Stayed Jan 25, 2026We enjoyed our stay very much. The house was large and comfortable, and each of the three bedrooms had its own en-suite bathroom. The house was very clean and up-to-date, comfortably furnished. There is a nice private dipping pool as well. Access is by a five minute boat ride from San Pedro City. Our host provided the boat and our wonderful Captain, who took us back and forth each day. We had a rented golf cart to get around on the Caye, which we kept right ant the private boat dock. Our host was very responsive and friendly. He also helped with booking excursions. The only drawback that we didn’t know in advance was the mangroves lining the lagoon are home to crocodiles, so no swimming in the lagoon. Other than that everything was wonderful, and we enjoyed exploring Ambergris Caye.

Stayed Jan 10, 2026I don’t usually write reviews, but I had to share our experience. I’ve stayed in many VROBs with mixed results, but this vacation home was nothing short of magical. The location alone was breathtaking—right on the water with unobstructed views and a private pool overlooking the bay. Every morning I had coffee poolside while watching dolphins swim by. The first time they appeared, Senile, the wonderful caretaker, came over to point them out and even took me out on his boat for a closer look. Dolphins swam right alongside us—an unforgettable highlight.Senile and his 13-ish-year-old son Anthony truly elevated the stay. They ferried us across the bay whenever needed, always smiling and kind. One day Anthony even showed up with fresh crab he had just caught—such an unexpected treat. Their hospitality was genuine, generous, and unforgettable. The house exceeded expectations: spotless, beautiful, and much larger than it looks, with thoughtful design that gave everyone privacy. It’s clearly newly built to high standards, with a strong raised foundation, solid core doors, modern lighting, and separate A/C controls for each room (a huge plus). All appliances worked well, with the only minor issue being the dishwasher—but that was truly insignificant. The pool was pristine and completely private, perfectly paired with those bay views. Between the dolphins, boat rides, incredible hosts, and peaceful luxury, this stay felt both relaxing and extraordinary. We’ll absolutely be back

Stayed Oct 4, 2025The house was spacious, clean and in a secluded location. We also enjoyed the refreshing pool that was just outside the back door. Samuel was an excellent host with great communication.

Stayed Feb 22, 2025Owner needs to step up his marketing game. I don't know why there are only 5 reviews on the property? Get the property owner's what's app, much easier to communicate. Property owner met us at San Pedro airport, picked us up, and took us to their private dock in town. We took the 3 minute boat ride to the vrbo, and they helped us get our luggage inside. place was very clean and nice. there is another 4 bedroom house right next door. every day beds were made and new towels were dropped off. Plenty of bottled water. Anytime we wanted to go to/fro town Senel had the boat ready for us within 15 minutes. When we told Sam we were interested in an excursion, he set it up for us and handled the entire transaction. There are 2 bars/restaurants within walking distance. Coconuts was the closer, the food was great as were the drinks. Unfortunately you have to walk through some dirtier spots to get there, but it was not bad. The other place was fancier and more expensive. it was about a 10 minute walk, but you have to go through the abandonded property that is full of junk to get there. We did ride the golf cart from town to the house once. it was about an hour drive on some rough unmarked roads. A map would really help. when it was time to leave, they again got us to the airport we did tip Senel a little everytime he took us across the lagoon

Stayed Apr 9, 2023Excellent communication. Any questions or concerns I had were answered promptly and courteously. The house may have a boat ride to town and back but it was not inconvenient at all and worth the peace and quiet from town. When Samuel said the boat would be available 24/7 it put me at ease and they were on it. The house has 2 lower level bedrooms and a big upstairs bedroom with a king and twin bed. Beautiful views from the balcony and very safe feeling. Thanks Sam

Stayed Dec 27, 2022Some things need to be added for stays. There need to be items to start you off in the home such as coffee, sugar, salt, pepper, and blow dryer. Just basic things you would find at any other rental. Overall the place was awesome.

Stayed Dec 31, 1969Our stay was wonderful, as was the staff at the house. The house was very clean and well stocked. Our requests were always fulfilled quickly. San Pedro was very easy to get to as Senil was very available to take us. Sam was very willing to help arrange anything we wanted to do. There were 6 of us in the house and there was plenty of room. The restaurant nearby was delicious and only a 5 min walk from the house...I would definitely recommend this house. We had a fabulous time...
