Stay comfortably in Richmond at this 4-bedroom house. With 1 king bed, 2 queen beds, 1 full bed, and a futon in the kids' playroom, this awesome property is perfect for families or groups. Enjoy the office space which can be used as a fitness room, Wi-Fi, and cozy living room, covered patio and BBQ grill outside. Three bathrooms with a shower, bidet, and bathtub ensure everyone's comfort. Experience the magic of Richmond at our house, located in a secured and residential neighborhood, featuring state-of-the-art fitness center, hiking trails around lakes, Junior Olympic sized pool, recreation center, volleyball court, Dog park, Tennis court and soccer field. Close to Highway and local attractions, shopping and dining and ideal for mid to long term stays.
Our residence is equipped with a security system, 4 cameras all located outside (front, garage door, side and backyard). Guests can park up to 4 cars outside on the driveway.
House rules:

1. Guests will be charged in full for any damages or any violations of the house rules below.

2. Check-in is at 4 pm. Checkout is at 11 am. Early check-in or late checkout may be available upon request. Guests who stay beyond their designated checkout time or delay our housekeeping staff are liable for any associated costs and expenses.

3. Trash Collection days: Wednesday & Saturday
Trash bins may be placed curbside no earlier than 5:00 PM the evening before collection.
On non-collection days, bins must be stored out of public view
Recycling (Wednesdays Only)
Please separate recyclables from regular waste.
Rinse containers and flatten cardboard boxes before placing them in recycling bins.

4. Smoking, vaping, drugs, parties, and excessive noise are prohibited. Smoking violations are subject to a 250 USD fine plus the cost to clean, deodorize, and repair damages.

5. Commercial business work without written consent, illegal activity, and possession of firearms is strictly prohibited. Guests cannot use the property address for mailing.

6. Overnight guests exceeding the number stated in the reservation are not allowed.

7. Pets are allowed under certain conditions only. Violation of our pet policy may result in a fine. We encourage guests with service animals to contact us before their stay.

8. Noise-detecting technology may be used inside the suit to monitor excessive noise levels.

9. Guests take full responsibility for loss, injury, or damages that occur on the premises and must report any property damages to the Host as soon as they occurred.

10. For mid to long term stay, guests consent to have the house cleaned every 14 days. For stay over 28 days, a separate lease agreement must be signed by both partied as required by laws.

11. The house is part of the HOA, therefore guests must comply with the rules and be respectful of the neighbors and shared common premises they have access to. Quiet hours are 10PM to 8 AM.

12. Booking a reservation constitutes an agreement to comply with our House Rules. Guests who violate these rules are liable for any associated damages, fees, costs, or expenses, and may be removed from the property.
