100-year-old Idaho farmhouse, fully renovated for epic group getaways. Reunions, retreats, bachelorette parties, wedding groups, teams, & corporate events are all welcome.

The Red Roof Farmhouse is a one-of-a-kind retreat with beds for 27, up to 31 when we add 2 cottages. Every inch is designed for groups.

Bedrooms
Every room has a keypad lock, desk, lamp, fan, power strip, hangers, luggage rack, fresh linens, and towels. All mattresses and pillows are professionally cleaned between every stay.
• Basement Apartment: Private suite with full kitchen, living room, 2 full baths, 4 bedrooms. 3 rooms configure as 1 king or 2 XL twins. Let us know what configuration you want ASAP and we’ll have it ready for you. Ideal for couples or guests wanting more privacy.
• The Loft: Sleeps 9. 3 beds there convert from twinXL to kings, the rest remain twin XLs. Full bath, pack-and-play, foam pads, toys and books in under-bed drawers. Perfect for families.
• Bunk Rooms: 4 small rooms with 2 twin extra long beds, extra bedding, towels, desk, chair, mirror, power strip, fan, lamp, private keypad entry. Directly off the social space.

All indoor spaces are exclusively yours: gathering room/social space, all bedrooms, basement apartment, loft, and all 3 kitchens.

If you add the 2 cottages to your reservation, the entire campus is exclusively yours.

Shared outdoor access includes: hot tub, cold plunge pond, gas fire pit, mini beach, foyer laundry, and main parking lot.

Note: The patio behind the cottages is reserved for cottage guests only. All other areas are fully available to your group.

An onsite venue host is available to assist with AV, sound, and setup.

You have reserved beds for 27. The property Sleeps 31 total. Please let us know if you want to add 1 or both cottages. Each has a queen bed.

Pricing Add-Ons
• Overnight guests over 27: +$10/person/night
• Wedding parties & coordinated event groups: +$1,000 host services fee
• Parking over 14 vehicles: +$250 (neighbor lot secured for overflow)

• Policy violations charged at 2x the stated rate

Maintenance Schedule
• Hot tub/swim spa: professionally cleaned every Monday
• Grounds: professionally groomed every Thursday
• All bedding: professionally cleaned between every stay

House Rules
• No smoking, vaping, tobacco, hard liquor, or illegal drugs anywhere on property ($400 fee). Designated smoking area at back of property near the creek.
• No walking along the street — rural road safety requirement
• Quiet hours: 10:00 PM – 8:00 AM
• Maximum occupancy: 40 guests
