Fantastic place. Clean, new, quiet and all around the total package for a beach trip.

We loved the house. It was a clean, well equipped and the location was great.

Quiet, clean, great location. Such a nice kitchen, it was fun to cook there. It was a great place to hang out and be lazy. My dog loved the screened porch. Would return.

We stayed at Watershed for the month of January. The location is ideal - at the end of a dead end street, yet close to the beach. We loved having a deck in back for enjoying the sun for morning and afternoon coffee and the screened in porch in front for evening visits. It was too cold to use the pool, but I'm sure it's very enjoyable in summer months. What really stood out were the quality and selection of kitchen items, including knives that were actually sharp. Dishwasher and washing machine were also nice. Beds were comfortable. Neighborhood quiet. Property is a hidden gem.

Everything was nice and clean. Plenty of space in all the rooms to include to large kitchen area.

We have stayed at many houses at many different beaches, from 30A to Cape San Blas. This was by far one of our favorite houses we have stayed it. Just the little details the owners had to make it a great stay with our two younger kids and little Yorkie. Short walk to the beach and added bonus having a nice pool. Can't wait to stay here again!

We absolutely loved the Watershed Cottage, I wish I could have just picked it up to bring it home with me! The house was fully furnished with everything we needed for our week visit to Mexico Beach. Plenty of space for my family, with spacious rooms and it was SO clean! Steps away from the beautiful beach, a short drive to local restaurants & yummy ice cream shops or visit the local marina to get fresh shrimp or fish to cook on the grill at the house. Will definitely be back & highly recommend staying at the Watershed Cottage! Thank you for sharing your little slice of Heaven with us!

This is a beautiful new property. It was a perfect size and location for three adult couples. We loved the large kitchen island, perfect for cooking together, as well as each bedroom having its own bathroom. Communication with the management team was easy; the team was responsive and lovely.

Watershed Cottage was very nicely furnished and extremely well kept. We enjoyed our stay immensely. The cottage is located at the very end of a dead end street which meant no thru traffic. You can walk to the beach ( about a 5 min walk) or just drive and be there in a min and unload right at the beach walk way. My favorite thing though was the beautiful outside porch lights. We will rent again.

Loved everything about this house. Good location, nice quiet street, very clean. Even though we didn't do any cooking, seemed to be well stocked with what one needs. Just a block from the beach. I could go on and on. Would love to have the house plan. Loved the way it is laid out. Nice kitchen! Open with lots of cabinet storage. If you need a cart rental, contact Bayside Cart Rentals, very good experience. This was our very first time to this area and anyone we met at businesses was very nice. Good experience!

LOVE LOVE LOVE! So clean so perfect I wanted to move in thank you to all who have played a roll in creating this beautiful home especially the cleaning crew! Cleanliness is my top priority and you guys made it pristine, I felt so comfortable and at ease.

This house is perfect for just two people or four. The layout is perfect. Nice big kitchen area, nice back porch area for cooking out and a nice big screened in front porch for relaxing. The guest rooms are spacious. The master bedroom is large as is the master bathroom. The house is on a dead-end street so no worries about traffic noise. Easy walk to the beach ! My wife and I are in our mid 50’s and were tired of all the noise and crowds with other beaches. If you are looking for peace and quiet, then Watershed Cottage is for you.

Lovely 3 bedroom, 2 bath home on a quiet street with screened porch. Home was very clean. Beds were comfy.

We loved our stay at Mexico Beach except it was cut short by Hurricane Helene. The cottage was lovely and beautifully decorated and had everything we needed. Only two complaints/comments: The master bedroom mattress was lumpy and very uncomfortable. It probably needs replacing. Also, the barn doors into the master bedroom bath don't give a person enough privacy. The doors do not close completely. Not a big deal, but the faucets in the master bath (on left side) are reversed. The HOT water is COLD and vice versa.

This property is great. If cleanliness is your thing you're going to love this place. All new appliances, beautiful decorations and spotless bathrooms and walk in showers.

Watershed cottage is a charming newly built home that is beautifully furnished, spacious and comfortable. The roomy screened in front porch was of our family’s favorite rooms in the house. Another wonderful feature was the amazing walk in showers not only in the master bath but the guest bath as well. The beach and Killer Seafood is a convenient 5 minute walk away. Best of all our family dog got to come with us. Loved our stay!

This cottage is in an excellent location and is very clean.
