Welcome to Comfy Cool! This townhome is located in the riverfront community of Water's Edge that is designed with a nod to Historic Charleston colors and charm. Guests can enjoy a little bit of everything, from a communal swimming pool and fishing pier, to a 10-minute walk (3 min golf cart ride) to the beach or take a 20 minute car ride to Historic Downtown Charleston.
This beautiful 3 bed/3 bath townhome accommodates 7 guests and features hardwood floors throughout the entire house. The kitchen is fully stocked for ease of cooking and is equipped with lovely granite countertops, a custom backsplash, and all your kitchen essentials. The main area offers an open concept kitchen/dining and living room and leads to a screened in Riverview porch. There is plenty of sitting space for entertaining. The main king bedroom is located upstairs and opens to a private Riverview deck with chairs and a table. Across the hall from the Main Bedroom is the Guest Room with bunk beds. The third queen bedroom is located off the Kitchen/Living Room downstairs. Each of 3 bedrooms have access to its own private bathroom and provides plenty of storage space for each guest. All Bedrooms and the Living Room are equipped with TVs.
Folly Beach, or as locals refer to it, The Edge of America, is a laid-back, golf-cart-friendly community with many great restaurants, a booming nightlife, plenty of shopping, water activities, and water tours. For more historic exploring, the famous Downtown Charleston is only a 25 - minute car ride, which offers endless fine dining, shopping, historical sites, and more. There is something for everyone here. We promise you will Folly in love with this beautiful island!

Some welcomed news in 2024 is The City of Folly Beach will be re-nourishing our beach which is much needed!
Although not confirmed by the city, work is expected to start around early March until mid-August 2024 and will be focused one block at a time. While we expect this to be a net positive to everyone (more sand and larger beaches), there is a small chance that your closest beach access point may be impacted during your stay.
The city hasn't provided any further information on more precise dates, scheduling, or sequencing. But you can stay informed with the latest by visiting the City of Folly Beaches website.
Please note that our office does not have any more information than what is posted online, and we are not responsible for any beach disruptions caused by the re-nourishment during your stay.

Contactless Check-In: This home offers a keyless entry system, and we will provide the code before your arrival date.
Parking is provided for 3 standard size vehicles (parking inside the garage). Garage opening is 7" tall and 9" wide
The community pool is open April-October from 8am-10pm (exact dates can vary depending on weather) and the fishing dock is open year round.
No grills, food trucks, or catering services that have to set up outside for service or preparation are permitted per HOA guidelines.
We do not provide beach equipment, but anything available at the property is yours to use.
Check-in time: 4 pm. Check-out time: 10 am.
The Folly Beach noise ordinance is from 10 pm to 8 am.
No pets allowed. Emotional support animals, comfort animals, and therapy dogs are not service animals under Title II and Title III of the ADA and are not allowed in properties unless specifically designated in writing as “pets considered” and approved by our office.
No smoking is allowed in or outside of the house.
House parties, weddings, functions, events, bands, DJs, etc., are prohibited.
The occupancy can be at most 7 people at any time during your stay.
We require 50% payment at the time of booking. The remaining 50% of your balance will be due 30 days before the check-in date, and we will run the card on file. Bookings within 30 days of your arrival date require full payment at the time of booking.

The HOA has created a mandatory quarterly Pest Control service schedule. Please note that if you a current guests during the service, you must allow them access to the property to avoid a fine from the HOA. If you are not at the property, we will have to give them access to complete the service. We apologize for any inconvenience this may cause and will do our best to give advance warning to all guests as the HOA alerts us of the service times or any changes. Currently this unit is scheduled for service on July 10, December 11, and April 8th 2024.

NoiseAware is a smart home device that measures decibel levels, is 100% privacy compliant, and does not listen or record. If the noise level exceeds the legal limit for FB, you will receive a friendly reminder text message to turn the noise down. This will help avoid any violations with the FB police that can result in fines and revoke the homeowner's business license.
Suppose the occupancy is misrepresented or a disturbance is reported at the property. In that case, we reserve the right to terminate your rental agreement and will require that you vacate the property immediately without a refund. However, we are committed to your and our community's comfort, so please let us know if we can do anything during your stay to make it more enjoyable.

Our family of 7 spent a week here and loved it! We had plenty of space to relax in the town home (beach home?), and it was easy to access all of the historical sites and restaurants in Charleston. We liked staying in the more relaxed Folly Beach area and driving into Charleston. The kitchen had what we needed to fry fish, make smoothies, and handle the rest of our food needs.

We stay in lots of rentals as a family of 6-hotels don't work for us. This rental was perfectly located, clean and well furnished. We loved the dock in the neighborhood and it was close enough to the beach to walk (although we rented a golf cart and would recommend that as it's way easier than schlepping all your stuff to the beach). Everything was great. Just a heads up - the iron doesn't work and sprayed a bunch of brown water out of it when I tried to use it. We decided to rent a place near the beach for my daughter's 18th birthday. Our family had been quarantined for 7 weeks and looked forward to a change of scenery. The unit was very clean, comfortable and well equipped. It is located far enough from the activity of Center Street, but very walkable to restaurants and beach. Although restaurants were open, we elected to get take-out or we cooked in. The screened in porch was a favorite spot for meals. The docks on the property were also a great place to watch the sunset! Really nice property. Not walkable to the beach carrying chairs, towels, etc. Clean. Management company kept in touch throughout stay.
We loved our stay at Waters Edge. Any issues we had were resolved almost immediately and communication was easy and efficient.
We came down with our friends and their 2 kids for the weekend. Our first impression was that it smelled like someone had just smoked in the house. The house appeared to be cleaned. The kitchen could've been cleaned a little better but it was ok. We liked how it was decorated and it did feel cozy. We did find a pack of cigarettes on the terrace but overall it was a nice weekend on Folly.
This property was a perfect getaway for us. It was quiet but we were walkable to everything in Folly Beach. This was a great property that was well appointed and comfy.

Had an excellent time at this very cute property. The layout feels very spacious and property was very clean. Our Instacart groceries arrived before our arrival and the property manager went above and beyond putting them away. We had 1-dinner out in Charleston and it was just a quick 20 min drive. Highly recommend!
