Welcome to Folly Kai! This 3 BD/3BA townhome is located in the riverfront community of Waters Edge that offers the best of both worlds, from communal swimming pool and a fishing pier, to a 10-minute walk (3 min golf cart ride) to the beach! This townhome accommodates 7 guests and features hardwood floors throughout the entire house. The main area offers an open concept kitchen/dining and living room that leads to a screened in river view porch. The main bedroom is located upstairs and opens to a private deck. Each of 3 bedrooms have access to their own private bathroom and each provide plenty of storage space.
Folly Beach, or as locals refer to it, The Edge of America, is a laid-back, golf-cart-friendly community with many great restaurants, a booming nightlife, plenty of shopping, water activities, and water tours. For more historic exploring, the famous Downtown Charleston is only a 25 - minute car ride, which offers endless fine dining, shopping, historical sites, and more. There is something for everyone here. We promise you will Folly in love with this beautiful island!

Some welcomed news in 2024 is The City of Folly Beach will be re-nourishing our beach which is much needed!
Although not confirmed by the city, work is expected to start around early March until mid-August 2024 and will be focused one block at a time. While we expect this to be a net positive to everyone (more sand and larger beaches), there is a small chance that your closest beach access point may be impacted during your stay.
The city hasn't provided any further information on more precise dates, scheduling, or sequencing. But you can stay informed with the latest by visiting the City of Folly Beach's website.
Please note that our office does not have any more information than what is posted online, and we are not responsible for any beach disruptions caused by the re-nourishment during your stay.

You must be at least 25 Years old to rent this home.
Contactless Check-In: This home offers a KEYLESS ENTRY SYSTEM, and we will provide the code before your arrival date.
Parking is provided for 3 standard size vehicles (parking inside the garage). Garage opening is 7 feet tall and 9 feet wide.
The community pool is open April-October from 8am-10pm (exact dates can vary depending on weather) and the fishing dock is open year round.
No grills, food trucks, or catering services that have to set up outside for service or preparation are permitted per HOA guidelines.
We do not provide beach equipment, but anything available at the property is yours to use.
Check-in time: 4 pm. Check-out time: 10 am.
The Folly Beach NOISE ORDINANCE is from 10 pm to 8 am.
No pets allowed. Emotional support animals, comfort animals, and therapy dogs are not service animals under Title II and Title III of the ADA and are not allowed in properties unless specifically designated in writing as “pets considered” and approved by our office.
No smoking is allowed in or outside of the house.
House parties, weddings, functions, events, bands, DJs, etc., are prohibited.
The occupancy can be at most 7 people at any time during your stay.
We require 50% payment at the time of booking. The remaining 50% of your balance will be due 30 days before the check-in date, and we will run the card on file. Bookings within 30 days of your arrival date require full payment at the time of booking.

The HOA has created a mandatory quarterly Pest Control service schedule. Please note that if you a current guests during the service, you must allow them access to the property to avoid a fine from the HOA. If you are not at the property, we will have to give them access to complete the service. We apologize for any inconvenience this may cause and will do our best to give advance warning to all guests as the HOA alerts us of the service times or any changes.

If the noise level exceeds the legal limit for FB, you will receive a friendly reminder text message to turn the noise down. This will help avoid any violations with the FB police that can result in fines and revoke the homeowner's business license.
Suppose the occupancy is misrepresented or a disturbance is reported at the property. In that case, we reserve the right to terminate your rental agreement and will require that you vacate the property immediately without a refund. However, we are committed to your and our community's comfort, so please let us know if we can do anything during your stay to make it more enjoyable.

Normally we like to stay right on the ocean, but I would definitely stay here again. The view was beautiful and town center was a nice little walk. Even the walk to the beach was short and direct. We really enjoyed our time, the beds we’re comfortable and the house was well laid out.

We rented a group of condos at Waters Edge for a company retreat. The staff found the condos overall clean and well stocked with linens, towels, and other supplies. Everyone had a private space to retreat to after our meetings. While we had a few hiccups regarding parking large trucks and a plumbing issue in one condo, the issues were handled quickly and professionally. This rental company does an amazing job. We have rented with many over the years bad experiences really can ruin your vacation. We know after several rental experiences with this company that we can relax and enjoy without any worry about responsiveness. The Waters Edge properties are amazing and have everything to offer -especially if you love the marsh ebbs and flows and peacefulness. Easy walk to everything you could want. We will be back..as soon as we can!
Furniture needs to be updated and amenities were very limited for the price of the VRBO. Cleaning fee was overpriced as we did much of the cleaning for check out. Very loud neighbors in the unit attached during our stay.
Really enjoyed our stay at Water’s Edge! Beautiful and accurately described townhome that is so conveniently located! Just a short walk to the beach and shops!! Highly recommend!!
This is the perfect location with beautiful marsh views and a short walk to the beach. The screened in porch the couch is fantastic.
Property was exactly as listed and within walking distance to pool on-site as well as the main part of the island with restaurants and shopping nearby. We stayed with our 7-year old boys and it was great for families.
