REMOVAL FROM PREMISES & ILLEGAL EXTENSIONSbrThe Host may terminate this Agreement and remove the Guest immediately if any of the following occur:brViolation of house rulesbrDisturbance to neighborsbrProperty damagebrUnauthorized occupancy beyond approved guest countbrRefusal to vacate after check-outbrIllegal extension of stay without Host’s written consentbrThe Guest waives any right to remain on the premises beyond the agreed check-out time unless explicitly extended in writing.brNo refunds will be issued if removal is due to Guest`s misconduct.brIn the event of continued overstaying and refusal to vacate the Property, the Host reserves the right to pursue legal action to recover possession of the Property and seek damages for any losses incurred.br11. FILMING. No professional photography or videography is permitted on the premises without prior written consent from the host. This restriction is in place to ensure the security, privacy, and quiet enjoyment of the property and neighborhood.br12. NO PARTIES OR EVENTSbrParties, large gatherings, or events of any kind are strictly prohibited on the property, unless expressly approved in writing by the Host prior to check-in. A $500 fee may apply for gatherings.brUnauthorized parties or events will result in immediate termination of the stay without refund, and may incur additional cleaning, damage, and disturbance fees.br13. EXTRA GUESTSbrOnly the number of guests listed in the reservation is allowed to stay overnight.brAdditional daytime or overnight guests must be requested and approved in writing before arrival. A $35 per guest fee may apply for extra guests.brbrSECTION B: AMENITIES & SAFETYbr1. POOL / HOT TUB USE (IF APPLICABLE)brBy using pool or hot tub facilities, you agree to:brSwim at your own risk.brSupervise children under 12 at all times.brRefrain from running, diving, or rough play.brAvoid using glass in or near the pool.brNot use these facilities while intoxicated or ill.brThe Host is not liable for injuries, accidents, or health issues from use.brGuests are responsible for any damage caused to pool equipment or areas.br2. PARKINGbrEach property offers private parking, typically including a gated driveway and a garage.brStreet parking is not permitted.brGuests are responsible for any towing fees resulting from parking violations.br3. SECURITY CAMERASbrExterior security cameras are installed for guest safety and property monitoring.brNo cameras are installed inside the property.brFootage may be used to verify rule violations.brbrSECTION C: PET POLICY (if applicable)brPets are only permitted if pre-approved by the Host, with applicable pet fees paid in advance.brBy bringing a pet, you agree to:brAccept full liability for any damage, injuries, or disturbances caused by your pet.brSupervise your pet at all times and follow local pet laws.brClean up after your pet and prevent damage to furniture, flooring, or landscaping.brPets with a known history of aggression are not allowed.brUnauthorized pets may lead to additional charges or removal from the property.brNote: Emotional support animals are not recognized as service animals in this jurisdiction.brbrSECTION D: LIABILITY & DISPUTE RESOLUTIONbr1. GUEST RESPONSIBILITYbrYou are responsible for the actions of everyone in your group during your stay.brYou accept liability for any property damage, theft, or rule violations.brCharges may be applied to your security deposit for any infractions.br2. PERSONAL PROPERTY AND LIABILITY. All personal property kept by Guest in said property shall be and remain at his/her sole risk and GHS shall not be liable for any damage to, or loss of such personal property occurring from any acts of negligence of any other persons, nor from any problems with the rental home from any other cause whatsoever, nor shall GHS be liable for any injury to Guest or guests of Guest in or about the property.
