CANCELLATION POLICY UPDATE:

1. COVID-19 Cancellation Policy: Assuming a guest is unable to travel due to a positive COVID Test taken within 72 hours of travel OR a government imposed/mandated travel ban, cancelations will be processed as follows:
• REFUNDS: If a guestcancels their reservation and IPM is able to resell any of the guest’s reservation dates, IPM will issue a cash refund, upon receipt, for all dates that are resold.
• CREDITS: Assuming a guest cancels their reservation within 60 days of arrival and choses to forgo a refund per the terms mentioned above, IPM will issue a credit on all monies paid based on the below terms and conditions:
o Credits shall not expire
o Your future reservation must be placed in the same Villa that was originally booked
o Rate differences for future reservation dates may apply

2. Non-COVID Related Cancelations: For cancelations unrelated to COVID, Island Property Management will attempt to rent the unit during the specified contract period. Assuming the Villa rents for an amount equal to, or greater than, the stipulated contract amount, all client funds will be returned upon receipt by Island Property Management. Assuming the Villa rents for an amount less than the stipulated contract amount, client will be issued payment of said lesser amount (as REFUND IN FULL) by Island Property Management. Assuming the unit fails to rent, NO REFUND will be granted. Although not guaranteed, assuming the guest cancels within 60 days of arrival, the property will typically re-rent for the canceled dates thereby allowing the guest to receive a full refund.

3. Travel Insurance: Assuming you need a cancellation policy that offers refunds, we have priced our units so that you may purchase travel. The price of our Villas, together with the travel insurance policy, are still less expensive than 90% of our competitors. We price our Villas in this manner to provide options to our guests as most guests prefer to forgo insurance and utilize the existing Cancellation Policy + pay the lower price.

4. Moving Dates: We can usually accommodate all guest date change requests that occur 90 days or more before arrival, with the movement of reservation dates to the following year. The move must occur within the same Villa that was originally booked, and rate changes may apply.

    A lovely and well appointed unit and we will likely reserve agian in the future. Great ocean views, especially sunsets. We had an issue with one drain and the washing machine, but management was on top of it and everything was fixed.

    House clean was disappointing. Kitchen backsplash had food debris on the tiles, handprints on most doors and mirrors total surfaces not cleaned. Upon arrival open window above door entrance doorway. Liam had to close it. Cleaning staff had left key ring in storage unit door and it was wide open. Light out in the master bedroom closet/Liam replaced bulb. CurtesyLotions: shampoo, etc. not refilled so most of them empty.Lanai rugs dirty and patio sofa had lots of bird droppings on it.I understand this is a new cleaning service and thought you needed to know. Thanks

    We enjoyed our stay. The pool area is nice, proximity to beaches and resort restaurants is great. House was great- everyone had separate space and good shared spaces. I would give it an excellent but the kitchen appointments were basic.

    This place was incredible! The view alone was breathtaking every morning to wake up to. Could see the whales jumping and more than 180 degree view.Had everything you needed in kitchen and bathrooms. Was in great location, you can walk to beach or shops easily. You are up a hill obviously because of the view so can always drop someone off if can’t walk up the hill. We will definitely be back

    This was our tenth year staying at a property in Hoolei. Never disappoints! The location can’t be beat. We rarely needed the car… just walked to beach, restaurants, grocery, stores.

    Condo is at the top of the project so it has a great view of the ocean. Bit of a hike to take the kids to the beach. Pool is excellent. Unit was well equipped. The bedrooms are smaller than some of the other units we have stayed in but was well equipped. The second bedroom bathroom has minimal counter space. Overall great unit.
