Villa Kaya 1 - Five Bedroom Villa, Sleeps 12

Overall the property was as expected at the price. Rooms and beds were clean and kitchen oven and hob, fridge, dishwasher and washing machine good. Bath and hand towels were basic but ok.Pool was excellent and kept clean by 2 visits per week by the pool contractor. Although advertised as 5 bedrooms two attic bedrooms are small and in reality it is 3 bedroom.However, there are several areas which could improve the property and quality of stay for guests:1. No dishcloths or tea towels provided.2. Sunbed covers are filthy and zips broken. We attempted to wash them but covers could not be removed.3. The garden area is not maintained and the shrubs and trees need pruning as they encroach onto sunbathing area, The once grassed area is dirty and used by local cats as a toilet. A shame because this could be easily put right at little cost.4. There are only 5 plastic chairs for sitting outside and the remaining 7 are all cracked through age and dumped down the side of the property.5. We had a major issue with the air-conditioning unit in the main bedroom with icing and dripping onto the bed. We contacted the management about this who told us to keep the setting at 22-23 C. This did not solve the issue and we simply had to turn it off for long periods. The other air conditioning units in the property worked perfectly regardless of the setting so it is obvious this unit needs attention. We ended up moving the bed away from the wall to counter act the dripping.

Villa is perfect for up to 6 people as 3 good double rooms. Further 2 bedrooms are only suitable for young children as small doorway and height of the ceiling.Pool is lovely, location great.Only issue is limited glasses, basic kitchen items and only 7 sun loungers if a large group going out.

The villa appeared ideal for our family of 9 traveling to Dalyan, but several issues need attention before we could recommend it or consider returning.The main concern was the lack of adequate furniture for a large group—only 6 outdoor and 4 indoor chairs meant we were constantly rearranging. Several broken chairs were left stacked beside the property. In addition there were only 6 sun loungers and 2 were damaged and broken meaning they couldn’t be used which was disappointing.The kitchen was poorly equipped, with not enough plates, glasses, or cutlery for 9 guests, and missing essentials like a toaster, wooden spoons, and spatulas. The cooker was left unclean, with greasy trays inside. The BBQ was in poor condition; although cleaned after request, it lacked utensils, so we couldn’t use it.Upstairs, two bedrooms lacked curtains, which took nearly five days to resolve after raising the issue with the manager.Despite these shortcomings, we enjoyed our stay. The pool was excellent and well maintained daily. The villa's location offered peace and quiet while still being conveniently close to Dalyan’s vibrant centre.

We found it a very correctly house. Comfortable beds, good shower and clean house. For 12 people the tables and chairs are a bit tight. We were there with a maximum of 6 people that was fine to do.We thought it was a detached house but it is a building divided into two parts.We had a wonderful stay.

Dalaman is a marvelous place to be with its historical landmarks and astonishing beautiful beaches. We loved our stay!

We are happy that we chose Turkey as our destination. Lovely restaurants there.The villa was beautiful. My favorite place was the pool, which was very nicely maintained. Highly recommended.

We spent quality time in the villa. It was so much fun by the pool, my kids loved it. It was the first time we tried Turkish coffee. It was very strong and different but we liked it.

We had the perfect vacation; we really enjoyed it and we are going back for sure! We took a boat trip and we loved it. The afternoons were mostly spent preparing meals and enjoying the pool.

Its stunningly beautiful and so nicely decorated. The pool was a real pleasure to us and we used it every day. The location and the villa are perfect as everything is really close. Totally recommended.
