------------

PRIMARY RENTER: Must be at least 25 years of age, a part of your group staying on property, and provide a valid ID and cell phone number. Primary renter is not allowed to rent specifically for unqualified, 25 years or younger guest groups with the intention of turning the property over to them. All guest names, ages and primary residences must be disclosed and submitted to the town prior to the stay dates, as per town ordinance.

MAXIMUM GUESTS: The maximum number of guests, including children, allowed in the unit is 5. All guests must declare names and permanent addresses to host prior to your stay, as required by local ordinance. This information will be submitted to the borough prior to your arrival date. *Improper disclosure of guests in your group or refusing to provide guest group information as per local ordinance will result in cancellation of your reservation, without refund.

NO LARGE GROUPS / NO PARTIES: Undeclared guests, guests not on the reservation, are not allowed to stay overnight. All overnight guests need to be part of your original reservation and declared to the town as per local ordinance and the owner for security purposes. There is an Over Occupancy Penalty of $500 per person/per night for every undeclared guest that violates the fire code maximum. Guests exceeding occupancy must leave the property immediately.

SLEEP SPACES:
The unit’s rental certification has approved the sleep spaces with the number of beds provided in the listing. Guests are not allowed to bring in unauthorized furniture, mattresses, or air mattresses to create additional sleep spaces in the bedrooms, living rooms or hallways. Doing so violates the borough’s rental certification, fire code and potential occupancy limits. This will result in the termination of your booking/lease without refund. If you move unauthorized mattresses into the unit, you will also be charged a $150 fee for fumigation of the cottage to prevent a bed bug infestation.

BE COURTEOUS: All Guests should be respectful of the neighbors. (Unit 2 guests should be mindful that there are guests staying in Unit 1, especially when using the staircase.)

LINENS: The property includes bed linens and towels for your convenience. Do not use hair dye or spray-tan products with our linens or towels. Please do not hang towels, bathing suits, or clothes on the railings of the deck or porch. Hooks are available near the outdoor shower area.

    We had a great stay here. The location was perfect all we had to do was park the car and you can walk everywhere, Very convenient and so well equipped and clean. We were very comfortable and loved that the boardwalk was so close. We would definetly book this again.

    This was our first week long vacation as a family of 4 - our two kids are 14 and 3 so we were nervous about the logistics but it was a perfect spot for both of them. Walking distance to the beach and the boardwalk, quiet house and neighborhood. Super clean place, seamless check in and check out, and easy communication with the owners/managers. Would 100% come here again.

    We had the best week at this beautiful property! It seemed like it was brand new and totally spotless. Also, fully stocked! It was a perfect location and so close to walk to the beach and great restaurants! So nice to have a parking spot! The kids loved the boardwalk that was a short walk but not too close that we heard any noise. Couldn’t have asked for a better vacation at the beach and can’t wait to come back again next year!

    Five stars. The property was clean and had a lot of features! My wife and I took our young daughter - there was a baby gate and the outlets had safety plugs already in them. Even though we brought our own, the host had some basic necessities available (shampoo, dishwasher tabs, garbage bags, etc). The locker with beach chairs and a wagon was also a fantastic feature because we didn't have to bring our own. The location is great because it is such a short walk to the beach, boardwalk, and many restaurants. Thank you for having us!!

    We loved this house. It was extremely clean, and the location was great - just a short walk to the beach along a private alley. Robin is really on point with the information and communication. She seems like a pro who has been doing this a long time, and anticipated many issues and questions. Overall a very good experience.

    We absolutely loved this property and the host. The house had everything we needed and was super clean. The unit was the perfect size for us. The location was great - easy access to the beach (just a few houses back down a private walkway) and an easy walk to the boardwalk. It had everything we needed, including beach chairs, wagon, etc. The host communicated well and sent useful texts about when to take the trash out, reminders, etc. Hope to stay here again!

    Great clean property. My only complaint is that there were no air conditioning vents in the bedrooms so it could get hot at night. Robin was a very attentive host.

    This property is in excellent condition! And it matches the description perfectly. Loved being able to walk a few feet to the beach and boardwalk. It’s in a great location! Robin had so many small touches that makes you feel very welcomed! She was so helpful and great to work with it! . Would rent again!
