All bookings are accepted on the basis that you have read, understood, and agreed to abide by our Terms & Conditions and House Rules.

Check-in: From 3:00 PM
Check-out: By 10:00 AM
Late check-out must be pre-approved and will incur additional charges
$110 per hour fee applies for unauthorized late departure
Contactless check-in via key safe will be provided
Keys must be returned to the key safe upon departure
Failure to return keys may result in management and replacement fees
COOKING
⚠️ Cooking strong-smelling foods (e.g., curries) will incur a $450 deep cleaning fee

In the event the property becomes unavailable (e.g., fire, storm, damage):
You will be notified immediately
We will attempt to arrange alternative accommodation
If not possible, a full refund will be issued

Noise must not be audible outside after 10:00 PM

Linen and towels are provided
Leave used items in bedrooms/bathrooms upon departure
Extra linen available upon request (prior to arrival)
Pool properties include pool towels
Charges apply for damaged or heavily stained linen
Stays:
1+ week: Optional housekeeping (fee applies)
2+ weeks: Mandatory housekeeping (additional fee applies)
⚠️ YOUR RESPONSIBILITIES
You are responsible for:
Damage, breakages, theft, or loss
Reporting any issues immediately
Occupancy must not exceed booking limits
Excessive noise (day or night) may result in eviction without refund
Lost keys / lockouts:
$100 call-out fee + replacement costs
DEPARTURE REQUIREMENTS
Before leaving, please ensure:
️ All rubbish is placed in bins
️ Dishes are washed and put away
Dishwasher emptied
BBQ cleaned after use ($100 fee if not)
Remove all food from fridge
Excess rubbish left behind will incur charges
Property must be left clean and tidy
Furniture must be returned to original position
STRICT POLICIES
Smoking inside = $400 penalty
No illicit drugs permitted
No intoxicated persons allowed on property
ACCESS & LIABILITY
You must allow access for repairs/services during reasonable hours

Lost property: If any items are left behind, we are happy to arrange their return. Please note this will incur a $30 administration fee, in addition to the postage cost.
