Upper kitchen cabinets: the telescopic cylinders are broken, so you have to hold the doors open with one hand while using the other to take things in and out.Far too few glasses available; these were later supplemented by the service team.Pedal trash bins: the lids are detached, so they don’t function properly.Bathroom on the first floor: a water pipe is leaking.Entrance gate: remote control was broken, and later the control system itself malfunctioned. We had to open and close it manually. A specialist was supposed to be called, but the issue wasn’t resolved during our stay.Garbage from previous guests had not been removed (left in the garage).Several stair treads were loose upon arrival, posing a hazard, especially with small children. These were temporarily fixed by the service team but are in need of replacement.Mattresses on all beds are sagging; we had to fully repair the slatted bases of two beds upon arrival. On the veranda, there are several candle holders, all of which are broken. One of the bedrooms on the first floor had no working light. In another bedroom, there were bedside lamps, but their plugs didn’t fit the sockets. In this same room, one of the dresser drawers contained a container of moldy food.No user manual/instructions (found) for the television.Kitchen faucet is hard to swivel between the two sinks. The pedestrian door at the entrance gate cannot be opened from the inside without a key—impractical and unsafe.Wi-Fi regularly cuts out; after m

The house in itself is beautiful, and the location is truly nice, with a beautiful view. Especially from the bedrooms you have a great view over the lake. It would have been a 5 star review if not for the condition of the maintenance of the house. I've seen reviews on google with added pictures, so the problems we saw where already existent and could/should have been fixed in my opinion. Some examples are: cupboards falling a part, missing shelves, mold in the shower, and peeling paint. Also, the kitchen inventory is very small (especially glasses and mugs are in short supply). But the beds were the worst. One of the queensize beds had a wooden board as base for the matrass. So in short, a part from the state of it, the house is perfect! And the sad part is that with not too much money (less than we paid for a week), most of it could be fixed easily. Would I recommend a holiday here: yes I definitely would, because of the location, environment and the house in general. But I would also recommend the owner to fix the issues in a proper way.. to go from 2 or 3 star reviews to 5 stars easily...

This was a once-nice villa, but in my experience, it is now a property with little maintenance and attention, other than some superficial improvements to make it rentable. The furniture (especially the kitchen and bedrooms) was cheap and flimsy, including our bed which was broken but concealed from us. It fell apart in the middle of the night. How do I know it was broken? When i looked under the bed, I found the broken center support was propped up with a stack of about 10 books!!! Simply amazing. In addition, there were multiple electric outlets broken, several missing light bulbs, and non-working kitchen items. The kitchen was not well stocked and the area was not very clean. I have pictures to support my rating. On the outside, the landscaping was overgrown, the chairs were moldy, and the views were blocked by over grown trees...not what was marketed. The response I received from the rental company (who I thought was VRBO) was slow and unclear. Our issues were never resolved. I have been greatly disappointed in VRBO in Italy on this trip. We rented 6 different properties in Northern Italy over the course of a month. Of the 6, 2 were very good, 1 was unbelievably bad, 2 worked out OK despite being different than what VRBO represented, and this property in Menaggio served our needs albeit with the issues noted above. Absent improvements, I would not stay here again. Re VRBO, I have significant doubts about their slogan that Weve got your back. We will see.

The property was good and we enjoyed our stay. The address provided was incorrect, it is number 29 rather than 9 so that caused some confusion when we arrived. It is also uphill from the town so would recommend a car or a taxi. There were no Ubers available in Menaggio. The view from the property is beautiful and the house worked well for us.

This is a large older house, but with relatively recent upgrades. Overall clean and pleasant. The views are beautiful and the best part, but it’s quite a significant 15-20 min uphill hike to get back to the house from town. We were happy we had a car for when we needed to go shopping and return with a lot of stuff. But we were content to walk down and up the hill for breakfast and dinners. Those that didn’t wanna walk up found it easy to get an Uber. The management company was easy to work with and prompt with getting extra supplies (we needed a few more towels which showed up the same day requested). Overall Mennagio is a beautiful town with great restaurants/shopping, and a perfect vacation destination. Getting to/from Bellagio or Varenna is easy via the ferry. We loved the small wine shop La Bottega De Vino and the owner’s advice/knowledge. The cafe’s on the square are great for breakfast or afternoon cocktails and great views. And Il Pazzo (traditional italian) and Braceria Diverso (higher end steakhouse with a tasting menu option and great wines) were great restaurants.

We liked pretty much everything inside of the villa. However, the garden is not well maintained, we seam to be their first customers of 2017 and they didn't bother to do a good cleaning of walkways, gardener didn't come a single time during 9 days stay (in hot days with no rain). Be careful with your personal belonging as house doesn't come with safebox, security or cctv. We went for dinner in Menaggio on our 2nd evening, and found the main door open upon returning back but didn't pay attention because the bottom lock didn't work properly when we arrived, so we thought we may not have closed it because it was broken. It was late and travelling with a group of 9 including 3 children, we went to our beds straight away. The next morning I found about 2.700€ in cash disappeared from my bedside drawer (part of it was my customer's payment), the other members of family reported that their luggage were just a bit messy but again they didn't pay enough attention in the night before. Then my brother found some US dollars and Russian rubbles missing from his suitcase. We called to the Happy Holliday Homes to report the robbery. After one hour waiting, George apperared but only accompanied us to the police station to submit a report. They didn't accept it's the management fault of not providing a safe place inside of the villa to store valuables like in most villas we stayed previously. And they couldn't explain who had an access to the villa keys. We wasted the whole day for police station visit only to get our stamped files (to claim for insurance). Though, the company's maintenance was fast to change door locks and provide us new keys. We decided that ruining our entire holiday of 3 families doesn't worth all that drama with relocation. We were waiting at least for an excuse, kind of compensation offer in a form of services - nothing happened. George only contacted to check about our departure time. I think it's a shame for such a big company to operate in this manner. I suggest you to choose another villa operator as this monstrous Happy Holiday Homes managing 700 villas as they say are too busy to pay attention to a single accident. Needless to say that there were no police investigation or whatsoever - so, be very careful staying in remote parts of Menaggio as our case wasn't the first and I'm afraid not the last one. Gangs are watching stupid tourists staying in unsecured house like villa Ritrovo. Police and property managers are well aware but do nothing.
