It is a pet-friendly home (maximum 2 pets under 50 pounds). We now have a fenced in yard, but owners still must have their pets under the control at all times. Complaints from neighbors will result in loss of security deposit.

Bring your own boat or rent a 17' Carolina skiff for the day at Tucker's boat rental in Shackelfords, VA (50 miles away) or at Recreational Rental in Gloucester, VA (57 miles away). Fishing license included in rental.
Explore the Little Wicomico River on the pedal boat, kayaks or canoe (provided for your unlimited use at no extra cost). Enjoy the Hot Tub, Pool Table, Ping Pong and bicycles (bring your helmet). Bring your own boat for fishing and swimming and moor on 80' dock. Beautifully landscaped, custom tri-level home on 1+ acres with vaulted ceilings. The surroundings provide a warm sanctuary on the water. This spacious waterfront home offers a beautiful view of the water with your own private 80' dock with moorings for large boats.
Upper level 16’ x 20’ deck overlooks the water is located off the fully equipped gourmet kitchen. The deck has 2 gas grills for outdoor grilling and a Weber charcoal grill. Enjoy your BBQ fixings on the large 10 foot table cushioned swivel chairs and love seat. A heat lamp keeps you warm on those cool nights when a little extra warmth is needed. Sit back and watch the herons and otters catch their breakfast while you sip your morning coffee.
The upper level also offers a master suite with a sliding glass door water view, 42 in. HDTV, and master bath with ceramic tile floors, soaking tub, shower, toilet, double sinks and walk-in closet. There is a second bedroom with a sliding glass door water view, queen bed and 32 in. HDTV. There is a second full bathroom located next to bedroom. Stunning River Retreat has a large selection of DVD movies for adults and kids.
The entry level has a tiled foyer with a living room with leather sofa and love seat with 48 in. Smart HDTV, DVD, stone fireplace (for ornamental use only--no fires permitted) and hardwood floors. The house has on demand water heater for unlimited hot water.
The lower level consists of a billiard table with a great water view, wet bar, 50 in .TV, stereo. There is a large adjoining room with a ping-pong table, dartboard, Nintendo Game System, other games, stereo and extra full size refrigerator/ice maker. The third full bathroom with ceramic tile floors is located next to the two bedrooms. The lower level bedroom has a queen size bed and the fourth bedroom has two double bunk beds--twin on top of full size beds, TV, and DVD player.
Walk out from the pool room to another deck '30 ft. by 10 ft. and hop in the HOT TUB with seating for 6-7 people or down to the waterside deck with picnic table and large bench at the dock. No mosquitoes as you relax around the yard.
Catch crabs (May-October) with a net or crab pots (supplied) on the dock, or go swimming 'safe for children' as the gently sloping shore leads to deeper water along the sandy water’s edge. Kids can enjoy fishing off the dock where small fluke, trout, spot can be found (poles provided). If you want to catch large fish, there are several charter fishing boats to go out on. Bring boats and keep them at your own private dock. Boat ramp at Smith Point Marina is available 3 miles away for launching your boat.
Ride bikes through the quiet neighborhood (10 bikes are located in shed for your enjoyment), or play a game of basketball with friends in the driveway! Charter a fishing trip or take a cruise over to Tangier island. This home is just two miles away from Smith Point, historic Reedville and both cruise boats.
That's not all! For your enjoyment you can explore the river on the 4 person pedal boat, the 2-person kayak, the 2 single man or the 2-person canoe and 2 Stand-up Paddle Boards (SUP's) ... all provided at no extra cost.

Local attractions include: several marinas; vineyards, fishing charters, free public car ferry (2 miles down the road); boat cruises; antiquing; golfing and numerous other activities within the Northern Neck. Reedville is home to the award-winning Reedville Fisherman's Museum which is nestled among the quaint Victorian homes that line Main Street. Main Street also has two of the finest waterfront restaurants featuring fresh local seafood and steaks (one offers marina services) and there's also an old-fashioned ice cream parlor.

It features historic Victorian mansions built by factory owners and fishing boat captains. Main Street was known as 'Millionaire's Row,' home to wealthy fishermen who made their fortunes from the menhaden that was plentiful in the Potomac and Chesapeake Bay. The Reedville Fishermen's Museum, in the Reedville Historic District, tells the story of the menhaden fishing industry, the watermen of the Northern Neck, and the Victorian fishing village of Reedville. Self-guided walking tours of the historic district are available from the museum.
Reedville is also a significant charter-fishing center for Chesapeake bay. Don't forget to visit the local wineries.

Rules of the Road
"Tenant shall obey all jurisdictional ordinances as well as those set forth in this Lease
Agreement to include but not limited to the following:
● Tenant shall not engage in any public nudity, lewd behavior or cause disruption within the
local neighborhood
● Tenant shall observe quiet hours between 10:00 p.m. - 8:00 a.m.
● Tenant shall not possess or attempt to possess illegal substances
● Tenant shall observe property boundaries at all times
● No on-street parking is allowed. All vehicles must be parked in driveway (maximum 4)
● Tenant shall not possess or use fireworks while on premises or within the local neighborhood
● Tenant shall provide accurate information to Landlord. In particular total number of persons, pets,
vehicles to occupy premises.
● Pets must be leashed and under the control of their owner at all times. Complaints from neighbors about pets entering their property will result in loss of security deposit.
Failure to comply with the above guidelines may result in immediate termination of this Lease without refund,
forfeiture of security deposit, prosecution or any combination therein."
We had a wonderful time. There isn't a thing that this house lacks or that the owner's haven't thought of! I consider myself quite picky or finicky with regards to cleanliness, oder's and such. I can honestly say that I felt completely comfortable here, and that is no easy task as my husband can attest to. Owner's were a complete pleasure to work with and the property manager was a doll!!!
Without a shadow of a doubt, one of the best trips ever taken! This year I wanted to spend my birthday doing something different than going to the city (Washington DC), or beach, and boy did it pay off. I would like to thank Cheryl and her husband for letting me in to their wonderful home. It truly did not feel like I was renting someone's home but rather visiting a family member's home. There really is no other property like this one. From the numerous games available,ping pong table, pool table, hot tub, canoes, kayak, bicycles, to even the Forgot your tooth brush?.. Don't worry please use ours, this property has it all! The best part is all these amazing amenities are included in the price of the rental. Once again, I would like to thank Cheryl, her husband, and their team for letting me be a part of this magical retreat to paridise on water. I would highly recommend to my family, friends, and anyone who is looking to spend some quality, fun, incredible time with their family.
Our family of 5 was looking for a quick get-a-way and this was the PERFECT spot! Our teens (12, 15, and 18) had plenty to do, the house was bigger than we needed, plenty of room for everyone, (including a TV in every room) and the best part is that they have truly paid attention to every little detail so travelers will not lack a thing! I've been in many hotel rooms, and have rented a few properties and this by far HAD IT ALL! The peaceful Stunning River Retreat had more amentiies than most beach houses can offer. The kayaks, canoe, pedal boat, fishing right from the dock, and even the stocked shed had it all that we needed. The family fun time in the evening with the hot tub and game rooms with Pool table and Ping pong also provided TONS of fun! It's not every day you look out the window and see a Crane strolling along the shoreline. Made for some picturesque photo opps! We were provided with lots of information on dining however we chose to use the retreat and provided our own meals and we were able to do so very easily withe the beyond fully equipped kitchen! It's all there! Just bring your food, and in case you don't, you won't starve as they provide one of the best hospitality baskets I've ever seen. I read the reviews from others that spoke of the wine and welcome baskets, and well you just need to experience it for yourself! It truly was a pleasure to be able to speak with Cheryl when making arrangements, and also to meet Michelle upon check in! So nice to see people putting their best foot forward to ensure that you have a great stay, and that we did! The house was very clean, fresh, and completely ready to throw down your bags and enjoy yourself! Unfortunately, our stay was very minimal, however, what a great way to spend that time without having to resort to a hotel! The Morrison's will definitely be back! Our family of 7 visited the Reedville area for our Memorial Day getaway. This home was perfect for our needs, from my elderly parents to our 3 young children. It was very clean, comfortable and well supplied. We greatly appreciated the owners personal welcome and gorgeous fresh roses from the garden! We enjoyed catching crabs, peddle boat rides, the ample supply of bicycles, and the ping pong and pool tables. Preparing and serving meals in the home was a breeze, as every supply was provided. Plenty of room at the dining tables to accommodate a group too. The beds were very comfortable and the views are truly STUNNING! Reedville is a wonderful place to visit, we always enjoy dining out at the Crazy Crab and this year we sailed in the Chesapeake. We will certainly return to this perfect retreat!

We were a family of 6 with kids ranging from age 7 to 18. The house was very well stocked and the paddle boat and kayak were a huge hit. Even on the day that it rained, there was plenty to do. Very relaxing vacation.
We had 3 generations of our family that stayed for the week at this beautiful home. There was always something to do, out on the paddle boat and canoe with the grandparents. Fishing and crabbing off the dock for the teens. The little ones (2, 3 and 5) loved the sandy area and jumping from the dock into the shallow water. We also thoroughly enjoyed hanging in the hot tub and grilling on the deck. The house was well stocked with anything we needed. There is a great selection of board games that kept us occupied when the unexpected tropical storm blew in at the end of the week, just FYI the videos are not childrens movies so wish we had brought a few with us for the little kids. Thanks for EVERYTHING!!
I booked this house for our wedding party to stay in for the weekend and it couldn't have been better. I was a little skeptical at first that there wouldn't be enough room, but there ended up being plenty. It also had every amenity we could have wanted, hot tub, pool/ping pong table, huge deck, and beautiful landscape. The owners were very accommodating and even left us with complimentary wine and goodies. It was really a great house, and the area makes for nice quiet getaway.
WOW is what you will say when you walk in the door, and it only gets better with ever step you take. The home is awesome, the location was great for boating. I have rented other places but I will be returning to this home.
