The garage, main building hallways, and surrounding areas are strictly off limits for socializing, storage, or lingering.brbrour property is located in the Charming, historic Old Town of Antigua and due to it's infrastructure can sometimes experience limited water and lower water pressure especially during major holidays or large town events when many visitors are in town, this may occasionally affect the water heater resulting in warm water rather than very hot water, this is a common issue in all houses in Antigua and unfortunately it's out of our control.brThe good news is that we have installed a private water reserve tank to help mitigate these town-wide issues although in rare instances during extreme water shortages the pressure might still be lower than usual, if this were to happen during your stay we appreciate your understanding as it's something we can't control.brbrPROPERTY LAYOUTbrbrLayout: our unique loft features an open concept living area on the main floor and a private, second-level bedroom.brbrSleeping arrangements: the upstairs bedroom is furnished with a comfortable queen size bed and a sofa bed, on the main level a sofa bed offering additional sleeping space.brbrbathrooms: 2 full bathrooms one upstairs and one downstairs for your group to have plenty of space and privacy to get ready.brbrkitchen and dining: the full well-equipped kitchen has everything you need to prepare meals, we provide all essential utensils, a full refrigerator, electric stove, coffee maker, electric kettle, coffee grinder, French press, toaster oven, blender.brWe offer complimentary ground coffee, creamer, sugar, salt, pepper, jelly, 4 bottles of water, spray oil and laundry detergent to get you started.brbroutdoor patio: A small private patio area provides a quiet outdoor space to relax with a morning coffee or an evening cocktail.brbrLaundry: A washer and dryer are available in the unit for your convenience making longer stays a breeze.brbrparking space: brWe offer one on-site parking spot ONLY for small/medium size cars (no trucks or large suv's) on a first-booked basis. If you require parking, please let us know before booking so We can confirm if the spot is still available, we also ask that you drive slowly and use caution when navigating the area and parking as the streets in our neighborhood are quite narrow and so is the garage area.

Any ”Partying” would have to be in a different location, as our homes are located in a quiet residential area, we try to respect the noise level. br* I can provide updated complete COVID vaccination certificates for all guests over the age of 12.br* CLEANING- we are following COVID 19 suggested practices. br* For monthly rentals, the rent you pay includes all utilities (cable TV, internet, gas & electricity & gardener) up to a value of Q500/month. All extra bills over Q500, such as Gas & electricity & housekeeping are deducted from the deposit. The deposit will be returned at the end of the month after outstanding bills, should they occur, have been deducted.br* This agreement shall not be assigned, nor the premises sublet without the written consent of the owner or his agents.br* I will maintain this property in as good condition as I find it and agree to replace or pay for any loss, breakage or damage to the satisfaction of the owner or agents.br* There is a $500 deposit requested upon arrival which will be refunded within 20 days from termination of this agreement provided that Guest abides by all terms of this agreement. The damage deposit is to cover breakages and outstanding utility bills in longer-term rentals (500GTQ is included of utilities in this price). (So far we have not had to make any deductions for breakages, as we do not include small items, such as plates etc...) br* I agree that no occupants will smoke within the premises.br* No weapons or private guards are allowed on the premises.br* No use of drones or firecrackers/fireworks or other noise-makers in the house perimeter or in the condominium.br* PETS: We have a no pet policy, however if you have a well-behaved dog please get in touch with us to see if we can accommodate your pet. Should you be allowed, all pet owners agree to clean up after their pets and to keep them indoors and not in the patio area. The extra fee is 10usd/day for 1 pet.br* Up to TWO light motorized vehicles (either 2 or 4 wheelers) per property may be parked on the street inside the gated condominium, as long as they do not occupy the space of another neighbor and should be parked on the same side of the street right in front of our property. Any extra vehicles will need to be parked in a nearby parking zone. NO ATVs.br* Commercial vehicle, motorized heavy vehicle and/or non-motorized vehicle are not permitted to be parked overnight. This includes buses, which accommodate more than 12 people. This list is given to the “guards” at the main entrance, and they will only allow guests who are registered to enter the gated area, it is very important that everyone that comes to the house brings ID to be allowed enter to the condo. brbrGUESTSbrIf you are expecting a guest, during the day, please have the names given to Flor, to let the guards know that they have permission to enter the grounds. According to the neighbourhood “rules”, if that visitor is not registered, they will not be allowed onto the property.brbr●THE GAS TANKS These are kept in the garden, by the outdoor washing area. If your longer term rental does not include the gas and you run out, please contact Zeta Gas, by dialing 1792 and ask for a 100 pound tank, the price is around Q528, and it comes in approximately 1 hr. If the gas runs out in one tank, as there are two tanks, please find the valve that can be turned to the other side in order to connect to the second tank. If in doubt, contact Paola (tel number above). Please let us know too that a tank has run out, so that we can order another. If you rental does include gas, and one tank is empty, then please call Flor or Angela to replace the gas tanks for you.brbr●FRESH DRINKING WATER We provide you with several gallons of water when you arrive at the house. Large ‘tambo’ (5 gallon container) can be bought on Wednesdays or Saturdays mornings from the water distributor, “Agua Salvavidas’”, truck – they costs Q16. If you are not going to be there, then you could leave the empty plastic container with the guards at the gate and ask them to pay the distributors when they come. You might want to leave them a small tip! Please do not drink (or brush your teeth) with tap water! We also carry some spares, in case you run out. Please ask Paola if you would like to buy one. We can discount this from your deposit. brbrSWIMMING POOL & JACUZZI/HOT TUB brThe swimming pool is located on the property where you are staying. The pool and hot tub are heated with solar panels. Should you want to bump up the heat of the Jacuzzi, you will find a switch that says “bomba” on it. It is on a timer that is set for half an hour. If you find yourself in the hot tub for less time, then please remember to switch the “bomba” off, after use. The hot tub takes about 15 minutes to warm up.br●Please, NO SMOKING OR DRINKING IN THE POOL. If a glass breaks in the pool, it can be very dangerous for our guests. br●The pool is closed from 9pm at night, and we would like the courtyard area quiet after that time, to respect the other guests in neighbouring houses.br●Children under the age of 16 should not be touching the switches on the back wall for the pool. Please make sure that only adults are in charge of this.br●There is an unlocked gate around the pool. However, children should be supervised at all times. We are not responsible for any accidents happening.br●Magno comes to clean the pool daily from 9pm to 9am. Please make sure that you and your children are not swimming when he is cleaning the pool and adding the necessary cleaning agents.brbr●SHOES INSIDE THE HOUSE We would very much appreciate it, if you could take your shoes off inside the front door.
