Stayed Jan 20, 2026Check in was easy. Condo was pretty clean, however when I wiped the countertops off the paper towel shocked me. Bathrooms in need of serious updating. Master tub was chipped and rusted. To say we were disappointed was putting it mildly. The location and view were great, however to say we were within walking distance to the wedding venue (casa islena) was a joke. The previous reviews were from years ago, the place has aged considerably. May rethink vrbo if can’t rely on honest reviews.

Stayed Jul 25, 2025The property was spacious and clean. It was beachfront and the roof top terrace was perfect. Tim and his wife were very helpful and quickly receptive to any questions or concerns.We all enjoyed our stay and we rate this as the best trip stay yet to Puerto Rico and this was our 4th. We had 3 generations and enjoyes snorkeling, paddle boarding and more! Rincon is only a 5 minute drive. The Art Walk was wonderful! The beach was incredible!We will cone back!

Stayed Jun 29, 2025We had a wonderful stay at this villa and would absolutely recommend it for a peaceful, family-friendly getaway in Puerto Rico. The property is nearly a mile off the highway behind a security gate, which made it feel private and safe — perfect for morning walks. The private beach was a highlight: quiet, serene, and nothing like crowded East Coast beaches. At low tide, you could walk for ages before seeing anyone else.The villa itself was spacious, clean, and well-stocked with beach towels, chairs, boogie boards, coolers, and games. The beds were super comfortable, and we loved having access to the pool, gym, basketball, pickleball, and tennis courts (bring your own gear!). Our family made the most of all the amenities.We also loved exploring the area. We visited several local beaches — Steps Beach was a standout, but we kept coming back to the one at the villa. A heads-up for future guests: most locals don’t drink the tap water, so it helps to know that ahead of time.We booked a horseback ride through Tropical Trail Rides after seeing a flyer in the villa — hands down, the best family excursion we’ve done.Though we had a few hiccups with maintenance, Tim communicated well and made things right. It’s clear they care about their guests. We would absolutely come back and recommend this villa to anyone looking for a relaxing and memorable trip.

Stayed Jul 8, 2025I think a true test of how much you liked the property is how you felt when you had to leave.... and I definitely felt sad. I missed it! Now that we are back home, I really miss it. :)Things I loved about it: 1) it was homey and cozy, and exactly how it was described online. It was stocked with beach items, and we were able to cook a few meals with no issues. 2) the 3rd level balcony is AMAZING!! We sat up there every morning with our coffee. And in the evening... and any chance we could. 3) The pool - there would be only 1 other group in the pool with us at any given time. It had pretty views and was a nice set up. 4) Communication with the owners was top notch!! They were very responsive and the guide about the area was so helpful! We ate at a couple of restaurants (Casa Islena and Mi Familia are 100% a must!!), went to a couple of sights (fun at the San Sebastian waterfalls), and to a Gallery Night in Rincon that were all on the guide/or mentioned to us by them. 5) The area is beautiful, secluded, and the neighbors were friendly. 6) Location wise, it seemed pretty centralized. Downtown Rincon is a short drive away. We headed down the coast to Cabo Rojo one day, another day we went horse riding in Isabella. I'm already thinking about when I can return. ;)

Stayed Jun 13, 2025We had an incredible stay. The beautiful beach is footsteps from your door. Breakfast walking distance down the beach. Sunsets to set your mind a wondering and night time star gazing that will have you asking where have these sunsets and stars been all my life. Kitchen has all you need for cooking whatever your heart desires although I recommend finding the local fish market in town. It was a persons house but they were really nice and the fish selection was excellent. Take note on the recommendations they provide when book as there are some great adventures in there with some helpful tips like bring your own bags to the grocery store. We rarely stay in the same place twice but the family really wants to go back next year to explore more. The Thursday Arts and Crafts festival is a must. Thanks for the incredible stay!

Stayed Apr 12, 2025We enjoyed a wonderful week here. The location is a stones throw from the beach with a great tidal pool that our 4 year old loved. The Villa had everything we needed for a relaxing vacation. Tim’s recommendations and great communication made our trip smooth and easy. We enjoyed surfing with Rincon Paddleboards and dining at Casa Islena. We can’t wait to return!

Stayed Jun 29, 2024This is a comfortable property with a well equipped kitchen. Very close to the beach. Pool was nice with a great view of the ocean. Good location, close to downtown Rincon, and not too far away from Aguadilla, where there are nice surf beaches.
