Avoid cabs and finding parking for festivals and Downtown. A short pleasant walk to most events. A great 1750 square foot, three bedroom, two bath, two story home with an incredible location one block from South 1st and six blocks from South Congress Ave. (SoCo).
Just minutes from downtown Austin (walking or biking), fine dining, and quaint local restaurants with entertainment. This cozy and inviting home is fully appointed with all furnishings, appliances, well equipped kitchen is excellent for cooking and entertaining guests. The home has hardwood floors throughout and is very comfortable for both adults and children.

The first floor features the Master bedroom with a king-sized bed, and a second bedroom with a queen size bed. Also on the first floor is a multi-person sunken tub in the first bathroom. The second full bathroom, also on the first floor has a red 'clawfoot-type' footed tub in the Wild-West bathroom.
The kitchen is fully equipped with a stove, oven, refrigerator, microwave, and dishwasher. Coffee maker, French press and coffee grinder as well as all the normal kitchen stuff are included. The washer and dryer are also on the first floor.
The peninsula kitchen has a breakfast bar. There is a flat screen in the living room, as well as a convertible full futon, which converts to a sofa-bed..

The second floor contains the loft style living area, with a king sized bed as well as a full sized bed, located on the carpeted floor. Access to the outside second story deck is thru the sliding glass doors. The deck is crowned by large oaks and secluded in a forest of lush bamboo.

Behind the property is a detached one bedroom garage apartment. (Additional charge) Sleeps 4; Two in queen bed in bedroom and two in living room, full futon bed. Has it's own kitchen and 3/4 bath. This also has a deck nestled among the oaks and bamboo. Available for additional space, if needed. Rates, for the garage treehouse apartment, are roughly 50% additional. Only Minutes to Downtown, SxSW, ACL, UT, Zilker Park, Mopac and Hwy 35. 15 Minutes to the airport, 10 minutes to Amtak station.

    This house was in a fantastic location. There was plenty of room for our crew. The host, Kirk, was very responsive and had great communication from start to finish. I would recommend this location to anyone looking for a place in Austin.

    The host was very communicative and easy to work with, and the checkout process was smooth and hassle-free. The property is a bit dated, but that was expected given the price range and did not detract from the overall comfort of the stay.

    The property was clean, spacious and had all basic amenities. Our 7 night trip was pain-free. Towels, garbage bags, coffee pods, WIFI, cooking utensils and cutlery were all provided. All communications with the host were expedient and hassle-free. He even came to trim the walkways when we had a rain shower and the bamboo forest grew a few inches (it’s great though—provides the property with a relaxed and secluded feel, and is well maintained) Would definitely stay again and will refer colleagues to this property in the future.

    Kirk's property was a perfect house-share for SXSW 2025, with enough space for us to be comfortable (4 of us!), decent food and shopping options nearby, good bus transport links to zip into town, and loads of Ubers to get back and forth to the city, when time was short, and a great location to get back to the Austin airport too! Kirk was a fantastic host, quick and polite with his responses and happy to answer our questions too. Thanks for helping make our Southby'25 a good one! :)

    The house worked great for us. It’s a bit funky but clean, comfortable and fantastic location. Owner very friendly and helpful. Would easily stay there again! Lots of places are walking distance and fun neighborhoods to explore

    My group of 7 people came to Austin for ACL and wanted something relatively close to Zilker Park. This place was PERFECT. Not only was it close to Zilker, but it was also walking distance to so many restaurants, bars, and shops. There was enough room in the Airbnb for all of us to sleep comfortably without all being packed in like sardines. The property was so charming too - we loved spending time out on the deck surrounded by greenery. Kirk was a fantastic, accommodating host. Can’t wait to stay here again sometime.

    We had so much fun visiting Austin! This house is in a great location, walking distance to so much, and Kirk is an excellent host, very easy to connect with and so helpful! One of us left a work recorder and Kirk sent it to us expedited, and even covered the mailing. Certainly would visit again, thanks Kirk!!

    The place is a bit musty - one of my friends had issues with allergies. Location is fantastic. Owner was very communicative and responsive. As someone else mentioned, would not be good for anyone with mobility issues (spiral staircase, bathtubs that require large steps to get into).
