*All five large bedrooms feature spectacular ocean views, exclusive A/C, smart tvs, working desk, ceiling fans & private bathroom - Dual vanities are in both master suites & pool area room.

*Upstairs TV room has a 85` TV screen for your movies/sports etc.

*Outside up stairs has a massive Palapa with access from master suite 2 over a short bridge, the TV room & the pool area. As well as another Palapa over the gas BBQ with party table & sink. And a shade pergola over the dining area by the pool.

*Portable upstairs blue tooth speaker for your tunage.

*Down stairs: Make sure you check out `The Light climber lights` (pretty cool) going down to living area. Welcome booze at the bar. 10 seat community/dining table. Sitting area by bar. large kitchen with every amenity, Including its own Chef & helpers door that leads straight to the kitchen. (which avoids them having to go through the house) Coffee machine (includes coffee) blender etc. kitchen bar sitting area. Sunken living room with a 80` smart tv. Another great view (as all rooms have) of the Marina and cruise ships from the large terrace.

Master bedroom 1 with double sink vanity.
Outside in front is a private secluded natural rock room complete with your own porch coffee table. Sipping your favorite beverage whilst observing the sunrise or watching the ships in the harbor seems to be a favorite.

1. Check‑In / Check‑Out
Check‑in: 3:00 PM  | Check‑out: 11:00 AM

Early check‑in / Late check‑out: Possible only if available and approved in writing. Fee applies (per hour; amount confirmed per property). Requests must be made in advance.

2. Quiet Hours
10:00 PM – 8:00 AM. Please be respectful of neighbors. Noise complaints may result in eviction without refund.

3. Smoking Policy
Absolutely no smoking inside.

Smoking is permitted only outdoors, with doors/windows closed to prevent odors from entering. Non‑compliance may incur additional cleaning fees and/or cancellation of your stay.

4. Guests, Parties & Events
Registered guests only. No unregistered persons may stay overnight.

No parties or events without prior written authorization.

5. Pets
Pets are allowed only with owner’s written consent. A pet addendum must be signed and any HOA/host pet fees paid before arrival. Unauthorized pets will incur penalties.

6. Plumbing & Bathrooms
Only toilet paper in the toilet. No wipes, feminine products, paper towels, etc.

Exception: Misiones Condo #7311 – please follow the specific in‑unit signage/instructions provided there.

7. A/C, Doors & Windows
Keep doors and windows closed while the A/C is on to avoid excessive utility use and moisture issues.

Lock all doors and windows whenever you leave the property.

8. Access Codes & Keys
Do not share access codes/keys with anyone outside your registered group.

Report any lost keys or compromised codes immediately.

9. Lights & Energy Use
Turn exterior lights off during daytime and switch off unnecessary lights/appliances when not in use.

10. Towels & Linens
Pool/Beach towels: Please do not remove them from the property.

Nearby beach clubs typically provide complimentary towels and lounge beds with restaurant/bar consumption—use theirs for beach outings.

11. Damage & Extra Cleaning
Please treat the property with care. Excessive mess, smoke odor, or rule violations may result in additional cleaning or damage charges.
