Enjoy your time in this 3BR/3BA beach home in the lovely Water's Edge community of Folly Beach, is only a few blocks to the beach and one block over from 'downtown' Folly. Uniquely designed in historical Charleston fashion, this 1700 square foot townhouse boasts wonderful amenities and many upgrades that will provide you and your guests a comfortable and memorable stay. The kitchen is equipped with lovely dark granite counter tops, stainless appliances and a newly installed custom backsplash. The top floor private balcony accessed through the master bedroom has views of the river; and adjacent to the living room, you can relax on your private screened in patio and enjoy our gorgeous sunsets. Otherwise, you can relax by the pool and clubhouse that is available to all guests while in season.
Folly Beach, or as locals refer to it, The Edge of America, is a laid-back, golf-cart-friendly community with many great restaurants, a booming nightlife, plenty of shopping, water activities, and water tours. For more historic exploring, the famous Downtown Charleston is only a 25 - minute car ride, which offers endless fine dining, shopping, historical sites, and more. There is something for everyone here. We promise you will Folly in love with this beautiful island!

Some welcomed news in 2024 is The City of Folly Beach will be re-nourishing our beach which is much needed!
Although not confirmed by the city, work is expected to start around early March until mid-August 2024 and will be focused one block at a time. While we expect this to be a net positive to everyone (more sand and larger beaches), there is a small chance that your closest beach access point may be impacted during your stay.
The city hasn't provided any further information on more precise dates, scheduling, or sequencing. But you can stay informed with the latest by visiting the City of Folly Beach's website.
Please note that our office does not have any more information than what is posted online, and we are not responsible for any beach disruptions caused by the re-nourishment during your stay.

Contactless Check-In: This home offers a keyless entry system, and we will provide the code before your arrival date.
Parking is provided for 1 standard size vehicles (parking inside the garage), and one community spot with parking pass. Community spots are first come first serve.
The community pool is open April-October from 8am-10pm (exact dates can vary depending on weather) and the fishing dock is open year round.
No grills, food trucks, or catering services that have to set up outside for service or preparation are permitted per HOA guidelines.
We do not provide beach equipment, but anything available at the property is yours to use.
Check-in time: 4 pm. Check-out time: 10 am.
The Folly Beach Noise ordinance is from 10 pm to 8 am.
No pets allowed. Emotional support animals, comfort animals, and therapy dogs are not service animals under Title II and Title III of the ADA and are not allowed in properties unless specifically designated in writing as “pets considered” and approved by our office.
No smoking is allowed in or outside of the house.
House parties, weddings, functions, events, bands, DJs, etc., are prohibited.
The occupancy can be at most 8 people at any time during your stay.
We require 50% payment at the time of booking. The remaining 50% of your balance will be due 30 days before the check-in date, and we will run the card on file. Bookings within 30 days of your arrival date require full payment at the time of booking.

The HOA has created a mandatory quarterly Pest Control service schedule. Please note that if you a current guests during the service, you must allow them access to the property to avoid a fine from the HOA. If you are not at the property, we will have to give them access to complete the service. We apologize for any inconvenience this may cause and will do our best to give advance warning to all guests as the HOA alerts us of the service times or any changes.

If the noise level exceeds the legal limit for FB, you will receive a friendly reminder text message to turn the noise down. This will help avoid any violations with the FB police that can result in fines and revoke the homeowner's business license.
Suppose the occupancy is misrepresented or a disturbance is reported at the property. In that case, we reserve the right to terminate your rental agreement and will require that you vacate the property immediately without a refund. However, we are committed to your and our community's comfort, so please let us know if we can do anything during your stay to make it more enjoyable.

the home is beautiful 30 second walk to the pool, you should get the golf cart for going to the beach (hauling the kids and beach equipment).very clean and easy check in, I would recommend this place to anyone. This was our first time to Folly Beach and we enjoyed it all. The house was spacious, very clean and close to everything. We walked to the beach with our wagon full of beach stuff but it wasn't a bad walk at all (even with a little one in the stroller). We also rented two bikes which helped if someone needed to go back to the house for something while we were on the beach. Shops, restaurants and bars were all within walking distance. Very quiet community so it definitely is not a party place if that is what you are looking for. The pool access was a must and we used it quite frequently. We also saw dolphins from the dock off the pool area. The only thing that may pose a problem for our next stay is there are only two parking spaces. Luckily it worked for us this time. But, all in all, I would definitely rent again!
The house had everything we needed. The kitchen was well stocked and spacious. Everything was clean and comfortable.
The property is as listed, clean, and comfortable. My father was with us and the stairs were tough for him but hard to avoid homes without stairs in that area. Management got back to me in a timely manner even outside of office hours. Be careful when parking, if you are even on a line they will put a sticker on your car. Would recommend having extra blankets available for guests, but other than that we were fine. We were happy with the unit & how it was centrally located & quiet.
Enjoyed our stay. Nice clean property in well maintained development. Garage was large enough for 1 car and our golf cart rental which was nice. One thing to note is that the pool is small and gets crowded early from our experience. We were on Folly for the beach so it wasn't a concern for us, but it's something to think about if you are pool people.
The rental company really shares a lot of details so all rules were very clear. The home is lovely, perfect for 6-8 guests. Easy walking distance to the beach and all the restaurants in Folly Beach.
Waters Edge is a perfect location for our family. Close to everything and the river. Check in and check out were easy. I do wish there was at least 2 key fobs to the pool/dock. This unit has the back part of the garage blocked off so there is no access to the back porch to house fishing equipment, beach stuff, kayaks, ect. It all has to be washed off out front and stored in the garage. There was plenty of room for our family. The master bedroom bed wasn't comfortable, but we are used to a memory foam. Only closet access was in the two guest rooms. There is a small clothes rack in the master to hang clothes and there is a full dresser. TVs are smart TVs and there are no instructions. If you don't have experience with smart TVs, I would suggest asking for directions. The kitchen is well stocked. The only item missing for us was a muffin pan, but a small casserole dish worked just fine. The property was clean but could use a good spring cleaning. We enjoyed our stay and would definitely stay again!
Very easy walk to the beach and to all the restaurants and shops. The unit was comfortable and well maintained.
