Welcome to Bryn Llys - a unique property in a fantastic location. Here you get the best of both worlds - fabulous views of welsh countryside, just a few yards from the River Severn walking and cycling trail, whilst only a five-minute walk into the centre of Newtown which is full of shops, bars and restaurants. The house boasts two large reception rooms (one with a log burner), a banquet-style dining space, a large games room and a sweeping balcony. At Bryn Llys there is something for everyone!brThe spacebrBryn Llys is a very spacious house set over two levels. It has just been decorated and furnished in a quirky whilst luxury style from brands such as made.com, lust home and cox and cox. The outcome is a colourful and warm house that is a joy to spend time in with just enough glamour to feel special but not over the top! The top level includes large kitchen with neff oven, microwave and other appliances, whilst the utility room next door hosts a huge American fridge-freezer. High end tableware and glassware will set the scene for a luxurious dining experience. The kitchen leads out to the landing with feature oak staircase and large statement light. Here an architectural table and rich blue velvet dining chairs combine with cocktail cabinet and mood lighting to create a very glamorous and luxurious formal dining area. This leads off to the first reception room which has banquet style dining benches and marble table for a less formal dining experience. This room has a huge picture window that overlooks the stunning Welsh landscapes, within the family it is called the ‘sunny room’ which is self explanatory and makes it a lovely place for sitting reading, chatting and playing games. It also has a very large mustard velvet U shaped sofa and flat screen television and patio doors that lead to balcony. This hosts bar and bar stools, space for beanbag and floor cushions and a patio area with rattan furniture, log burner and egg barbecue. The grounds feature many large shrubs and secret areas that you can grab a chair and book and hide away in, with enviable views of such a stunning landscape. The second reception room is a cosy room that is perfect for evening with its rich blue and pink decor, squidgy cord and velvet sofas and chair, log burning stove and large flat screen television. This room also has access to the balcony. The top floor hosts two bedrooms. The first has a grey velvet superking bed with Evie mattress, a warm mustard and pink botanical wallpaper and a large flat screen television. This room has an en-suite with shower, toilet and wash basin. The second upstairs bedroom has a modern, striking leopard wallpaper and a midnight blue king sized bed with Evie mattress. A large family bathroom with bath, separate shower cubicle and linen cupboard completes this floor. Down the oak stairs you will find a large games room complete with top quality pool table and table football table and electronic darts board. The decor in this room is dark grey, with oak flooring, movie posters and bright pops of colour. A games room to envy for sure! One end of the room has large corner sofa with large flat screen television which makes this a perfect place to watch sports or a movie. This sofa can quickly be converted into a large double bed. Downstairs also homes the third bedroom with pastel retro wallpaper, pink velvet double bed and sumptuous chaise lounge. The fourth bedroom has two sets of adult size very sturdy bunk beds, one with two and one three beds. There is a bathroom to serve this level with bath, shower and toilet. Out of the downstairs doors you will find a boiler room with plenty of space for bikes, wet coats etc. We are very proud of the space that we have created here and hope that you will enjoy your stay here! Newtown is a bustling little market town which in many ways has a Cotswolds feel. It has a very reasonably priced cinema, theatre and leisure centre, again a bargain priced golf course, pubs,restaurants, shops and in our opinion an exceptionally warm welcome for visitors. There are fabulous walks and outdoor pursuits, enjoyable fishing and a large new playground just minutes walk away. We are also on the train line to the coast so you can set off at 8 and be on the beach at Aberdovey or Barmouth after a very pleasurable, scenic, train ride by 9-30 with none of the parking hassles. Newtown is an absolute gem of a town and Bryn Llys is a perfect house to enjoy the local offerings and spend time with family and friends within.brPLEASE NOTE THIS IS A RESIDENTIAL AREA WITH NEIGHBOURS.
