VILLA RENTAL RULES

The following are rules each renter must abide by. Fines will be assessed for infractions of the rules.
This is not a resort - it is a residential community. The owners of these units value their privacy and quiet.

Occupancy: A Unit may be occupied by no more than two persons per bedroom, plus two, This means no more than 2 people per studio, 4 people per 1 bedroom unit, 6 people per 2 bedroom unit. The Island on Lake Travis reserves the right to prevent people entering the complex in numbers greater than stated here.

Pool behavior: Users under 15 must be accompanied by a parent or guardian. No glass ($1000 fine) no pets, no tobacco products, no running, no horseplay in the pool or dressing rooms. State required sauna, spa and pool rules are posted in the appropriate areas and must be followed. There is a limit of 4 guest visitors per villa. (Guest visitor is defined as persons other than Owner or renters named on the lease who are not staying overnight). All guest visitors must be accompanied by the Owner or renter. Pools close at 11 PM

Courtesy & Annoyance: Each Resident shall endeavor to use his Unit and the Common Elements in a manner calculated to respect the rights and privileges of other Residents. A Resident shall avoid doing or permitting anything to be done that will annoy, harass, embarrass, or inconvenience other Owners or Residents or their guests, or the Association's employees and agents.

Noise and Odors: Each Resident shall exercise reasonable care to avoid making or permitting to be made loud, disturbing, or objectionable noises or noxious odors that are likely to disturb residents of other Units.

Barbecue Grills: Charcoal and wood grills and similar outdoor cooking devices are not permitted on patios, terraces, desks or balconies. There are grills at both ends of the complex which may be used by residents.

Pets: Pets must be on a leash at all times. The pet’s owner is responsible for ensuring the pet uses the areas set aside for pet use for pooping and peeing, and for cleaning up that poop and pee. The owners of pets that bark loudly enough to disturb others in adjoining units will be told to remove the pet from the property. Fines will be assessed for infractions of these rules.

Garbage: Garbage is to be disposed of properly in the garbage chutes. The dumpsters are only for household waste- no furniture or construction materials are allowed.

Spa/Fitness Center behavior: Users of the fitness center must be 16 or older. Persons under 18 must be accompanied by a parent or guardian. The hours are daily, 8:30-4:30 pm M-Sat.

No food, no beverages, no glass, no pets, no tobacco products, no running (except on equipment designed for running), no horseplay in the fitness area. Use of the equipment is at the users own risk. The Association assumes no responsibility for injuries that may occur. There is a limit of 4 guest visitors per villa. (Guest visitor is defined as persons other than Owners or renters on lease who are not staying overnight). All guest visitors must be accompanied by the Owner or renter.

Parking: Renters may park in the slot(s) assigned to the unit being rented. DON’T ENCROACH/PARK OVER ANY YELLOW LINE BETWEEN SPOTS. All other vehicles associated with the renters must be parked outside at the north end overflow outdoor parking area. Guests who are not staying overnight may use one of the spaces designated for guests. Vehicles parked in guest spaces overnight, or in spaces belonging to another unit, are subject to being towed at the vehicle owner’s expense.

Smoking: Smoking is prohibited in common areas such as the pools, courtyards, spa and exercise area, picnic areas and marina. Smoking is permitted on individual unit decks.

    This is the second time we've stayed at this property. It's a great location. I love the large balcony overlooking the pool and lake. We got to watch the fireworks in Lago Vista without having to leave The Island. Unfortunately, we we're there during the storms that caused the flooding in the Texas Hill Country. This created a problem with the central A/C at the property, but our host was in constant communication with us and everything worked out fine. The portable A/C unit in the bedroom was a lifesaver. Would definitely stay here again.

    The property was beautiful!!! Everything was so easy and accommodating. Penny is an excellent host. Very clean and the decor is so pretty; upscale modern texas feel with lots of comfort! The views are breathtaking. Everyone on the island is so friendly and the pools are incredible,overlooking the lake. The fitness center was impressive, very spacious with lots of equipment. We loved feeding the deer! Thank you Penny! We loved your condo and booking with vrbo! We will be booking again!

    I’ve visited The Island on several occasions, and this time definitely didn’t disappoint. There’s still a great view although the water levels are low. The property was just as advertised. Will consider this unit in the future.

    This was a beautiful property! Amenities were great! Feeding deer by hand with the provided deer friendly snacks, magical! Amazing views of the lake. Great communication with Penny! We will definitely be back!

    We are from Austin. This was our second stay at the Island and our first in this unit. The condo was well equipped and has all the necessary items for a comfortable stay. The balcony was very spacious and had a fantastic view of the lake and the swimming pool. We will definitely consider staying here again.

    Perfect place for a weekend getaway. Has everything you need. Check in process is simple and easy. All as advertised. Although we went was it was cold still had fun and enjoyed it. Best place to be during the summer time. Will come back.

    Wife and I stayed for 4 nights while visiting family in Hutto. The location was easy to access, the grounds, and facilities were all well kept and attractive and the views of the Colorado River were priceless. The unit itself was well kept and inviting. All the furnishings were comfortable and top condition. The balcony area was our favorite feature of the unit, we couldn't have asked for more.
