The house was nice and big on a pretty piece of property. There were a few things that could have been cleaner. We washed most dishes and kitchen items before using them because they didn’t look clean. Also could have used more blankets. Not sure if they were kept somewhere that we couldn’t find. The mustiness of the basement space made it unusable. The internet connection wasn’t good which made working a real challenge. It was a good place for a short stay with a lot of people and the surrounding woods and creek were beautiful.

My small church family booked this space for Memorial Day weekend and it was incredibly fun. It was clean, and welcoming, and Bryan our property rep, was exceptionally responsive to any questions or issues we may have had. Even during the holiday. Can't thank him enough for the awesome stay. Would book again in a heartbeat.

Stayed with a group of friends intending to climb at Rumney but unfortunately the weather had other plans. Luckily the house had plenty of space to accommodate lots of relaxing fun and family activities. Beautiful neighborhood for some safe and beautiful walks with the pups. Looking forward to staying in the area again in the summer to check out nearby Franconia and finally get to climb Rumney. Bryan was very reliable and easy to communicate with.

We were here in the winter. Nice quiet location in a unique house with room for our large group of close friends and family members. Stairs are required for all bedrooms except the one on the main floor (queen bed, with attached bath - just off the kitchen). The kitchen and dining area was great for our group - good for eating, socializing, and playing games. Nice lighting, plenty warm enough, convection oven, large fridge, two dishwashers, induction burner built onto the island, dishes, pots, pans, plates, bowls, mugs, etc. The entire bar area around the corner has two mini fridges, another dishwasher, and is the coffee & tea center. There are also things in the pantry like sugar and some baking items, but plan to bring what you need. Beds were comfortable and spaces were clean. Some items were not fully functional, but I made sure to touch base with the property manager, Bryan, beforehand to discuss all of that. I recommend checking in with him prior to your stay if you have questions - he was very responsive, honest about some items that were not working, and helpful when I had follow-up questions by text. Overall, a nice place to stay that is very close to Waterville Valley, Mad River Coffee House, and a few nice hiking trails. This place would be very nice to stay at in the summer, too.

The house is ok, clearly a rental and not as well maintained as the photos. More attention to detail with cleaning, especially at the fee charged for that- (dryer lint, trash wrappers etc) in cabinets, dried toothpaste on vanity in the basement, food in the toaster were some issues. The couch and carpet had stains. Some bed sheets didn’t smell clean. We found other families items left under beds. All the towels were old and mismatched. Walls damaged (scratches, holes). The loft railing was loose. Beware that 6 bed options are essentially in the “in-law suite.” You also have to go through a bedroom to get to another bedroom in the basement so you better feel very comfortable with who you are staying with! The arcade was broken. There was a random shelving unit in the game room with cleaning materials instead of in a closet. The basement had gaps in the drywall with exposed insulation. Towel bars ripped off the wall. laundry room had cat pee smell to it. main living space had seating for 4 people and the house accommodates 24. Only place to sit together was dining chairs. There was a leak in the kitchen sink and primary shower leaking into kitchen.wish the windows had better light coverage in the morning. tv in the main living space is on a swivel near the bar and placed awkwardly. Stove burners and oven portions were broken. Overall, not terrible needs A LOT of repairs/TLC

We had a lovely time at the home and there was plenty of room for everyone that stayed. We were impressed with the cleanliness and the ability to not feel packed in. The only issue we had was the layout of the basement made it difficult to fairly split bedrooms however we would be glad to stay again.

The property manager needs to do three things before ever renting the basement floor of this house again : ⁃ go through with a duster to remove all the spiderwebs from the windows – (include the mudroom window while you're at it) ⁃ add a dehumidifier to remove the smell of cat pee and mold ⁃ Remove one bedroom from the listing because the back bedroom in the basement isn't a legal bedroom since there is no second egress. - Provide more towels! We didn't have enough for everyone to have their own. If I ignore everything in the basement, the first and second the floors of the house were fine! We enjoyed our time. However, there are several repairs that have gone unaddressed: ⁃ Replace the first floor refrigerator ⁃ Fix the igniter in the first floor kitchen stove top ⁃ Fix the basement dryer and get the second floor dryer serviced – it takes 2+hours to dry a load of laundry If they do plan to rent the basement again, I strongly suggest: ⁃ Live in the basement for 24 hours and you realize you need to level the toilet, add a hand towel rack in the half bath, add a hand towel rack in the full bath, finish the walls in the laundry room ⁃ Finish the two construction zones (shower and sauna) in the basement game room To their credit, when we reached out to the property manager, he did respond immediately to the broken fridge with a new temporary fridge and sent cleaners while we were out. The other things are just hard to fix with a bandaid.

The house was massive and clean, my only complaint is that there was no heat. The first night we only noticed it when we went to bed and all of our rooms were cold but when everyone tried to shower the next day there was no hot water. We had to take cold showers and wash the dishes in cold water.

Two major negative issues : 1- The main refrigerator was intermittently on the blink and the freezer defrosted and spoiled a lot of the meat we brought. Which we had to replace at a cost of time and money. 2- The washing downstairs almost caught on fire and the smoke drove us out until it could be expunged. The washer's breaker was shut off and then the washer unplugged. Additionally: 3- The dryer upstairs didn't work. Causing us to shuttle up and down. 4- The main meeting area/kitchen/dining area was extremely hot and uncomfortable. 5- The property manger was mostly only available by text and unable to provide any solution, except to relay my complaints to the owner. 6- The BBQ grilled needed to be completely cleaned because of the extreme buildup of grease and rust, representing a fire hazard. 7- There were many thorn bushes in the yard that we had to try to trim back so no one would get hurt. 8- My children and grandchildren were pressed into work mode to overcome the problems, instead of enjoying a carefree holiday. A response would be appreciated. Thank you Paul Flynn
