Nestled between 3 majestic volcanoes, is Antigua`s hidden secret – four Spanish-style colonial townhouses based around a plant-filled central courtyard with heated pool & hot tub. Each individual, spacious & artistic 3000 ft2 home, can’t help but bring you peace & positive energy.

•Spacious 4 bedroom/ 4 bathroom home, (1 bedroom downstairs). All beds (firm mattresses) can be converted to 2 twin beds or 1 King bed
•Idyllic for either families, couples or groups, with each individual house accommodating up to 8 people.
•Fully equipped with broadband Internet, cable/satellite TV, local cel phone, safe, washing machine & dryer
•Open fireplace, wooden ceiling beams, beautiful shared courtyard and picturesque shared heated swimming pool & hot tub. We close the pool area at 9:30pm to respect the noise level for other guests
•Delicious meals can be prepared during your stay for a slight additional cost
•Free Parking for 2 motorized vehicles (2 or 4 wheelers)
•Concierge and travel services are available to help you arrange tours, activities and transportation
•Fully equipped kitchen for those who love cooking

For short term rentals between 7-29 days, please provide proof of covid vaccination. (Our housing association requires it). For longer term rentals this is not necessary.

The home & its secluded neighborhood is the perfect safe & central place for you to explore the ruins, cathedrals, museums, restaurants & shops that are dotted throughout the cobble-stoned streets of the world-famous UNESCO town of Antigua.

You will have full access to the home including the pool and hot tub – “mi casa, es tu casa”. During these COVID times we are asking guests to sign up for private time in the pool and hot tub to minimize contact with other guests and to have more privacy while using these facilities.

Our manager Flor is in Antigua & she will be happy to help you arrange dinner reservations or give you advice on favorite places to visit.

Located in a safe, secure and quiet gated community & only 6 blocks from the Central Park & 2 blocks from the large local market to buy your fresh fruit, vegetables, flowers & local crafts.

Antigua is a friendly walkable small town; feel welcome and safe to walk during the day.

•We provide you with a welcome book with suggestions on what to do in Antigua including some of our inside tips! We’ve been involved in the travel industry for 25 years; so don’t hesitate to ask us for advice!
•We have a social focus so please ask us if you’d like to get involved (even for half a day) with local non-profit project. We’d be glad to help out.
Please note that our homes are for FAMILY USE only :)

Rent includes all utilities (cable TV, internet, gas & electricity), housekeeper for 2 hours daily from Monday to Friday & gardener for rentals of 2 weeks or less. For rentals of 2 weeks or more, all extra bills such as Gas & electricity, housekeeping, internet and cable are not included. The deposit will be returned at the end of the month after outstanding bills have been deducted.
This agreement shall not be assigned, nor the premises sublet without the written consent of the owner or his agents.
I will maintain this property in as good condition as I find it and agree to replace or pay for any loss, breakage or damage to the satisfaction of the owner or agents.
I agree that no occupants will smoke within the premises.
No weapons and private guards are allowed on the premises.
No more than 2 vehicles (either 2, 3, or 4 wheels) are permitted per house rental on the property. Any extra vehicles will need to be parked in a nearby parking zone. NO ATVs.
It is expressly understood and agreed that owner of said premises will not be liable for any damages or injury to Guest or other occupants and their property from whatever cause arising from the occupancy of said premises.
I agree to vacate said premises upon the termination of this agreement at the hour and date shown above.I agree to close and lock the premises upon leaving.
When signed by the Guest and accepted by owner, this shall constitute a rental agreement.
+Any breakages will be deducted from deposit.
I agree to have no more than 8 people for occupancy.

THERE IS NO SMOKING INSIDE THE HOUSE OR IN THE MAIN COURTYARD NEXT DOOR.

PLEASE BE AWARE TOO, THAT THIS IS A RESIDENTIAL AREA. PLEASE DO NOT DRINK OR SMOKE OR BE TALKING LOUDLY ON YOUR CEL PHONES IN THE PUBLIC AREAS, SO AS TO RESPECT THE PRIVACY OF ALL THE NEIGHBOURS. IF COMING IN LATE, PLEASE BE ESPECIALLY QUIET!

PLEASE KEEP THE FRONT DOOR TO YOUR HOME SHUT, BOTH FOR SECURITY REASONS, AND TO BE RESPECTFUL AGAIN TO OUR NEIGHBOURS.








GENERAL INFORMATION

GETTING INTO THE CONDOMINIUM
In a previous email, we have asked you to please supply us with the names of the people staying with you in each of our homes. This list is given to the “guards” at the main entrance, and they will only allow guests who are registered to enter the gated area, it is very important that everyone that comes to the house brings ID to be allowed enter to the condo.

GUESTS
If you are expecting a guest, during the day, please have the names given to Flor, to let the guards know that they have permission to enter the grounds. According to the neighbourhood “rules”, if that visitor is not registered, they will not be allowed onto the property.

●THE GAS TANKS These are kept in the garden, by the outdoor washing area. If your longer term rental does not include the gas and you run out, please contact Zeta Gas, by dialing 1792 and ask for a 100 pound tank, the price is around Q528, and it comes in approximately 1 hr. If the gas runs out in one tank, as there are two tanks, please find the valve that can be turned to the other side in order to connect to the second tank. If in doubt, contact Paola (tel number above). Please let us know too that a tank has run out, so that we can order another. If you rental does include gas, and one tank is empty, then please call Flor or Angela to replace the gas tanks for you.

●FRESH DRINKING WATER We provide you with several gallons of water when you arrive at the house. Large ‘tambo’ (5 gallon container) can be bought on Wednesdays or Saturdays mornings from the water distributor, “Agua Salvavidas’”, truck – they costs Q16. If you are not going to be there, then you could leave the empty plastic container with the guards at the gate and ask them to pay the distributors when they come. You might want to leave them a small tip! Please do not drink (or brush your teeth) with tap water! We also carry some spares, in case you run out. Please ask Paola if you would like to buy one. We can discount this from your deposit.

SWIMMING POOL & JACUZZI/HOT TUB
The swimming pool is located on the property where you are staying. The pool and hot tub are heated with solar panels. Should you want to bump up the heat of the Jacuzzi, you will find a switch that says “bomba” on it. It is on a timer that is set for half an hour. If you find yourself in the hot tub for less time, then please remember to switch the “bomba” off, after use. The hot tub takes about 15 minutes to warm up.
●Please, NO SMOKING OR DRINKING IN THE POOL. If a glass breaks in the pool, it can be very dangerous for our guests.
●The pool is closed from 9pm at night, and we would like the courtyard area quiet after that time, to respect the other guests in neighbouring houses.
●Children under the age of 16 should not be touching the switches on the back wall for the pool. Please make sure that only adults are in charge of this.
●There is an unlocked gate around the pool. However, children should be supervised at all times. We are not responsible for any accidents happening.
●Magno comes to clean the pool daily from 9pm to 9am. Please make sure that you and your children are not swimming when he is cleaning the pool and adding the necessary cleaning agents.

●SHOES INSIDE THE HOUSE We would very much appreciate it, if you could take your shoes off inside the front door.
