La Fontanella is a traditional stone farmhouse located on the edge of the charming village of San Sano. Surrounded by vineyards and nestled in the rolling hills of Chianti, this inviting villa is ideal for a relaxing holiday with family or a small group of friends. The large garden offers a peaceful retreat with a private pool, a covered dining terrace, and wonderful views over the surrounding countryside.



Situated in the heart of the Chianti Classico, La Fontanella is perfectly placed for exploring the region's famous wineries, castles, and towns. Siena, San Gimignano, Florence, and Arezzo are all within easy reach for day trips. From the villa, you can walk to the centre of San Sano, where you’ll find a local restaurant and small grocery shop. The nearby village of Lecchi is also reachable on foot, while Gaiole is just 10 minutes away by car and offers further dining options, shops, a small COOP supermarket and bicycle rentals.

The villa is divided into two self-contained apartments, providing privacy for two families or groups while offering shared spaces for time together. The covered terrace is ideal for outdoor dinners, and the garden features a children’s play area, pizza oven and barbecue. The interior is cosy and authentic, with terracotta floors, wooden beamed ceilings and traditional Tuscan furnishings.



Please note that the owner lives in Siena but may occasionally spend a night during the summer in a small separate building on the property.

    The villa was what you would typically expect to find in the Tuscany region. A few reviews judged it as 'rustic', but given that Tuscany villas could easily be 100 years or more old, that seems like a bit of an odd critique. The villa was as you would expect a house in the country to be. The bathrooms were updated and the kitchen was compact as expected in Italy. It is noteworthy that the downstairs shower had very bad water pressure, to the point that the couple came upstairs to shower. The kitchen could have been better outfitted with basic utensils, and a decent knife would be good. The coffee pot (upstairs) didn't work, so we had to just put a filter in it and use it as a pour over. The renters are expected to provide consumables e.g. trash bags, paper towels, toilet paper, coffee filters, napkins, etc. Visitors should plan on needed shopping trip their first day to make sure supplies are stocked. The winery in town was nice for a light dinner. The town restaurant was pricey and meh.
