Stayed Jul 13, 2023Our stay was amazing, the villa is beautiful and was equipped with everything we needed. Joel was also very helpful with everything and exceeded our expectations. We are definitely looking forward to visiting again.

Stayed Dec 17, 2025We absolutely LOVED our stay! The property is beautiful and the view is amazing!! The kitchen had what we needed. There is no AC but there was always a breeze and at night we actually used the blanket they provided. I enjoyed being a little way out of town and we could still get to most places in under 15 minutes. The TV was on its last leg and the screen went out all the time, but we did not really care as we are not in Nicaragua to watch TV. The wifi was solid and we never had any issues. We were awakened by howler monkeys on several mornings which was really fun. We were there for 9 days and there is no washer/dryer at the house but there are many places in town that will do your laundry. The caretaker is nearby and available if you need anything. The biggest downside to the property is the road up there … it is truly terrible. We had to rent a 4x4, which was a lot more expensive to rent than a normal car. And we ended up renting a side by side additionally to be able to better get up and down. Even with the bad road though, we would stay there again as we had such an amazing time. An unforgettable experience!

Stayed Jan 18, 2025A bit of maintenance should be done. The BBQ pit area is kinda run down, over grown, dim and terrifying to the ladies after dark. Shower heads in house are plugged, so very little excruciating hot water dribbles out. Hedges and flower beds need some love they are overgrown, outdoor shower doesn't work, kitchen utensils are tired, toaster only works 1/2, coffee pot takes an hr to make coffee, knives were so dull they wouldn't cut fruit, I bought a stone and sharpened them. The pool is excellent, the house is amazing, the cabins are amazing, it really just needs a few days love and touch up, some paint, pressure washer, 100 in new solar lights, and 75 in kitchen equipment, and this place is amazing. We really enjoyed the monkeys, and peace and quiet. The views of the sunset are as good as I've ever seen. I will book this place again if available. The housekeeping family that lives next door are so kind, helpful and patient with my zero Spanish. 9/10 as far as I'm concerned.

Stayed Jan 5, 2024We absolutely loved our time at the Villa, it is the perfect location for a group and allows for lots of space for all. The pool was enjoyed by everyone, the night sky is spectacular and Joel and his family made it feel like home. We had a vehicle, so the 15 minute drive to and from SJDS was not a problem for us and we were closer to three incredible beaches from the villa than if we were in town.

Stayed Jan 9, 2023This villa is absolutely stunning! The views from the main house and cabanas are breathtaking but the indoor-outdoor living definitely takes some getting used to if you’re accustomed to western living. Sunsets from the pool was one of the prettiest sights I’ve seen. This villa showcases some of the best landscapes in Nicaragua. We saw several full rainbows too :) The glass doors and screen doors do an OK job sealing out the elements but not all insects or scorpions... However, this is part of living in the jungle and we did come in the windy season. Now for the absolute best part of our stay - the property manager JOEL! He was kind, attentive, generous, and genuinely tried to ensure we had the best stay possible. I would definitely recommend staying here & making friends with Joel for the best experience possible. The wifi is a bit spotty at times but overall it was fine for zoom calls, which was quite impressive considering how remote this villa is. Joel’s family did laundry for us half-way through our stay which was great too. If you’re staying here I would recommend a car if you can as taxi-ing gets quite expensive to & from SDJS. Overall, good value for your money ?

Stayed Oct 5, 2022Villa Paraiso del Sur is enchanting. The views are unbelievable, looking out over the Pacific and much of SJDS. The property is beautifully designed, simple and tasteful with local materials and lovely touches. It is perfect for a family or multi-family group, as the casitas permit flexibility and privacy while the gorgeous indoor/outdoor dining and living space are perfect for group meals. Juan and Carolina were gracious in all of our communications (which included more than one instance where Covid limitations required us to postpone our booking), while Joel, the property's caretaker, is attentive, responsive, and knows the property and the area like the back of his hand. Reliable, high-speed wifi and a backup generator that came in handy during the one power outage we experienced. As with many properties on this side of town, you absolutely need a 4x4 vehicle, and the hosts will kindly remind you of that before you arrive. Also, keep in mind that Villa Paraiso del Sur is a place that celebrates indoor/outdoor living. If you want the ability to completely seal out the elements and control the temperature and humidity, you are probably looking for a different type of stay. When on the last day of our stay our hosts learned that a tropical storm (the outer edge of Hurricane Julia) made conditions dicey for travel out of SJDS, they immediately reached out and offered flexibility for our family to extend our stay as needed, at no additional charge. Classy and caring throughout. We can't wait to return! Gracias, Juan and Carolina!!

Stayed May 28, 2022Love the property. Really enjoyed the pool. Clean well maintained property. The location was a bit for from town, about a 15 to 2o minute drive to San Juan del sur Bahía. Other than that if you are looking for a quiet peaceful beautiful nature place this is it. There is nature all around even some bunnies came to enjoy breakfast with us.
