This villa with its cathedral ceiling is located in Parkside on the second floor overlooking a beautiful lagoon, full of Kiawah's natural beauty. This central location is perfect for families. It's a 5 MIin walk to the ocean, park, tennis center, golf courses and the new Sanctuary Hotel and Spa.
A screened-in patio and an open deck are completely furnished for your enjoyment. This is our home for the better part of 5 months a year which we have tastefully furnished with everything necessary for a memorable family vacation as it is not a commercial property.If you like to cook the kitchen is Fully Equipped and if you need bikes we have the name of a great co that has agreed to give our renters a special rate.
For those with young families you might want to consider the late summer time of the year- possibly Sept or early Oct as it is truly paradise since everybody is back at school. The rates are lower and we do offer storm protection for your family vacation - please ask for the details.

Had a wonderful first visit to Kiawah! The condo was perfect for our family of four and the location couldn’t be better. We had an easy bike to Night Heron park and to the beach. The owner, Kathleen, set us up with all the important instructions and provided great recommendation to a bike rental company. Communication was so timely and helpful! Kiawah is truly a magical place and we can’t wait to come back!
My family really enjoyed our stay while in Kiawah. The villa was beautifully decorated and really felt like home. It was equipped with everything you could need. I’ve stayed in a number of properties on Kiawah and this was my favorite by far! We will be back!
We have been coming to Kiawah for years, but this was our favorite property ever! It was well equipped, clean and comfortable. It feels like a home, not just a rental property. The outside space was the best, with a deck for viewing alligators and birds, and a screened-in porch that works even on rainy days. Our hosts were easy to reach and always responsive. We hated to leave, but look forward to returning next year.
The Leahy’s condo is light, bright, clean and very comfortable. Everything is as described. When eating in, we found everything we needed to create a meal. Tons of dishes and silverware. New dishwasher worked great. Spacious refrigerator with good ice maker! Convenient laundry location for tossing in beach towels right as you come in from the beach or pool. Lots of supplies like paper towel, TP, garbage bags. Plenty of bathing towels and lots of nice extra blankets. Excellent water pressure! We didn’t spend much time in the screen porch or deck because of the 95 degree weather but the living room is nice and spacious. We played family games and watched movies. We traveled to Kiawah with other families staying in nearby condos and we hosted a poker night, big dining table was perfect for the 6 of us! Great location, a short walk to beach or pool (if you have privileges), bike trails in every direction and quick drive to any golf course, restaurant and Fresh Fields. Truly enjoyed our stay. We had some issues getting our parking pass for the week. It seems the fault here was with the KI gate crew, who seemed collectively not at the top of their game. The owner was quick to contact them and it got straightened out. The condo itself is nice enough, though a bit dated (especially electrical/wiring). It actually isn't that spacious and it lacked comfortable sprawl space. Also, not a ceiling fan in any room! It was puzzling to me that their were two large (6 seats) dining areas (screened deck porch and inside). I can't imagine trying to cook any real meals for two, let alone 6 people, for various reasons. The kitchen setup really isn't great for meal prep. The stove is old school electric coil and hodgepodge of cookware low quality. There is practically no food storage space. If there was a dish rack stashed somewhere, I didn't find it. If you have to wash anything by hand, you have to towel dry. The refrigerator has no in-the-door ice/water. My husband says there was an ice maker but it had been levered to off. There were cube trays, but either way, no convenient access to ice. The bed was not very supportive or comfortable. The bathrooms were nice enough, with some updates. My husband had to search for the breaker box to find out why the master bath outlet wasn't working to run my hair dryer (resolved). Misc we would have appreciated: 1) an island map 2) a bike trails map 3) recycling info 4) USB docking/charging station(s), WiFi speaker(s)
This condo had everything we could possibly need. I loved sitting out in the evening looking for wildlife in the lagoon. Short bike ride or walk to a beautiful beach. We hope to come back again soon.
Great place. A bit of a walk to the beach if you’re carrying beach stuff, so I’d definitely recommend a wagon or cart. Beautiful and calming views from the deck and super nice outdoor dining area. Owner was a pleasure and coming and going was stress free. Highly recommend!
Very clean and comfortable furnishings ,well equipped kitchen, very good location, quiet neighborhood. Centrally located to beach,playgrounds, bikes available for rent. Overlooking lagoon. Has back deck and sizable screened inside porch. We enjoyed are stay very much.
The condo was cute and homey and worked well for our girls weekend. The kitchen was updated and well stocked with cooking gear. The location was in a quiet area overlooking a waterway. I would stay here again.
We had a great time staying in this villa. It is well stocked and very clean. We had no issues at all. We have stayed in many properties over the years and this one is right at the top. When we arrived there was a large alligator sunning itself directly behind the unit. The location is a 5-10 minute walk to the beach and is very quiet. I highly recommend staying here.
A great villa, wonderful location, beautiful deck and screened in eating area. We rented bikes and were quickly at the beach every day. The kitchen was fully stocked with all of our cooking needs. The owners are lovely and made sure we were all set. Thank you Kathleen and Tom!
We come to Kiawah Island just about every summer and typically stay in the West Beach area, but staying here turned out to be a great spot! We enjoyed the close proximity to Night Heron and The Sanctuary Hotel, and the beach was a quick two-minute bike ride away or about a 5-10 minute walk. The villa has a nice screened in outside area with a large dining table as well as a wrap around deck to enjoy the lagoon view. The wildlife on Kiawah never disappoints, and we thoroughly enjoyed eating breakfast each morning in such a peaceful, quiet setting with such a gorgeous view. We'll definitely keep this villa in mind for future visits. Thanks to the owners for answering several questions promptly prior to our trip - they were very helpful.
Clean, well equipped, and close to the beach! It fit our needs perfectly.
We rented this unit for the week of July 4th. It was stocked with everything we needed including extra blankets, extra towels, and kitchen items if you wanted to fix a meal. We enjoyed the screened in porch and played cards and listened to music every night out there. The bed was comfortable and unit was nicely decorated. We also enjoyed Mingo Point Oyster roast and The Goonies movie outside on the big screen. Highly recommend!
The property was very clean and fully stocked. We loved the deck overlooking the lagoon. The screened in porch was our favorite spot to eat our meals. We had a question at one point during our visit and Kathleen called within minutes to answer us.

This villa was amazing! Probably the best in our nearly 30 years of visiting Kiawah. It was very clean, extremely well appointed and basically delightful. The Leahy's have made it feel like home away from home. We enjoyed having both the screened in porch as well as a deck. It overlooks a lagoon with lots of wildlife. It is a short walk to Kiawah's beautiful, wide beach. We can't say enough about this great villa!
The property was well cared for and in a very good location. Everything you might need was available. We enjoyed the opportunity to view wildlife from the deck.
What a thrill to sip coffee on the deck in the morning, and tequila at the end of the day, while watching snowy white ibis, great blue herons, & lurking alligators in the waterway!
