Waterfall Pool, Cabana, Mountain Views, Outdoor Fireplace, 3 Minutes 2 Frio!

Great house and pool. Beautiful landscaping and lighting. The management team was very helpful and responsive. The pool was very relaxing and the kitchen had everything needed. Overall, a very pleasant experience.

Great place for a small group.

Myself and five old college friends stayed at this home and really enjoyed it, especially the outdoor space!

AC didn’t work, toilets didn’t flush well, uncomfortable beds and I chose not to complain at all and chose to let the property manager know when leaving so all issues could be addressed for the next guests and she was extremely rude and abrupt even tho I wasn’t asking for anything I was merely letting her know so they could fix the issues I never asked for a refund or demanded anything yet she was VERY unprofessional in her quick responses calling me an idiot basically for not saying something when I checked in....I was thankful I didnt complain when I first checked in because if that response is what I would have gotten it would have ruined our entire weekend.....

Let me start by saying WOW about the outside areas of the property. And I mean AREAS! We watched the stars from the upper deck, cooled off in the pool, played corn hole and such in the front, and used the picnic table to play cup pong. We really didn’t go inside until it was time for bed. Another plus is that they have satellite and wifi! We were able to watch our beloved Astros every night. The inside of the property is rustic, but that’s exactly what our hearts needed at the river. The beds could use some updating, as the mattresses aren’t super comfortable, but when you’re worn out from playing outside, it doesn’t even matter. Great property, and we will definitely be back!

I wish we knew that there is no phone service unless you have AT&T. Not a deal breaker but we could have prepared with burner phones and had a back up if there was an emergency. All in all, the owners went out of their way to help us out and we appreciated that! Thank you again! We made a last minute reservation for this house 2 days before our stay. They do not provide linens and you must let them know 2 weeks prior to your stay. This is not anywhere on the VRBO description. I made a recommendation to add this to the description of house on VRBO and not just their Frio Fun website as many people use different search tools. We got in late around 6:30pm so we looked past the lack of cleanliness. Bunk bed needs new mattress the springs are broken in several spots (my son didn’t notice he’s 7, but I did when I laid with him). We were outside about 90% of the time during our stay and enjoyed the beautiful landscaping, plunge pool, and river. There is dust all over the wood ceilings in bathroom, black mold on shower curtains, trim around shower, and bathroom baseboards. Both showers did not drain well and need to be un-clogged. Dead bugs inside light fixtures in kitchen, dead bugs behind couch in living room, the outdoor shower was capped off so we could not use. We would stay again with the Frio Fun owners as they have fantastic customer service, but at a different house they have with a pool.

We enjoyed the property and the area! It was perfect! We will stay here again.

Booking this rental with a pool was a game changer! Relaxing in pool after enjoying our fav spot at the river was so nice. Can’t wait to book again next summer!

First, having to bring all your own linens (sheets, towels, pool towels, kitchen towels) is a real pain, and we were not told that linens were not provided until after we had already rented the house. Further, the house had some cleanliness issues. The control panel on the stove was covered in grease, the refrigerator apparently had not been cleaned in quite some time, and there was even trash in the floor of the master closet and bathroom when we arrived. The beds were like sleeping on slabs of plastic. In fact, the beds were so bad that we checked out a day early and left, even though we had already paid for the whole period. The pool is much smaller than it appears in the photos, and there is not room in it for two adults and three teenagers. Overall, we were not happy.

This was our second year to stay at this property and had noticed the kitchen was remodeled which was really nice. Plenty of room for our 2 families. This time around we mostly stayed outside of the property due to the frio being low. Swimming and hanging out by the pool was my favorite part. And if you want to see a beautiful view of the landscape or wildlife just sit upstairs by the fireplace. And while swimming in the pool we were amazed by the hummingbirds and butterflies flying around us. The only downside was the beds could be better. But overall another successful vacation stay!!
