Stayed Dec 30, 2025Exceptional Venice find and fantastic stay. We spent almost a week here and can attest to it being quiet, clean, convenient, safe, and charming!It exceeded expectations and was perfect for our family of four.Location is ideal: 5-7 min walk from main train station, near Grand Canal for water buses/taxis, and a 20-min stroll to St. Mark’s. It’s away from chaotic tourist areas but lively enough with people around at night. Grocery store two doors down for all essentials.The apartment was a spotless and peaceful retreat. Beds were comfy with fresh sheets; beds bigger than described (US king & queen). Photos do NOT do it justice; this space is inviting and more than advertised. Balcony views are amazing. Top (4th) floor offers amazing views over the water. The building has an elevator which made luggage easy, no stair hassle. Walk from station is simple (one main bridge, one small); roller bags worked fine between those, or use the local luggage porters if needed. From the bus stop it’s a bit further but easier bridges with 2 larger luggage ramps. Tip: Check out Pasticceria Rio Marin cafe and bakery across the water (visible from windows) – best fresh pastries and espresso we found!Fantastic find blending convenience and charm. We’d rebook without hesitation. This will remain our top Venice choice and should be on your list as well.

Stayed Nov 1, 2025What an amazing spot! Host was so kind and helpful. We had a wonderful time. The apartment was quiet, clean, comfortable and an amazing view of the canal. We felt very safe in the area. Building is very secure. We hope to return!

Stayed Oct 15, 2025This was absolutely fantastic, very large and spacious apartment that was in a perfect location for us to explore wonderful Venice for our fourth time.The two balconies overlooking the Canal was the perfect spot for us to relax after long walks There is a grocery a few step away. Lovely Pasticceria right below .We would highly recommend staying there.

Stayed Oct 10, 2025Fabulous location just a short walk from both railway and vaporetto stations. Large balconies overlooking a canal. There’s a nice cafe and bakery right across from the apartment where we had our morning espresso/cappuccino and pastries. The review questionnaire asked us to rate the winery experience; either this was a mistake, or we were simply never told this was a part of booking. Color us confused. Anyway, wonderful place and location; we would definitely stay here again.

Stayed Sep 25, 2025The apartment set up was great for 2 couples. Each had their own space with bathroom and living area in between. There is a great view from the balcony and a coffee shop directly across the canal. It was on a quiet street but a very short walk from grand canal and many restaurants. The area felt very safe to walk at night. There was construction happening on the first floor with some dust and early morning noise during the week but weekend was quiet. We had a minor issue with plumbing related to that which the owner solved promptly. Overall, great spot.

Stayed Jul 24, 2025We were unable to use due to unacceptable and unlivable conditions at the property.We booked the property for a 3-night stay, but upon arrival, we immediately found the home in very poor condition: • The sheets were stained, and the entire property had a strong, unpleasant smell. • The entrance was a mess, with ongoing construction and piles of trash scattered around. • Only one room had air conditioning, which barely worked. The second bedroom had no AC at all, only a fan set up to draw air from the hallway, which was ineffective in the summer heat.After seeing the condition of the property, we spoke with the person showing us the house — who agreed with us that the condition was unacceptable. We also spoke with the owner, and we left the property immediately as it was clearly not in a state suitable for guests.As a result, we had no choice but to book a hotel at our own expense, incurring additional and unexpected costs.We have reached out Vrbo and submitted pictures per their request. As of this writing, I have not heard from Vrbo.

Stayed Jun 7, 2025A great location!! We enjoyed the space. The windows and views were great. However, it was so hot - mosquitos were really bad - a/c's only in the bedrooms. Having the windows open during the day was helpful because of a nice breeze. However, the windows would slam - I was worried they would break - I figured out how to secure some of the front ones. But, mosquitos were terrible - we left with many bites. I am sure given the time of year they were worse than usual. In the cooler months this would be perfect.

Stayed May 14, 2025We thoroughly enjoyed our stay at this property!! It made a perfect home-base for our five day exploration of Venice. We loved the spacious apartment and all the amenities. The balcony absolutely was our most favorite part and we spent every morning and evening out on it enjoying the view and watching life go by in this residential area. Having the grocery store just steps away was fantastic!! We highly recommend this property! Thanks to our wonderful hostess, Federika.

Stayed Apr 12, 2025This apartment was absolutely beautiful. It has a balcony on one of the side canals and the view is breathtaking. The apartment was very clean. It has two bedrooms and two bathrooms plus a kitchen. The owner was extremely helpful. The only thing I could say was missing is a microwave. Definitely one of the nicest places we’ve ever stayed and we will definitely be returning!!!

Stayed Sep 27, 2024The apartment was clean and bright. The master suite had air conditioning. The kitchen was well stocked. The beds and soda were comfortable. My favorite part was the balcony overlooking the canal. Had my coffee in the morning out there; in the evening sat out under the stars and relaxed. If I ever come back to Venice I would stay here again.

Stayed Sep 18, 2024Great location. Close to everything needed. The host, Federica, was very nice and accommodating. Very roomy apartment. Very user friendly. My only thing I’d recommend is better bed pillows and Wi-Fi. Internet access was not good. If you had to do any computer/phone work, you won’t get much done. I’d recommend this place again.

Stayed Sep 13, 2024Location was just walking minutes away from train station and bus to airport. Supermarket, 40 steps away and lovely cafe across the canal. Venice's short-term rental market has many old accommodations. However, the mold in the master bath could have easily been taken care of with tender loving care. In the master bathroom one sink didn't work and the light over other sink was burned out. Door going from bedroom to bathroom had obviously not been cleaned. Unlike our five other accommodations in Italy the kitchen lacked a microwave, toaster, and only had a French press coffee maker. The online pictures of the balcony's showed nice furniture and looked very appealing. In reality, one baloney had cleaning supplies and a mop bucket with dirty water. The other balcony had four chairs and two tiny tables. We shared these concerns with the owner and she said she will look into.

Stayed Jun 30, 2024We spent 2 nights here. It was great! The location is perfect with a nice view of a canal from the awesome balcony with a canopy. Came in handy when a storm came through! Was a 5 min walk from the train station. Its a nice quiet area for a good sleep and only a 15min walk to St Marks Square where there is a lot more action. Restaurants and grocery stores very close by. AC is only in one bedroom and the hall leading to the second bedroom. If you leave the door open it will let in the air. The one bathroom does have an odour issue due to the plumbing and canal levels but with the window open and door closed it was fine. The lift is small but worked perfect. Overall this place was perfect and strongly recommended.
