Looking for an exceptional setting for your next holiday or extended weekend, a special occasion with family or friends, a golf competition or a company seminar This magnificent traditional farmhouse has been lovingly renovated and decorated for the comfort of your group. The house is located in a peaceful setting of fantastic nature and forest, right in the middle of the Saint-Malo golf course (Le Tronchet).

With a surface area of 350 m² (living area 250 m² + swimming poolarea 100 m²), you will find everything you need in this exceptional location for a memorable stay. A very large garden with trees (3800 m²), two terraces, a Weber gas barbecue, a new, fully-equipped kitchen, children's play equipment (trampoline, swing, table tennis, petanque area, etc.).
End-of-stay cleaning, sheets, towels and wifi (fibre) are included in the rental price.

Very comfortable for 15 people (6 bedrooms, 5 bathrooms) thanks to its size and plenty of space. Whether you're a golfer or not, this place will delight all the members of your group, young and old alike. Please note: 4 bedrooms for adults (8 adults) + 2 bedrooms for children (with single beds or bunk beds, 6 children in total) + 1 extra sofa bed.

There are plenty of high-quality facilities: indoor swimming pool heated all year round, jacuzzi, large garden with 6-seater swing, table tennis, table football, arcade, petanque area, etc. What more could you ask for Come rain or shine, there's always something to do here.

On site, you'll be welcomed by the team at Cocoonr, the agency specialising in ready-to-live-in rentals, who will have prepared your stay and will be on hand to help you make the most of it.

Please note: Villa du Golf is ideal for families and groups of friends who respect the site and the environment. We do not accept groups looking for a place to party. Golf du Tronchet is a peaceful place where our customers are looking for tranquillity. Any festive excesses will be reported to us immediately, will not be tolerated and will be punished. Please note that the house is equipped with a noise detector. The neighbours are also present and may intervene in the event of any disturbance. Party-goers, be on your way.

LOCATION - ACCESS
Situated in the middle of the Saint-Malo-Le Tronchet golf course, this is an ideal location in North Brittany: 20 minutes from Saint-Malo and Dinard, 15 minutes from Dinan and 40 minutes from Rennes and Mont Saint-Michel, you can explore the Brittany region and discover some of its most famous gems. On site, you'll need a car, but there are several train stations nearby if you need to bring friends or family: Dol de Bretagne 10 minutes away, Saint-Malo (25 minutes), Rennes (45 minutes). All shops are less than 5 km away (supermarket, bakery, fishmonger, delicatessen, newsagent, restaurants) in Miniac-Morvan. Summer market from April to September on Wednesday evenings.
There are also two excellent restaurants nearby, including Les Jardins de l'Abbaye and the restaurant at the Saint-Malo Golf Resort.

THE HOUSE - LAYOUT AND FACILITIES
The house, open on all sides to the surrounding countryside, is bathed in light. It has been carefully renovated by its owners in 2021-2022 to provide you with exceptional comfort, with a heated indoor swimming pool and a jacuzzi. All the living rooms are on the garden level.

A large, light and airy entrance hall with cupboard and separate WC.

On your left is the large lounge (35m²), accessed by a small staircase. It's a warm, light-filled room, open to the surrounding countryside, with a beautiful view of the golf course (green on hole 6, the famous 'signature hole' at Le Tronchet) through its fixed bay window. The view is mesmerising! The lounge has two 3-seater sofas, footstools and armchairs, a coffee table, a large flat-screen TV, wifi internet access and a real quality table football table for the more experienced players! It's a vast, convivial space. A Bluetooth speaker is also available.

To the right of the entrance, the main living area (50m²) comprises a beautiful, top-of-the-range kitchen with a convivial island, opening onto a vast dining room with a fireplace (12 to 15 diners). The kitchen is fully equipped with plenty of storage space: fan-assisted oven, microwave oven, 4-burner induction hob, fridge with large freezer compartment, dishwasher (raised) and all the small appliances you need: filter coffee maker, Nespresso capsule coffee maker, kettle, toaster, juicer, pancake maker, mixer... to prepare wonderful meals for your family and friends. There are plenty of dishes for preparing and serving meals, as well as pots and pans... Carefully selected crockery and cutlery are of course provided in more than sufficient quantity for all your guests... you shouldn't be short of anything to have a wonderful time!

From the kitchen, you can access a hallway with a large cupboard containing storage space for your groceries and a second fridge with freezer space. Handy for large groups and ideal for keeping drinks cool! This hallway also leads to a bathroom, with jet shower, washbasin and WC. This bathroom is adjacent to the children's area. A lounge/games room with a flat-screen TV and an incredible genuine arcade terminal offering access to over 1,500 video games free of charge. For the nostalgic, there's Pac Man, Space Invader and Street Fighters, to name but a few. A few books and board games are left at your disposal by the owners, so please take good care of them!

The laundry room adjoins the children's lounge. It has a washing machine, tumble dryer, ironing board and iron, all of which are of course free to use. This equipment is recent (purchased in 2022).

THE BEDROOMS (first floor)

On the first floor, the house offers 6 bedrooms divided into three separate sleeping areas, which ensure the privacy of the occupants.

Left wing: two large, quiet suites, one with a queen-size bed (160x200), the other with a king-size bed (180x200 or 2 beds 90x200) (+ a child's bed) and each with its own bathroom (with shower) and separate WC.

Central area: this area has three bedrooms and two bathrooms: a large double bedroom with a king-size bed (180x200 or two 90x200 beds), a small bedroom with two bunk beds (90x190) and a double bedroom with a king-size bed (180x200 or two 90x200 beds) and its own private shower room. A bathroom with bath and changing table is also ideal for families.

Right wing: Above the children's playroom/lounge, a small dormitory will accommodate four occupants in two single beds (80x200) and two bunk beds (80x180). Perfect for older children and teenagers who want their independence. In the playroom, an extra sofa bed can be used by 1 or even 2 people.

All the bedding is new and top-of-the-range (Epeda, Treca...). For the comfort of all guests, all beds will be ready on your arrival at the Villa du Golf. Sheets and towels of 4/5-star hotel quality, kitchen towels and bath mats are also provided.

SWIMMING POOL AND WELLNESS AREA

Accessible from the main living area as well as from several other outside entrances (lockable), this garden level area is the icing on the cake:
With a surface area of 100m², it is covered and offers incredible views over the garden, golf course and surrounding forest. It has a pool measuring 9.5 m long by 4.5 m wide and up to 2 m deep, a jacuzzi for an incomparable moment of relaxation for 3 or even 4 people, and bathroom facilities with shower and WC. The pool is heated all year round to between 24 and 29 degrees by a heat pump. However, the water temperature cannot be guaranteed, as it depends very much on the weather conditions outside, which can affect the temperature of the pool inside. As for the jacuzzi, it can be heated to between 34 and 38 degrees so that you can enjoy it to the full. These facilities are at your disposal and we hope you enjoy them. Your children are your responsibility and must be supervised. In the absence of parental supervision, the access doors to this area must always be kept locked. For reasons of hygiene and the longevity of our filtration system, we ask you to always take a shower before entering the pool or jacuzzi. Thank you for your understanding. In the evening, we ask you to cover the pool to maintain the water temperature and avoid condensation in the room.

Outside areas :
Villa du Golf au Tronchet is surrounded by more than 3800 m² of wooded outdoor gardens that will allow you to enjoy fantastic moments of calm or conviviality with your loved ones, following the sun.
The gardens on either side of the house open out on all sides onto the bucolic natural surroundings of the golf course and its surrounding woods: over 100 hectares of beautiful countryside in every season. All year round, you'll find yourself in a haven of peace surrounded by nature. From spring to autumn, you'll enjoy the changing colours of the trees and flowers.

Outside, there's plenty of equipment for young and old to enjoy: six-seater swing with slide, Weber gas barbecue, table tennis, petanque area, outdoor lounge, outdoor dining table, shuffleboard...

We've created this house so that you can enjoy a great time together, relaxing or playing sport! Go cycling in the forest, go for a morning jog, go for a walk, pick chestnuts or mushrooms in autumn, or fish in the nearby pond. There are also two municipal tennis courts nearby, with free access.

A garage, with electric door, will allow you to safely store your golf bags, bicycles, scooters...
The outside parking spaces can easily accommodate 3 vehicles, or more if required.

Please note: Between March and November, a mowing robot will be on the move regularly, day and night, so you can enjoy a well-mown garden at all times. Just let it do its job and stay away from it! There is no danger to your children, however, as the robot will be able to get to safety on its own.
