Tartagli Alti is a quiet, comfortable and child-friendly 4 bedroom villa with a private pool, set within walking distance of the medieval hilltop village of Paciano. Villas that feel this peaceful and private yet allow you to walk to shops, cafés and restaurants in five minutes are rare, and it is one of the reasons guests return year after year.

The villa sits among rolling wooded hills with far-reaching views across the Umbrian–Tuscan landscape. As you arrive, the senseof space and privacy is immediate, yet the village is a short walk away.

Paciano is a small, attractive village with everyday essentials, a handful of good restaurants and cafés, and one of the prettiest rooflines in the region. Lake Trasimeno is approximately 13 km away, offering ferry boats to its islands, lakeside towns, swimming spots and water activities. The location is ideal for exploring both Umbria and southern Tuscany. Panicale, Città della Pieve, Chiusi, Cortona and Montepulciano are all within easy reach, and the Autostrada del Sole (15 km away) provides fast connections to Siena, Arezzo, Perugia and Florence.

Inside, Tartagli Alti has a relaxed and welcoming atmosphere. The large sitting room offers comfortable sofas, books, maps, board games, a TV and music system, and opens directly onto a long dining terrace with wide views over the Tresa Valley. It is perfect for slow breakfasts, reading in the shade or dining outdoors after a day exploring.

The modern kitchen has granite work surfaces and a dishwasher, and leads to a second terrace shaded by a mature fig tree, an ideal spot for morning coffee or lunch after a swim. On the ground floor there is also a twin bedroom and a bathroom with shower.

Upstairs you will find two recently redecorated double bedrooms, each opening onto a balcony with panoramic views, a small single bedroom and a new bathroom with bathtub and shower. All of the bedrooms have air-conditioning.

The private swimming pool (40 ft x 20 ft) is set slightly apart from the house, surrounded by oaks, pines and cypresses, offering a peaceful place to unwind. Many guests spend long, relaxed days by the pool before walking down to the village for dinner. There is also a table football, table tennis and board games making this property great for families.

Finally, to make your arrival and stay as smooth as possible, you will be looked after by the lovely Leslie. She is our local helper on the ground and is available to assist you during your holiday. If you are arriving late or simply want to start your holiday stress-free, Leslie can arrange a grocery welcome pack to be waiting for you in the kitchen.

LOCATION

Tartagli Alti offers what many guests consider the holy grail of villa rentals: a private family home within walking distance of a lively village. A 600-yard stroll takes you into the heart of Paciano. The walk down to the village is easy and scenic, while the walk back is uphill—a great way to work off a traditional Italian lunch.

The area around the villa is steeped in history. Local residents maintain that the famous lost tomb of the Etruscan king Porsena is hidden somewhere nearby. While the exact spot remains a mystery, the village itself provides a wonderful, authentic atmosphere with excellent restaurants and a welcoming community.

The villa is perfectly placed on the border of Tuscany and Umbria, making it an ideal base to explore both regions. You are only 15 km from the A1 motorway, putting the great cities of Siena and Arezzo within easy reaching distance. The famous town of Cortona is only 20 miles away, and the world-renowned site of Assisi is another easy day trip. We also highly recommend visiting Perugia; it is a less well-known but truly fantastic city to explore.

Nearby you will find the amazing Lake Trasimeno, which offers a wide variety of water sports, boat trips to the islands, and beautiful lakeside views. If you prefer to stay closer to home, the area is full of gems. We recommend the Etruscan Museum at Chiusi, the circular village of Cetona (perfect for lunch at Da Nilo), or the charming towns of Panicale and Città della Pieve. Whether you want wineries, fashion outlets, art, or great food, everything is within reach.

For those who want to visit Florence or Rome without the stress of city driving, the main line train station at Chiusi is just 9 miles (15 minutes) from the villa. You can leave the car in the station car park and take a direct, high-speed train into the heart of either city, reaching the centre of Florence in around 1.5 hours or Rome in 1 hour 45 minutes.

    The whole experience was delightful. From stepping into the lovely villa to the wonderful views all around. The villa itself was very well maintained and clean with everything in place to ensure a great holiday. Peace and quiet in abundance especially round the pool where we spent many happy hours. Even though the villa is remote it is possible to stroll down to Paciano for a meal at one of the excellent restaurants or just to admire the scenery. All in all, one of our best holidays yet.

    Tartagli Alti is an extensive and well equipped property with the most beautiful views, nestling in the forest on the edge of Paciano.Access is via an unmade road with some challenging gradients to a car with 5 adults and luggage. The house is extensive ,excellently equipped, quite mature, yet well maintained. Patio areas are large with brilliant views. The pool is large with lots of loungers and parasols. It’s accessed by a step path which one needs to take care on.The walk to town is around 10 minutes. The uphill return takes a few minutes longer. If not always driving , a basic level of fitness and mobility would be recommended. The views and situation are just beautiful.Comms was excellent, initially with Molly from Friends of Tuscany and subsequently with local contact Leslie who is friendly , knowledgeable , helpful and very much a Paciano local. The few queries we raised on holiday were responded to really quickly.Local large towns we enjoyed most were Perugia, Orvieto and Assisi. More locally, Castiglione Del Lago is very touristy and has many good restaurants. Paciano itself is a beautiful small town withtwo cafes, a small supermarket and at least 3 restaurants.

    We had a wonderful two weeks staying here. The property is beautiful with spacious grounds, a large swimming pool, and gorgeous views. It is very private, tucked away from the world. The town is a 10 minute walk away and is quiet and delightful with a few good restaurants and bars. No real negatives other than two of the bedrooms being a little small, and the damn mosquitos.All in all: thoroughly recommended, just lovely.

    Beautifully located villa close to lovely Paciano (although the description of being able to walk there in 5 mins is a slight exaggeration!).The drive up is tricky but the views and outside seating choices make it worth it. Inside, much of it is quite dated, particularly decor, appliances, towels and bedding. We also reported to the very helpful property manager the loose bannister, external wooden railings beginning to rot and loose breeze blocks at end of steps to pool now clearly dangerous.

    This is a tranquil and very special property and we had the most amazing week. The setting is devine...stunning scenery overlooking the hills of Tuscany and so very peaceful. The pool, set down some steps away from the house, is absolutely beautiful and the biggest we have ever had (and we have enjoyed many properties with pools over the years). The house has everything you need, espcially in the kitchen, which made cooking easy. Paciano is the most beautiful, picturesque village and a real gem. We enjoyed some delicious coffee and pastry breakfasts at Echoes cafe and loved the fact that we could walk there from the house. The sunsets from the house are stunning. Leslie met us at the house on arrival and was on hand the whole week, with great advice and ideas, so we felt very looked after. We could not have asked for more. Absolutely love this place and we very much hope to be able to come back one day.

    A very well equipped home away from home. Peaceful with scenic views for those who just want to relax, but also well located for day trips to Assisi, Siena, and countless hilltop villages. A car is a must, and be aware that there is a long and VERY steep drive up to the house. Extra road maintenance and grading would be very helpful. Local agent Leslie was responsive, informative, warm and welcoming.
