Inside, vaulted wood-beam ceilings and exposed stone walls set a warm, rustic-modern tone, softened by neutral linen furnishings and floor-to-ceiling glass doors that fold the living space out towards the view. Air conditioning, underfloor heating and a wood-burning stove keep it comfortable through the seasons, and the space opens directly onto its own terrace.The kitchen is fully equipped for self-catering, with a cooker hob, oven, dishwasher, microwave, toaster, electric kettle, coffee machine and fridge.

Outside, the infinity pool stretches out towards the hills and vineyards beyond, its edge lined with olive trees and shaded loungers, all framed by a private, fenced garden. A pergola with a retractable canopy shelters the outdoor dining table, and as evening falls, a sunken fire feature set into the stone terrace glows alongside the barbecue, extending the day well into the night. For quieter moments, a wood-lined private sauna and a light-filled relax area, with its own treatment table, offer space to properly switch off.

The villa is a 10-minute drive from the hilltop village of Motovun, known for its truffle dishes, cafés and panoramic views over the Mirna valley. The coastal towns of Rovinj, known for its beaches, nightlife and Venetian old town, and Poreč, a family-friendly base with its own stretch of history and seafront, are both around a 45 to 50-minute drive, making for easy day trips. For nature lovers, the Lim Fjord is a 30-minute drive away. Pula Airport is approximately a 45-minute drive.
