This configuration makes Fattoria Antica an ideal solution for large groups wishing to stay together while maintaining comfort, privacy, and independence.brWithin the property, several indoor and outdoor spaces are available, thoughtfully designed to harmoniously host every phase of an event: from the ceremony to the aperitif, from the dinner to the evening party and open bar. The variety of settings allows for smooth space management, adapting to the logistical and stylistic needs of each individual event.brThe property does not work with an exclusive catering service; therefore, guests are free to choose their preferred caterer, ensuring maximum customization of the culinary experience (please note that hiring external chefs or external catering companies is only possible if communicated to and approved by the owner in advance).brRegarding music and entertainment, there are no time restrictions for music in indoor areas, while for outdoor areas music is permitted until midnight, in respect of the surrounding natural environment.brAvailable Services & Extra Chargesbr_ Bed linen and towels: 1 set of bed linen and 1 set of bathroom towels per person with weekly change are included in the rental price.br_ Final cleaning: €600.00 to be paid in cash upon arrival at Fattoria Antica.br_ Swimming pool: Open from end-April to mid-October (other periods on request). The pool is for your exclusive use.br_ Pool heating: Not available - the outdoor swimming pool is not heated.br_ Heating: Charged according to consumption (€6.00/m³ of gas).br_ Air conditioning: Not available.br_ Wedding fee extra to pay.br_ Wi-Fi Internet: Available and included in the rental price.br_ Electricity, gas for cooking and hot water, and water consumption: All included in the rental price.br_ Firewood: Available on request for barbecue or wood oven use; extra charge according to consumption.br_ Pets: Well-behaved pets are welcome upon request (maximum 3 pets) €25.00 per pet/per stay.br_ Babies (0-3 years): One baby cot and/or high chair available on request (included). Please note that blankets, pillows, and sheets for the baby cot are not provided - guests are kindly asked to bring their own.br_ Private chef service: Available on request (extra charge depending on the selected menu). If you wish to enjoy a private lunch or dinner at the villa, the owner Signora Sara, can arrange an authentic Tuscan dining experience for you. The date, time, and menu must be agreed directly with Sara at least 3 months in advance. During high season (June - September), due to high demand, we recommend booking 5-6 months in advance.br_ External chefs/catering: please note that hiring external chefs or external catering companies is only possible if communicated to and approved by the owner in advance.br_ Weddings & events: It is possible to host weddings or private events at the villa or in the beautiful garden, upon request. The Limonaia building and the stone-vaulted hall (next to the common kitchen) on the ground floor of the main house are available, for a maximum of 52 guests. Tables and chairs for up to 52 people are provided; any additional equipment must be rented. brFor larger weddings, an additional venue at the entrance of the property can be hired (the furniture and equipment must be rented).brDuring your wedding day, the exclusivity of the entire property is guaranteed.brDuring the other days of your stay, there may be a wedding taking place; however, it will only use the wedding venue located at the entrance of the property and the adjacent garden. Guests are required to take care of the property and outdoor spaces, dispose of their rubbish properly, and maintain the general cleanliness of the house during their stay.brGarden and Pool Maintenance - To ensure the proper maintenance of the outdoor areas, the owner or a trusted housekeeper may access the property, when necessary, with prior notice whenever possible.brRental Prices - Fattoria Antica accommodates a total of 44+8 guests. Rental rates apply to occupancy up to 44 guests; each additional guest is charged €27.00 per person/per day for extra bed, sofa bed, baby cot.brAccommodation - Maximum occupancy: 44+8 guests (no more than 52 persons allowed). Guests not registered as part of the booking are not permitted to access the property.brSecurity Deposit - A refundable security deposit of €1,500.00 must be paid in cash upon arrival (check-in). It will be returned in cash upon departure (check-out), after inspection of the property for damages.brArrival and Departure - Check-in: Between 4:00 PM and 7:00 PM. Any early or late arrival must be agreed in advance with the owner/housekeeper. Check-out: Between 8:00 AM and 10:00 AM. Any early or late departure must also be arranged in advance.brGuests are required to notify the owner promptly in case of any change to arrival or departure times. The owner or their representative cannot be held responsible if guests arrive after 8:00 PM (or after the agreed time) without prior notice and are unable to access the property.brNumber of Guests - The property will be prepared according to the information provided at the time of booking. Any change in the number of guests must be communicated prior to arrival. The maximum occupancy (44+8 persons) must not be exceeded. Any substitutions or additional guests must be approved by the owner. If unregistered guests are found on the property, the owner reserves the right to refuse access to those individuals.brTourist Tax - Please note that starting from June 2025, the Municipality of Poppi, where the vacation villa is situated, has introduced a tourist tax applicable to all guests. Children under 12 years old (age at the time of their stay) are exempt from the tax. €2.00 per person/per night for the first 4 nights; children under 12 years: free of charge; for groups over 20 people: €1.00 per person/per night.brCheck-in and Registration - Upon arrival, please provide the owner or housekeeper with a list of all guests staying at the villa, along with a copy of each guest’s ID card or passport (including children). In compliance with Italian law requiring immediate registration of guests, please ensure you bring valid identification and provide a front and back copy to the owner/housekeeper at check-in.
