- Bedrooms: 13 beds in 5 rooms plus attic. The main part has 2 double bedrooms and one with two single beds. The second part has two double bedrooms and an open triple room.
- Bathrooms: 4 bathrooms, three are ensuite in the double rooms and two are family bathrooms shared with the other bedrooms and loft area. .
- Kitchen: 2 fully equipped kitchens (one in the main part, one in the second ) with all large and small appliances including Nespresso, dishwasher, microwave, fridge with freezer, hob, oven, toaster, crockery, pots and utensils.
- Indoor/outdoor dining: Inside there is a large dining table for 14 people, and also outside on the covered veranda with breathtaking views for 14 people.
- Indoor/outdoor living room: 3 indoor sitting areas, one in each unit, the lounge in the main villa can accommodate 14 people on all different sofas. The room in the second part can accommodate 6-8 people and the third room can accommodate 4 people. Outdoor spaces on the terraces around the villas.
- Media: Lounge in the main villa has a smart flat screen TV with digital cable. Lounge in the second villa has a new flat screen HD-TV55' with streaming NETFLIX, satellite connection Astra.

- Access to the lake: private gate with access to the lake. The coast here is rocky, not on the beach, so it’s not always easy to get to the lake, ping pong, paddle sup.

- Parking: large private car park (2/4 covered and up to 4 in the open parking of the villa).

The villa is about 400m down the road from the Port of Torchio, in Manerba, with 2 excellent restaurants as well as a bar/gelateria and a boat rentals company. There is a marina just 100m from the villa, where we have a boat mooring for a boat up to 7m reserved for the villa. The village of Montinelle, with various shops, restaurants and services is about 1.5km away. At the tip of the peninsula, just 200m from the villa, you will find the water bridge to the Isola dei Conigli, a park and natural preserve great for picnics. On the other side, you will find the Pisenze beach just under Rocca di Manerba, with an SUP (stand up paddle canoes) centre and a wonderful restaurant on the beach of Pisenze. There are also various trekking tracks taking you up the Rocca di Manerba, an archaeological park with fabulous ruins as well as a nature preserve.

Stayed Aug 2, 2025The location is absolutely amazing. Direct lake access and the beautiful garden, plus walkable to restaurants, made the holiday for us. The villa itself is huge and comfortable, if a bit dated. Service from Novella excellent, always very quick to respond to my messages. We would come back. Some more lighting in the main living room - another lamp would help. More mugs and crockery. A Bluetooth speaker. Hooks on the back of doors to hang up towels. There needs to be more clear work surface in the main kitchen - there is no space to prepare food for a large group. If all the appliances could be moved (coffee machines, ice maker) to a shelf, that would help. The hob didn’t work very well - only one ring could heat up at a time. The bathrooms are quite dated now and would benefit from refurbishment. But none of these things were a huge problem.

Stayed Dec 31, 1969We were a group of 9adults who stayed for a week and only wish it could have been longer! Loved the way the house was large enough that there were different areas where people could chill out on their own if they wanted. The pool was great and the location right on the lake was stunning! We paddle boarded over to rabbit island, walked to the top of a nearby viewpoint and there were a couple of restaurants within walking distance, though I feel you would need a car as the villa is a little far away from food shops. I was a little wary going as when I paid using Revolut, the app was telling me the payment was a scam, but thankfully not! Novella was always contactable and was even helpful when our luggage was lost on the way over. The kitchen and some of the bedrooms were a little older looking than I thought it would be, but the main living areas and the outdoor areas are absolutely stunning! We used the bbq a couple of times too. We would return in a heartbeat! Thanks for a great trip! All we could think of was that it would be nice to have a few blankets/throws so we could be cosy when sitting outside in the late evening. Also, if you could find a way to let Revolut know the transfer payment isn’t a scam, that would be great too! Not sure if you can!

Stayed Dec 31, 1969We liked the house which is separated in three different areas. Our kids and their friends stayed in one part while the partners stayed in the other. The villa has a great, large and well managed garden with old olive trees . It is completely fenced which was perfect for our two dogs. The direct lake access is the icing on the cake - nothing better than to start from the property with your own SUP in the morning. We will certainly be back.

Stayed Sep 14, 2019Overall this is a fabulous property with an idilic location and plenty of space for a large group of people. The garden/ pool space is lovely directly overlooking the lake. Parts of the house could do with some tlc particularly the kitchen. Keeping the house secure was quite difficult with so many external doors and locking mechanisms. Keeping up with the different rubbish collections was hard and could really do with some proper big bins to store various types of rubbish till bin day. We used the chef service a couple of nights which was fabulous - two lovely ladies who did a great job. Overall a lovely holiday.
