Durham-Hythe Estate is nestled within 7.5 acres of idyllic grounds with its own 750ft shoreline, 75ft private dock (5ft MLW), boat slip, sun deck, waterside in-ground pool, pool houses, and crab shack at water’s edge. Its position at the tip of Neavitt fishing village’s peninsula affords breathtaking sunset views of Chesapeake bay at the font of the property and spellbinding sunrises above Choptank River at the back. This destination is set to exceed your expectations!
The Space:
Inside the main residence are three suites, open plan kitchen with waterfall marble island, breakfast room, family bathroom, bedroom, river room with vaulted ceiling, tv room, dining room, fire places, two additional upstairs bedrooms, two feature fireplaces, shower room, powder room, mudroom, games room, pantry and reception room. Due to the properties position nearly every room enjoys water views.
The residence can easily accommodate as many as 12 guests and offers the following private sleeping quarters:
• Master waterfront suite: queen bed, full bath, freestanding tub, French doors to deck and walk-in closet
• Pool and waterfront suite: king bed, full bath, French doors to pool, and walk-in closet
• Oak tree suite: a queen bed, adjoining bathroom, and walk in closet
•. Sewing room: a queen bed.
• Second floor bedroom one: three single beds and trundle bed
• Second floor bedroom two: a queen bed and single day bed/chaise lounge
Outside is where the magic really happens with sun decks on each side of the property to relax and enjoy the water views, enjoy crabbing and prepare your catch in the crab shack, sit at the end of the dock and fish, or read your favorite book in one of the hammocks under the scented pine trees at the waters edge or simply unwind in the Adirondack chairs at the waters edge and watch the wildlife – eagles, osprey, heron, deer. For the more active members of your group there are two kayaks to explore the shoreline and discover the submerged island and the statue of Nelson, or enjoy a bike ride around the grounds, Neavitt fishing village, play ground, park and post office. Enjoy campfires around the fire pit and swimming in the pool, Frisbee, croquette and racket games on the lawns. For the more adventurous why not bike or kayak to St. Michaels or Tilghman Island on scenic flat roads or undulating waters. If the weather keeps you inside the games room will keep children and adults entertained with a pool table, ping pong, foosball, and more!
The nighttime enchantment alone at the estate will ensure an unforgettable stay. As the stars shine brightly and the moon rays shimmer across the rippling waters, take a walk along the ambient-lit pier and listen to the rhythmic sounds of Acadia and water lapping at the shoreline.
Please be aware we are not permitted to host any events on the property. The use of firearms for the purpose of sports, pleasure, or practice is strictly prohibited on the property. The maximum number of guests permitted on the property at any one time is twelve (12). This is strictly enforced to protect the property and surrounding neighborhood. Guests are also required to sign a supplemental lease agreement as per Talbot County licensing requirements. Property access is contingent on receipt of signed supplemental agreement.

The Neighborhood:
This breathtaking estate offers the very best of Eastern Shore living, with over 33 restaurants in St. Michaels, an abundant supply of boutique shops, art galleries, ice cream parlors, antique and reclaimed furniture stores, a winery, distillery and brewery, as well as the Chesapeake Bay Maritime Museum and Motor Barn. Be warned, the history and charm of St Michaels will capture your heart forever!!
Other Things to Note:
Dogs (max two) are welcome for a fee of $50 per dog per night. Please ensure pets are kept off furniture and beds. Pets are also not allowed to enter the pool as this seriously destabilizes the chemicals and damages the filter system. Violations of these rules will incur additional fees and/or penalties.
Please note that due to insurance and county guidelines, a property-specific rental agreement will have to be completed prior to your stay.
The house was perfect for our party and lent itself to everyone’s interests. The Sunrise and Sunset views were stunning, the best I have seen in the St Michael’s area over a decade of exploring! We arrived in mid-November with foliage ablaze, wildlife every where and a laid back relaxing atmosphere. Matt and Gerry are right in place to guide you through getting to know a new house! Look forward to going back or testing one of their other properties!

We recently returned from a twelve day stay at Durham-Hythe estate. We had such a wonderful time and can't wait to return! The property was beautiful and exceeded our expectations. The owners are lovely to work with and responded promptly to any questions we had during our stay. The house is very well-appointed and every room was tastefully decorated. We loved the pool which was quite refreshing, the hanging chairs and fire pit in the afternoon/evening, biking along the quiet, flat road, enjoying the sunrise, hanging out on the dock, boating, making smores at night, playing ping pong and stargazing. We made so many fun memories and are grateful for such a wonderful vacation!
We kept wondering if this place could really be as well located and have such beautiful views as in the listing - and the minute we arrived we knew it was true! Our first impressions entering the house were very positive - like one of those home show reveals - clearly a lot of thought went into the decoration and selection of furnishings. There were also fresh flowers and some other welcoming touches. On such a hot summer day, it was nice to feel the air conditioning working at full force, maybe a small thing, but important when you have 9 people in the house. We quickly choose who would be in which of the four main bedrooms and the grandchildren selected beds upstairs in the bunk room. There was an additional room upstairs that we did not use, so 12 people could easily fit in the house. The next day we checked out the pool and it was nice to see such a clean pool and surrounding area free of cracked tile and decking. We took full advantage of the pool, but did not use the sauna or exercise rooms adjacent to it. The dining table is gigantic and wonderful for the full family dinners. When we settled into the seaside room which ended up being where we spent the most time together, we noticed that the view of the water was blocked by some shrubs when we were seated on the couches - not to worry - the property manager sent a landscaper out to trim them back and wow - what a view! The kayak lift on the dock came in handy to access the water and not have to climb over the rocky shore. We used the two kayaks provided as well as the bikes. It was great to discover a Tesla charger in the detached garage to keep the car topped up for the trip home. Just to balance the review, there were a few quirks, but not enough to knock off a star. The tub and shower in the master bedroom were in full view - which some people might love, others not. The bathrooms all look like they were recently updated, which is great, but somehow the grout work looks a bit distracting. Yes, you will have to skim the pool each time you use it - there are plenty of bugs outside, but it only takes a couple minutes to skim and then the water is delightful - not too much chlorine. We ran into a couple small issues and I have to say the property managers were about the most responsive I have ever seen at a VRBO property and everything was quickly remedied. Overall, we really enjoyed our week here and will seriously consider it for future visits!
Gerry and Matt provided everything we needed for a beautiful & relaxing family vacation. I would recommend ordering the welcome crudité board for your guests, it was delicious. This was the perfect spot for our family to do indoor & outside activities. The location is perfect for boating, paddle boards, kayaking & just enjoying the property. We would highly recommend this home.
Our group comprised four generations and we booked Durham-Hythe Estate to celebrate my mother’s 80th birthday. The house and grounds are picture perfect. In fact, the pictures do not do the property justice. It’s so beautiful! The grounds were immaculate and the interior was cleverly designed to maximize space and function. My mother, who has mobility issues, had no problem navigating around the house. We all loved sitting on the swinging chairs on the deck, and the younger ones enjoyed cycle rides to the fishing harbor and playground, kayaking, and having campfires on the shore in the evening. Everyone’s favorite spot was of course at the pool watching the sailboats and fishermen on the bay. Matt and Gerry were phenomenal hosts and seemed to genuinely care about making our family time extra special. They even sent my mother her favorite flowers!! We are already booked to return for Christmas.
We stayed at the end of May with 5 adults, 2 kids, and one infant. Overall the location is beautiful, but it need some definite attention. Overall we found it did not meet their description as a luxury getaway, and certainly was not worth the money spent. If they didn't market it as a luxury stay, and if charged half the price - I would have said it was perfect. I'll try to break it into pros and cons. Pros: -The owners are very communicative -The location is beautiful -The owners went out of the way fix everything we reached out to them about -They also went out of their way to find a place for my husband to work since there is very poor Wifi at the house Cons: -The TV and Wifi are **very** bad, they acknowledge this in their brochure but it's worth pointing out. Do no go there if you plan to work at all -The house overall lacks attention to detail: the half of the deck paint has peeled off, the crab shack is pretty ick and had piles of standing water full of mosquitos, there appear to be no air filters in the air vents over my bed and the kitchen island and you can see the dust/dirt -The following things were in disrepair when we arrived: broken hammock, broken fishing rods, non-functioning foosball tables -There are no dressers in the bedrooms just closets...and yet there were only 6 hangers in the whole house -There are no shower curtains, just old gross looking shower curtain liners -The pool people came twice but no one ever emptied the filter - we were skimming it constantly until my husband realized the filters were full of bugs and it was fixed after he emptied them -The gym has no AC and was unusuable hot May/June days -Ants all over the house, even in the bedrooms -Oh and this is the weirdest -- no toilet paper holders. You wouldn't think this is a big deal but I found it bizarre that in all the bathrooms you just have to put a roll of TP on the sink. -The whole house was just bizarre -It had the feel of a house that was probably flipped about 6 years ago and has just quietly fallen into disrepair To be fair, the owners communicate well and tried to fix problems. But an actual luxury escape to me means attention to detail. This house completely lacks that. For the money they charge, I would not stay there again.
