Full Property rental of a 10 Casitas property. Each casita has 2 bedrooms and one bathroom each. Events need prior approval and extra fees may apply.

This is a quiet and safe neighborhood.
The Terlingua school and track are next door. You may walk the track respectfully before 7:30 AM and after 4:00 PM on school days. It is available on weekends assuming no sporting events are taking place. This is a dark part of town, the school does not keep any intrusive lights on at night.

The property is easy to reach by car and located just a short distance off the main paved road. The final stretch is compact gravel, any vehicle can access it, 4x4 is not required. After rain, please stay on the gravel.

There is no shared indoor space on the property. If you want a place for a group meal or a small event, two spots nearby take reservations on their own:
The Station, about a mile north, has a barn and a pavilion you can reserve. La Kiva, the local cave bar, can do a buyout for a large group or hold their oversized dining table for a meal.
We also keep a vendor list if you want to rent tables, chairs, tents, or another local venue. Those bookings are with the vendor, not part of this stay.

Chihuahuan Desert habitat: rattlesnakes, scorpions, black widows, brown recluses, centipedes, bees, wasps, javelina (may charge), coyotes, black bears, mountain lions. Do not approach, feed, corner, or catch wildlife. Applies to kids + pets outdoors. If you see a snake on property, STAY BACK + call us!

This booking is the full Otherside property: all 10 casitas. No other guests will be on the property during your dates. A booked stay is not a venue rental. Events, extra visitors, vendors, and hired staff need approval first. Fees may apply.

Guest count and pets Guest count and pet count must be accurate at booking. Maximum overnight occupancy is 40 people. Events will be considered for approval separately. Everyone on the property must be disclosed. Message us if you need to update the number. The rate per night goes up with higher guest counts and with pets.

Check-in is 4:00 p.m. Check-out is 10:00 a.m. Central.
You will receive door codes and one welcome message before arrival. Early check-in can be purchased with prior approval.
It is not guaranteed unless extra staff is available, and fees apply. Late check-out may be billed as an additional night. We are in Central Time. Cell phones may connect to towers in Mexico and set your clock back one hour. Confirm your phone is on Central Time so you are not late and do not incur late fees. Conserve water. Water and septic rules apply to every casita. A full-property group drains the system faster than one unit. Limit showers to under 5 minutes if possible. The tap is potable water and we still recommend bringing extra drinking water.

Septic — flush toilet paper only.

Laundry is for housekeeping use only. There is a public laundromat at the gas station in town.

Park on the designated gravel or driveway only. Do not drive off the pad onto the desert. If it is muddy strictly stay on the gravel. You are responsible for the fees associated with getting stuck in the mud if you leave the path and for repairs to our desert landscape. If you will have a large number of vehicles, ask us for the parking map.

Keep trash in the casitas or in the designated receptacle / dumpster. Secure it from wildlife. Do not leave bags on porches.

You may walk the property at your own risk. Stay generally near the casitas. Do not cross arroyos, bluffs, hills, or property lines. Do not climb bluffs or cliffs. If you want the property-line map, ask us. Do not wander onto adjoining ranch land. Do not collect rocks, plants, or firewood. Stay at least 15 feet from cliffs, arroyos, and drop-offs. Be alert for uneven terrain, cacti, snakes, and other wildlife.
Keep children in sight outdoors.
Do not feed or approach wildlife. Do not leave food, trash, grills, or coolers outside overnight.

Use a flashlight after dark.

Do not reach under rocks. Do not kill or move a snake — stay back and text us.

There is no hospital in Terlingua.

Quiet hours are 10:00 p.m. to 7:00 a.m.
Sound carries. No projected sound after 10:30 p.m.

Follow the dark-sky ordinance, use minimal lighting at night.

No smoking or vaping indoors.

Fires, cooking, and prohibited items Bring your own firewood. Do not leave a fire unattended. No fires when it is windy. Fires must be fully out when you are done. Fires are not recommended during burn bans. Outdoor cooking equipment must be on flat ground, at least 20 feet from structures. Fully extinguish heat sources after use. No fireworks, firearms, or confetti (confetti cleanup fee: $100).

Pets must be declared on the reservation at booking. Message us before you book if you are traveling with a pet. An unapproved or undeclared animal can end the stay plus a fee of up to $1,000. No pets on beds or furniture. Crate pets if left indoors alone. Leash outdoors. Pick up after your dog. Do not leave pet food outside. Guests are responsible for any damage caused by their pets and for keeping them safe from local wildlife.

Events:
All events need prior approval. Friends may come for an event only with prior approval and after the event fee is paid. Extra people on site for a few hours still need approval and may require a fee and insurance. Unapproved events are subject to a $1,000 fine. An event includes things such as a ceremony, dinner for extra people, tents, DJ or projected sound, generator, catering, lighting, décor, hair and makeup stations, dinner scapes, media, paid photoshoots, and/or commercial photography. No vendors, catering, or hired staff unless we approve them in advance. Fees may apply. Vendors must be disclosed so we can include them on insurance and bill accordingly. No driving off-road. You are fully responsible for event setup, takedown, and cleanup. No trash left in the terrain or fees will apply. If you want an event, ask us. We will put a custom package together and a separate venue agreement will apply. Do not list this address as a venue. The guest does not have the right to sublet the premises.

How to reach us:
This is a self check-in. We live in Terlingua but we are not on the property. For help, message us through the app. If it is urgent, call or text the number in your welcome message. In a true emergency, dial 911. We are real people, not an AI or a big company, and we need sleep. Please avoid non-emergency messages between 9:30 p.m. and 6:00 a.m. We cannot send maintenance or housekeeping overnight, so we will respond first thing in the morning. Quick examples: locked out and it is below freezing → emergency, call us anytime. A spider, something not working, or you want to add a night → not urgent, message us after 6:00 a.m.

Guests are responsible for the cost of any damage, extra cleaning, or losses caused by themselves, their visitors, or their pets.

Guests must follow all local laws. Illegal activity may end the stay without a refund.

We do our best to keep everything in good working order, but we cannot promise that utilities or amenities will always be available without interruption. Storm-related outages are not eligible for a refund.

Your booking confirms that you understand and agree to these rules. Failure to comply may result in additional charges or ending your stay without a refund.
