Amazing view Awesome Property Host was spectacular

Comfortable, well equipped home in beautiful area with very helpful and responsive host.

Our family of 6 adults and 6 young people ages 17-22 eagerly returned to this beachfront villa. The owner greeted us warmly and we instantly felt at home. We happily noticed that the owner had made a number of property improvementswhich included a fresh coat of paint in the dining and living rooms, a new refrigerator and new window blinds and curtains. It is clear that the owner cares deeply about this home. Whether watching the egrets in the marsh water in the back or enjoying Jenness Beach which is an easy walk or drive from the home, everyone had a wonderful week. The large property easily accommodates our active family with plenty of beds and space for all. This was our 13th summer in Rye Beach and we long ago decided that this is our favorite rental. When 6 young people are content to spend their days at the beach and their nights doing puzzles in the large living room which overlooks the Atlantic, you know it has been a great family vacation. We even watched the full moon rise over the ocean. Needless to say we are already looking forward to our Rye Beach week in 2026.. The owner is very accommodating but never intrusive.

Excellent space for extended family gathering. Bedrooms very large, nice broad front porch and large gathering room. Great location and Easy walk to sand beach. House is well equipped. One thing to note is AC only on third floor-only an issue one night for us as weather generally cooperated.

Overall it was great.

I cannot say enough good things about our stay. Ngan was fabulous to work with and extremely communicative. We had everything we needed, the location was gorgeous, and we had so much space! To top it all off, Ngan surprised us with a cake for my Mom’s 60th birthday. We are already talking about a possible family reunion in the future. Love this property!

Perfect place for a work retreat!

We were at the property for two nights; 7 college friends celebrating 50 years of friendship. We got really lucky with amazing late summer weather and thoroughly enjoyed the beach and options for picturesque walks. It is a really beautiful area. The house met all of our needs and we had some great laughs sipping wine and relaxing in the large living room and on the porch rockers. The only complaint was we needed more time! We can also highly recommended The Beach Plum for amazing lobster rolls.... Ngan was extremely helpful and thorough in meeting us and walking us through the property.

Our group - 14 women (3 missing) who have known each other for over 53 years - chose the Miramar Estate for this years reunion. It was just the best experience from start to finish. First, working with Ngan was so easy and he took care of all our needs; he was most helpful with a friend who is sick and had to sleep on a sofa downstairs. The house itself is just amazing and we all enjoyed the beautiful ocean views; walks along the beach; watching the surfers bobbing about on the waves. It was simply a most enjoyable weekend in a gorgeous house and location. I would highly recommend for family and friends gathering.

Over the years, the ocean drive from Hampton to Rye, was a treat to me. It was the breath-taking drive you had to do each summer. Ocean Blvd. is a spectacle of stunning homes with spectacular views. I never thought I would have the opportunity to stay in one! 88 Ocean Blvd. is a gorgeous, spacious home, w stunning furnishings. The 7 bedrooms are very large all with beautiful views. We.spent many hours in the evening, enjoying the Great Room w three conversation areas! It is wonderful. Kitchen is very large w all modern appliances, dining room fit for a king, cozy tv room and huge front farmer’s porch. The owners are superb. So very nice and welcoming. Our 5 night stay could not have been better. With 13 people enjoying our 4th annual, mini family reunion, it made a wonderful event, even more wonderful! We felt like the rich and famous!! The area offers everything as well. Fabulous amenities surround you. Please consider Miramar escape for your next summer vacation. You will love it!

Our three generation family has vacationed in the Jenness Beach area for many summers. We were eager to return to this house and are glad we did. With spectacular ocean views, a great front yard for sports and the best walking opportunities on the North Shore, we were all very happy.The house is very spacious with great sleeping options for a crowd. Our teenage grandchildren loved sleeping on the third floor and we all loved the big room. Perfect for puzzles, games and magic tricks. The owner was very attentive and we look forward to returning next summer. A perfect house for a family vacation.

Eleven of us had a wonderful stay in this house. Ngan was a great host and very easy to reach. The house is located in a very peaceful setting. We loved sitting on the porch people watching. We could cross the street and walk along the beach. The boardwalk with plenty of tourist stores and restaurants was only ten minutes away. The bedrooms were all nice sizes although there was no a/c on the first and second floor it was very comfortable. We try to go to different locations each summer and this was definitely one of our favorites!

The house was perfect for a family vacation to the beach. The house is clean, spacious, and well-managed. Check in and out were very easy. The location is perfect for visits to several beaches and activities. The sunrises and sunsets were amazing!

This house is fantastic! We had a family of 12 and was perfect for everyone having their own bedrooms and bathrooms. Ngan is a great host and met us to show us around the property. We will definitely return!
