Parking: Please note that per our listing description this home can only fit 10 cars TOTAL in the driveway. Unfortunately we do not have any overflow parking and the HOA does not allow any parking outside of the driveway. Please make sure to make arrangements to stay within this parking limit to avoid fines and/or towing.

To keep everything above board and ensure a safe and secure stay for everyone, we`ve got a few quick steps for you to breeze through:

Verify Yourself: You might be asked to show us your official ID – don’t worry, it’s just to make sure you’re you!

Must be 25 years or older to rent our home!

Confirm Contact Info: Double-checking your digits so we can reach you easily if needed.

Credit Card Confirmation: We’ll need a valid credit card that matches your ID we hold a refundable $50 security deposit. It’s just a formality!

Security Screening: Hop through our verification portal – think of it as your VIP pass to a fantastic stay.

Rest assured, your info is as safe as houses with us! We won’t be selling, sharing, or handing it off to anyone else.

Once you’re all set and verified, we’ll shoot over your check-in instructions faster than you can say `vacation time!`

1. If you are a local resident, please contact the hosts before booking. Minimum age to rent is 25

2. Guests must acknowledge that they will keep their noise level to a minimum after 10:00 pm

3. Each room has ceiling fan remotes attached to the wall. Please do not remove these from the holder on wall. A lost remote will result in $200 charge per remote because the next guest will not be able to use the ceiling fan in that room.

4. No parties or events allowed

5. No pets are allowed. If one is on property you forfeit your right to any deposit and will be forced to check out early with no refund.

6. Guests must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible.

7. NO SMOKING or use of fire permitted in the rental. Guests must acknowledge that no `smoking` includes the use of vape pens and marijuana and `use of fire` includes the lighting of candles, incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed.

8. There can not be any more than the allowed number of guests in or on the property at any one time; a violation could lead to the immediate removal of all guests without a refund

9. Late check-out fee of $50 (if not authorized) applies for check-outs after 11:00 am. We`re sorry we have to charge this, but we pay our housekeepers based on the agreed-upon checkout time, and if they are unable to clean, we still have to pay them.

10. We will place a small deposit hold on your credit card the day before your arrival to cover any accidental property damage that may occur, and it will be released after you check out.

11. Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check- in (it will be provided before check-in).

12. Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos.

13. For your security and protection, the property is equipped with exterior cameras.

14. Please remember to take all of your belongings with you upon checkout. Any items left behind will incur a $30 mailing fee (separate from the cost of postage). We will do our best to send your items back to you within a week.

15. If, by not following any of our rules, we are forced to refund or discount an upcoming or existing guest, you will be liable for the costs.

16. By swimming in the vacation home pool and hot tub I recognize and fully understand certain things, including:

• There is no `fence` or `gate` from the backdoor to the pool deck area. Extreme caution must be taken to ensure all children are monitored at all times.

• At no time is there a lifeguard on duty, you (the renter) are responsible for the safe operation of the pool and are responsible for all persons using the pool during your stay.
• My use of the pool facilities during my stay involves certain risks, including but not limited to:

1. The risk of injury resulting from possible malfunction of the pool equipment;
2. The risk of injuries resulting from tripping or falling over obstacles in the pool area;
3. The risk of injuries resulting from unsupervised divers and swimmers colliding;
4. The risk of other injuries resulting from participating in any action in the pool.

• I recognize and fully understand that the above list is not a complete or exhaustive list of all possible
risks; the list only provides examples of types of risks that I am assuming.

In exchange for the Owner allowing me to utilize the pool and area during my stay, I hereby agree to the conditions below. I fully intend and choose to give up the legal rights, as stated below:

1. TO WAIVE ANY AND ALL CLAIMS that I have or may have in the future against the Owner, its directors, officers, employees, agents, or representatives (hereinafter referred to as the “Releasees”) relating to my use of the pool and pool area;
2. TO RELEASE THE RELEASEES from any and all liability for any loss, damage, injury, expense, or other cost that I may suffer or that my next of kin may suffer in connection with my use of the Releasees pool or pool area to any cause whatsoever,
3. INCLUDING NEGLIGENCE ON THE PART OF THE RELEASEES; TO HOLD HARMLESS AND INDEMNIFY THE RELEASEES from any and all liability to property, or personal injury to, any third party, resulting from the use of the pool or pool area
4. That I am over the age of 18 and that I am responsible and will adhere to all the rules of the property; That this Waiver, Release, and Agreement is fully effective and shall be effective and binding upon me, and my heirs, next of kin, executors, administrators, and assigns, or anyone else authorized to act on my behalf or on behalf of my estate.

    I held a yoga retreat there and the house was perfect for 15 women! The beds were so comfortable, everything was spacious. I really loved the openness of the communal spaces. There were multiple places for everyone to gather together and that was important for us. The owners were very helpful with getting everything ready and communication was great.

    My family had a great trip in Concan near the Frio River for a one week stay in June! We range in ages from 4 to 84 years old. The house was amazing and perfect for our large family to spread out when needed but to also come together for dinners and games. We had plenty of beds (which were super comfortable), and the main living area had plenty of seating for all 16 of us with room to spare. The outdoor area was perfect with a really nice, large pool and even more spaces to enjoy time at the house. This was my family's first time to the Frio river area and it did not disappoint! We were able to enjoy Garner State Park during the day and the jukebox dances at night (fun for all ages, highly recommend). We also put our tubes in the river at the nearby 7 Bluff Crossing, and we enjoyed the nightly dances at Joe Jimmy's. But to be honest, as great as the whole area was, we found ourselves just sticking around the house and having fun swimming in the pool and playing games the most. The hosts, Derek and Lauren were fantastic! They always responded quickly anytime we sent a message and a couple of times their groundskeeper needed to come by to take a look at some minor issues and he was super friendly. They sent an online guidebook with lots of helpful info and suggestions on how we can make our stay even more enjoyable. We highly recommend staying here!

    Loved the pool and the layout of the house. There were a few things we needed fixed upon arriving to the property but the property managers were quick and prompt. Our stay was great and we look forward to possibly coming back another time.
