    Overall this was a great house to stay in. I would have liked a more accurate description of the family room “sofa bed”. It wasn’t an actual sofa bed, what it actually turned out to be was a very wide sofa. When we arrived, the sheets for this sofa were hard to find in the house, although I made a request for enough sheets and pillows to be easily accessible months before our stay. The property manager was very reponsive when I called for help though, and helped me get what we needed so that my son could sleep on that sofa. Would we stay there again? Probably. It was comfortable. Now that we know what it’s like there with the bed situation, hindsight helps a lot. One other thing: we would have appreciated a fly swatter in the house for flies, since this was summer. Also, it would’ve been nice to have shampoo, conditioner, and shower gel actually labeled in the bathroom so we knew what we were putting on ourselves. Hope this feedback helps.

    -outside trash was over flowing -no trash cans upstairs-no dresser/ chest to put clothing in-TV access -lights on back patio did not work-soap dispenser in downstairs bath leaked

    It was a nice property for us. It was clean, updated, good location, and well stocked. The Keurig coffee maker was the only thing we had to figure out. JZ Vacation Rentals were easy to work with, however, a little cumbersome prior to our rental with having to send drivers' license, photo, etc. We had never had to do that before renting a VRBO. However, I think the added security is a good thing.

    Most of our time was spent at Purina Farms but at the end of the day this was a comfy and cozy space to put our feet up.

    The lawn hadn't been mowed in quite some time and there was garbage next to the house. Behind the garage was a mud pit so letting the dogs run in the yard would have resulted in a big mess. The inside of the property was clean. The master bedroom fan couldn't be on without having the light on until we went out and bought batteries for the remote. The TV in the master wouldn't connect for any streaming. Although the e-mail that we received gave us a wi-fi password, it didn't identify the network name to choose. We didn't see any written instructions in the house at all.

    The pictures in listing were accurate. Very clean and easy to check in and out. Beds were comfortable. The bathroom upstairs is very easy to share with several people. Close to downtown Washington. Would stay here again.

    Pros: the interior of the home is very nice, with the exception of several broken tiles on the kitchen floor. The home met our needs as far as number of beds and bathrooms. Cons: Be aware that the description indicates a fenced yard for dogs. It is NOT completely fenced and the dog can get out. The entire back side of the garage had no fence. We didn’t notice it until we saw our dog out in the front. Also, the description indicates a washer and dryer. Yes it does have that, but just know it’s downstairs in an unfinished somewhat creepy basement. The check in process didn’t work. We arrived at the house after a long day of traveling and the code to get onto the house didn’t work. After lengthy conversations with the property manager, he had to send out a maintenance person who lives 1 hour and 20 minutes away. When he arrived, he found an electronic box inside the house was unplugged. He plugged it in. Then the code worked. Upon our arrival, we found two trash bins full of trash with maggots all over the trash cans. Four days later, the trash cans were still unemptied. We were a little concerned about the location of the property. A little sketchy in our opinion. The maintenance person who came to the property went above and beyond. We told him about the partially fenced yard and we would not be able to put the dog in the yard. He went and bought a small fence and installed it across a gate so our dog was able to use a small area. He was great. Would not stay here again.

    This is one of the best VRBO experiences I have had. The property was an immaculate, clean, comfortable, and great location. Total remodel with charm. Property managers have automated the process for check in etc. I would highly recommend using this property manager and staying at this location in Washington, MO.

    There are a few things I recommended to the property manager to make everything ideal, and they were very receptive. The beds are heavenly! Very clean and comfortable house! We will be returning!
